Knollwood MHC Introduce
Knollwood MHC, located at 100 McElroy Dr, Mankato, MN 56001, functions primarily as a mobile home community offering long-term residential opportunities for manufactured homes. For local users exploring the "RV Parks Near Me" category, it is vital to clarify that Knollwood MHC is designed for permanent or extended residency in mobile homes, not as a transient RV campground. While some mobile home parks might have limited provisions for RV storage or occasional visitor parking, the core service of Knollwood MHC is focused on providing lots for manufactured homes. Individuals specifically seeking an RV park for short-term stays, full hookups for recreational vehicles, or dedicated RV amenities should contact Knollwood MHC directly at (507) 625-3087 or +1 507-625-3087 to inquire about any potential offerings beyond their primary focus. This direct communication is essential to confirm if the park's services align with specific RV-related needs.
The environment at Knollwood MHC, as described by its residents, presents a complex and concerning picture. On the positive side, "The neighborhood is great," according to one resident, indicating that the immediate surroundings and potentially the fellow residents contribute to a pleasant living atmosphere. The address, 100 McElroy Dr, places the community within Mankato, providing residents with access to the city's amenities, services, and local attractions. However, this positive aspect is significantly overshadowed by numerous criticisms. A notable concern regarding the physical environment is the presence of "potholes," suggesting a need for infrastructure maintenance within the park's roadways. Far more severely, reviews allege issues ranging from "shady" owners to "break into homes" and "bogus contracts." These accusations, including claims of management denying actions later admitted in court, paint a picture of a potentially hostile and unsafe environment for some residents. The mention of "police report" filings further underscores the gravity of these claims, suggesting a breakdown in trust and security within the community. The overall environment, therefore, appears to be one of significant tension and concern for some residents, despite the positive mention of the immediate neighborhood.
Regarding services, Knollwood MHC, as a residential mobile home park, typically provides essential services such as lot rental for manufactured homes, alongside access to utilities like water, sewer, and electricity. However, the reviews highlight severe deficiencies in service delivery, particularly concerning communication and financial practices. A significant point of frustration for residents is the apparent lack of accessibility and responsiveness from the "new Lakeshore Community (office) staff." Residents report that they "can never get a hold of them and only half of the time are they in the office." The inability to get callbacks, voicemails, or email responses creates significant stress and makes resolving issues challenging. This poor communication extends to critical financial matters, with one resident lamenting immediate eviction notices and a $20 late fee for being "one day late on your lot rent," even on a $450 lot rent. This strict and unyielding policy, coupled with poor communication, is a major service concern. Furthermore, there are extremely serious allegations regarding utility management, with claims that the park "Keep utilities in your name so you constantly have bills even when you don't live there any more" and "Won't let the utility company even shut them off." If true, these represent significant financial burdens and operational issues for former residents. These accounts depict services that are not only inefficient but potentially exploitative and dishonest, creating immense stress for tenants.
The key features of Knollwood MHC, as described by residents, are unfortunately dominated by negative aspects related to management and its operational practices. While the "neighborhood is great" is a positive social feature, it is overshadowed by the alleged "shady" tactics of the owners. A prominent feature is the severe lack of communication from the new Lakeshore Community staff, making it nearly impossible for residents to connect with management. The strict and unforgiving late fee policy for lot rent, leading to immediate eviction notices for even a single day's delay, is another critical and highly stressful feature. This indicates a punitive approach to tenant relations. Most gravely, the allegations of management breaking into homes, writing "bogus contracts," and engaging in questionable utility billing practices (such as keeping utilities in former residents' names and preventing shut-offs) are extremely serious features that speak to potential legal and ethical breaches. The mention of a lawyer admitting actions in court, despite management denials, further underscores the gravity of these claims. These features, particularly those involving alleged illegal activities and lack of integrity, paint a concerning picture of the park's overall operation and resident safety.
In terms of promotional information, the provided reviews offer very little, if any, positive promotional content. The only implied positive aspect is the quality of the "neighborhood," suggesting that some residents find their immediate surroundings and neighbors agreeable. However, the overwhelming sentiment from the reviews is a stark warning to prospective residents. Phrases like "STAY FAR AWAY FROM HERE!!!" "these owners are shady!!!!" and "I am so happy to be out of that place" serve as powerful deterrents rather than promotions. For local users searching for "RV Parks Near Me" or a mobile home community, the information strongly suggests that Knollwood MHC carries significant risks related to management practices, financial transparency, and potentially resident safety. Given the severe allegations of communication breakdowns, punitive policies, and alleged illegal activities, any objective introduction must convey these serious concerns. Potential residents are unequivocally advised to exercise extreme caution, conduct extensive due diligence, and potentially seek legal counsel before considering any engagement with Knollwood MHC. Direct contact at (507) 625-3087 or +1 507-625-3087 should be made with a full awareness of these reported issues, and independent verification of all claims would be crucial before making any decisions.

Knollwood MHC Reviews
The neighborhood is great, I have no qualms with it, besides the potholes. The problem is the new Lakeshore Community (office) staff. You can never get a hold of them and only half of the time are they in the office. I would be fine if they could call back, leave a voicemail, or even email us back, but they never do. The one time someone called me back, they weren't even in Mankato, they were in the cities! And God forbid your one day late on your lot rent! You will immediately get an eviction notice and have to pay a $20.00 late fee on top of the $450.00 lot rent! I shouldn't have to worry about getting evicted after being late on rent just ONE day.The amount of stress this new management has caused me is ridiculous. If you want to live in a trailer park who's management never communicates with you, I think you will love it here.
May 30, 2024 · Leah Simmonsthese owners are shady!!!! Break into homes, write up bogus contracts. Most of their staff are horrible!! I am so happy to be out of that place but yet are still dealing with their shady tactics. Keep utilities in your name so you constantly have bills even when you don't live there any more. Won't let the utility company even shut them off. I have pictures of damage they did to my home when they were not even suppose to be in the home. Filed a police report, management denied actions even though the lawyer admitted in COURT they did. STAY FAR AWAY FROM HERE!!!
Mar 28, 2019 · Jennifer SmothersMy fiance and I lived here for almost 2 years. We had nothing but problems here. The manager of the park would harass us about things being in our yard such as our grill! We recieved many notices that we were not following the rules of the park which was not the case and not to mention it was almost impossible to read the notices due to the poor grammar!! When we moved I sent the park manager my forwarding address for the return of my deposit and I never recieved notice or a check about where my deposit went. I called the park manager many times and she blew me off continuously saying that the check was in the mail or not answering my calls. She refused to give me the phone number of the park owner and to this day I still have not recieved my deposit. For someone who is never late on my rent, pays my bills, and keeps quiet and to myself this makes me very upset. Do not live here unless you want to be harassed by the manager and to have your money taken by a bunch of crooks!!
Aug 25, 2017 · Kourtney KrommingaThe new manager is HORRIBLE!!!!!! She does not answer phone calls, doesn't return messages and is terribly rude. Received a letter from her once and there were over 15 spelling errors, some words spelled so wrong that I couldn't even understand it. Called the number she put on the letter and it said the number was disconnected lol. I then realized that she put down the wrong number on the letter...if you are going to be a manager then you should at least be able to have elementary spelling skills and be able to memorize the phone number to your own office. She also put up a notice on the office bulletin board about everyone in the park needing to sign up to have a water meter installed. We were gone the days the notice was up and rather than contacting us directly to say we needed to sign up for it she instead posted our house number along with 20 others saying that we will now be paying $125 more a month for rent because we missed the deadline to sign up when she only had it posted for several days and obviously many others missed the deadline also. Learn to communicate with the residents that live here or they need to find a new manager!! It's getting ridiculous.
