Camelot Estates Mobile Home Community Introduce
For individuals exploring options on the RV Parks Near Me platform, particularly those interested in long-term residential solutions rather than short-term camping, Camelot Estates Mobile Home Community in North Mankato, Minnesota, offers a manufactured home living environment. Located at 1935 Lor Ray Dr, North Mankato, MN 56003, USA, this community primarily caters to residents who own or are looking to purchase manufactured homes. You can reach the community at (507) 388-7714 or +1 507-388-7714.
Camelot Estates Mobile Home Community is marketed as a "family community" that promotes an active outdoor lifestyle. It is strategically located near several public parks, including North Mankato Caswell Park and Soccer Complex, and Benson Park, providing easy access to recreational facilities like baseball/softball fields and volleyball courts. For those who enjoy hiking and biking, the Kiwanis Recreation Area, a 100-acre space with trails, an archery range, fishing, and picnic shelters, is also nearby. Within Camelot Estates itself, there's a large grassy field suitable for soccer games. This proximity to various outdoor amenities certainly enhances the appeal for families and individuals seeking an active lifestyle within a community setting. The community aims to provide a safe and friendly environment for raising children. Its location also offers convenience to essential services such as shopping, schools, and public transportation. Residents have noted that the neighborhood is generally quiet, and there are many people walking their dogs and families, suggesting a dog-friendly and active atmosphere. Some residents also highlight the "holiday spirit" with decorations and the presence of sidewalks, contributing to a pleasant living environment.
However, it is crucial to address significant concerns raised by some current residents regarding the physical environment within the park. There are reports of unkempt areas, specifically citing an unoccupied trailer next to a new home that is in severe disrepair, with "doors hanging half off, broken glass all over, garbage all over." This dilapidated state is described as dangerous, with objects blowing into neighboring yards, and concerns about its structural integrity, particularly during windy conditions. Furthermore, there are complaints about the park management failing to mow lawns regularly, leading to "grass always gets so long, almost up to my knees." This stark contrast between the advertised active outdoor lifestyle and the reported neglected conditions of some areas within the park is a significant point of consideration for prospective residents.
Camelot Estates, like many mobile home communities, provides a framework for home ownership with associated services. The community offers facilities such as RV and boat storage, laundry facilities, and a BBQ-picnic area for gatherings, which are valuable amenities for residents. New manufactured homes within the community are designed with energy efficiency in mind, featuring Thermopane windows and dense insulation to help minimize utility costs. This focus on modern, energy-efficient homes is a notable service aspect, particularly for those looking to buy a new manufactured home. The park also highlights the presence of "on-site staff" and a "storm shelter," contributing to resident peace of mind.
Despite these advertised services, resident reviews paint a challenging picture regarding maintenance and management responsiveness. Recurring complaints include roads that are "never plowed until a day or two later, or never," even for lot rent of $575 (not including mortgage payment). The park management is accused of "inspecting everyone's home, on the outside" and enforcing strict rules on minor decorative items (like a small candy cane past Christmas) while allegedly neglecting significant maintenance issues on the premises, such as the dilapidated trailer. There are serious concerns about the "water is constantly turned off because they never bothered to update the pipes in the park." This suggests a systemic issue with infrastructure maintenance. The office staff is described as "NOT friendly" once a home is purchased, indicating a decline in customer service after the sale. Furthermore, a resident mentioned being informed of a break-in and theft of doorknobs on their newly built home only after moving in, suggesting a lack of transparency and proactive communication from management regarding significant issues affecting residents' properties and safety. The locking up of the community bulletin board also points to a restriction on internal communication among residents.
The primary feature of Camelot Estates is its offering of manufactured homes for sale, aiming to provide an "affordable place to live" and an alternative to traditional homeownership or apartment rentals. They feature "thoughtfully designed 2BD and 3BD manufactured homes" with "fully equipped kitchens boasting brand new appliances, high ceilings that create an open and airy ambiance, and convenient walk-in closets." The community is also pet-friendly. They offer home ownership programs with lending partners, making home acquisition potentially more accessible. The range of home sizes and features caters to diverse family needs. The proximity to schools like Dakota Meadows Middle School and Mankato West High School is also a key feature for families with children. The park's goal is to provide a desired lifestyle and is part of a larger network managed by Cal-Am Properties, which suggests a certain level of standardization in their offerings.
However, the residents' experiences contradict some of these positive features. The "lot rent is outrageous" according to one review, especially given the reported lack of maintenance. The feeling of not being "home here" due to management's perceived hypocrisy (focusing on small resident infractions while neglecting major park issues) is a significant emotional impact. The unsafe conditions of neglected trailers, with "broken glass hanging out," raise serious safety and quality-of-life concerns. The recurrent water shut-offs due to outdated pipes also severely impact daily living. These issues indicate a significant disconnect between the advertised community features and the lived reality for some residents.
For those searching on RV Parks Near Me with a long-term perspective, Camelot Estates Mobile Home Community presents itself as an option for manufactured home ownership in North Mankato. While the park is clearly set up for permanent or semi-permanent mobile home residency rather than transient RV camping, individuals looking to establish a long-term base in the area, potentially transitioning from RV living to a manufactured home, might consider it. However, it is absolutely critical for prospective residents to conduct thorough due diligence beyond the promotional materials. Given the severe criticisms from current residents, a personal visit to the park is highly recommended to observe the current conditions of common areas, roads, and unoccupied units. Engage with current residents if possible, to gain firsthand insights into their experiences with management, maintenance, and the overall living environment. Inquire specifically about road plowing schedules, water infrastructure updates, and how dilapidated units are addressed. The phone number to contact the community is (507) 388-7714. While the community offers the allure of affordable homeownership and proximity to recreational amenities, the consistent and strong negative feedback regarding maintenance, management responsiveness, and utility issues should be a significant factor in any decision-making process for those considering Camelot Estates Mobile Home Community for their long-term living needs.

Camelot Estates Mobile Home Community Reviews
This place is a joke. I have a new home. But the trailor next to me, that no one lives in, looks like it's ready to cave in. Doors hanging half off, broken glass all over, garbage all over, the trailor park never Mows their lawn, so the grass always gets so long, almost up to my knees. The day I moved in, their were mice. This trailor has been like this fir over a year. It's actually dangerous, as objects are blowing in our yard. Door hanging along with broken glass.Yet the got the guts to inspect everyone's home, on the out side. And write us up because their was a little candy cane decoration that was about 1 foot high in our yard and it was past Christmas. In which NOBODY could even see it from the road. It's not much bigger than my foot. But the only reason we didn't take it down, was because it's frozen in the ground yet. But they want it out in a weekBut yet they don't take care of the premises here!!! Roads in the court here are never plowed until a day or two later, or never. We pay $575 Just for a little peace of land, with OUT counting the mortgagepayment. that barely fits the trailor home on.Office is NOT friendly, well until YOU BUY A HOME FROM THEM,,,, Then they don't know you!Biggest mistake we ever did. Was moving here!! We had a newly built home that we bought. And was never told about the neighbor guy breaking into it to steal the door knobs, until I had moved in. And some one at the trailor court told me then.It does NOT feel like home here. When you have management getting on people's case about small things, but yet don't live by example theirself!! That trailor home next to ours is actually not safe to be by when it's windy. They took a rope and tried to tie part of the door, so it stayed their, yet broken glass was hanging out of it. I don't think it would be approved of, if the city saw this.
Feb 15, 2025 · Kathy IamsLot rent is outrageous, management frequently lies about what is and is not acceptable in the park, the water is constantly turned off because they never bothered to update the pipes in the park, and they locked up the community bulletin board, making it so you can't post fliers.
Apr 21, 2025 · Zachariah EhlkeThe rent went from a little over $400 to over $500 in three years. I am so, so tired of the water constantly getting shut off. The people who run the office are unhelpful to the point of being rude. They won't fix problems that are their responsibility but leave naughty notes on everyone's trailers. Up to and including threatening to tow our vehicles away if someone is late getting their yearly tabs.Y'all don't notice the fallen tree branches all over the property but you spot expired tabs and make threats?Insane. Never had an apartment building make such threats. Never had my water shut off for days at an apartment building either. All so they can move in new trailers but refuse to pay to tear down the old trailers that are literally hazardous to leave up after they evict the tenants who can't afford to pay the rent they raise every single year. The area is nice. Wouldn't be a bad place to live if decent people were running it.What a shame.
Apr 23, 2024 · Kristina HawkinsSince I’ve moved here early this year, the water has been shut off so many times. Sometimes they say they have to fix some pipes when coincidently they’re putting a new trailer in. Almost like they didn’t want/forgot to notify us. It’s really inconvenient not having any running water this often. Also someone here plays loud music very often late at night. Doesn’t matter if it’s a week day or not. The workers of the company that works for the park also drive reckless at times and sometimes there are materials left on the street from what ever they’re working on. Lot rent has gone up but doesn’t seem like they’re doing much for the park apart from repaving the mail parking lot and putting in trailers that sit empty for months before they sell. We also aren’t compensated for all of the times they shut the water off. They often block one of the entrances with Trailers. Even when it’s snowy or icey giving you less room to pass through. I’m sure there’s more I forgot to add but overall would not recommend this lot if you’re looking for a quiet and clean neighborhood to live in.
Dec 16, 2022 · Kimberly IzaguirreFirst, we were promised to fix our siding, nope didn't happen. Bunch of liars. The sales lady says u will have professionally clean homes when moved in, lies. You want a gun summer with fire in back yard nope , can't happen. It's like living in a prison. Worst decision we ever made. And lot rent they like to tell you , you owe them late fees when u pay on time. It's just gross. So I would never tell someone to come live here. It's like being stuck in a little hell.
