Lake Arthur Estates Introduce
For local users exploring housing options or searching for "rv parks near me" in the Portersville, Pennsylvania area, it is crucial to have access to objective information about potential communities. Lake Arthur Estates, located at 2925 New Castle Rd, Portersville, PA 16051, USA, is one such option. This introduction aims to provide a detailed overview of the park based solely on the publicly available feedback from recent residents, focusing on the environment, potential services, and features as described in their reviews. It is crucial to note that the following information is derived directly from customer testimonials and may not represent the entirety of the park's offerings or the experiences of all residents.
Based on the available resident feedback, Lake Arthur Estates presents a mixed picture with some positive aspects overshadowed by significant concerns regarding management, infrastructure, and community rules. Several reviewers express negative experiences, while one offers a contrasting positive view. This introduction will attempt to synthesize these differing perspectives to provide a balanced, albeit concerning, overview.
One of the most serious issues raised pertains to the "water quality." A resident states that "water test have been bad since 2016" and alleges that this information is not communicated to the residents by the park management, with the state being the actual source of such information. This raises significant health and safety concerns for anyone residing or considering residing in Lake Arthur Estates. The same reviewer also mentions ongoing infrastructure work, specifically "new electrical," and instances of "roads closed" without prior notification to the park residents, indicating potential communication and logistical issues within the community.
The professionalism of the management is also called into question. One resident recounts "multiple conversation that have lead in to personal comment" and describes the management as "very unprofessional," particularly when residents "talk back." This suggests a potentially confrontational or disrespectful dynamic between the management and the residents. Furthermore, the reviewer alleges that any assistance provided by the management is later used against the resident in future interactions.
Financial issues and management practices related to rent are also a significant point of contention. One resident details a struggle to pay rent on time throughout the year, consistently paying late fees and court costs. Despite this payment history, their monthly rent was reportedly raised by a substantial amount ($115), with additional increases and non-compliance fees being levied. The resident expresses frustration and confusion regarding the basis for these increases, especially given their consistent payment, albeit often late.
Another reviewer echoes the sentiment that the physical location is appealing ("This place is so beautiful it’s a shame, how residents are treated"), suggesting a disconnect between the aesthetic environment and the quality of the living experience due to management practices.
In contrast to these negative experiences, one reviewer describes Lake Arthur Estates as "perfect for a family on wanting to start one," praising its "amazing location" and "great" neighbors. This positive feedback suggests that there may be aspects of the community that are indeed appealing, such as its physical setting and the social dynamics among some residents.
However, the positive sentiment is countered by another detailed negative review focusing on the office manager and community rules. The office manager is described as a "whack job," "very nice to your face, but coldhearted behind your back," indicating potential issues with duplicity and interpersonal relationships. Residents are reportedly required to maintain trees and shrubbery but are restricted from removing problematic branches. The review strongly advises against moving to Lake Arthur Estates with children, alleging that notices are placed on residents' doors regarding noise levels inside their own homes, including TVs and general sounds. Restrictions on having guests are also mentioned, with only two parking spots provided per residence and parking on the road being prohibited. The designated community center for additional parking is reportedly inaccessible ("chained off").
Considering the platform category of "rv parks near me," the information available from resident reviews does not strongly suggest that Lake Arthur Estates would be a suitable or desirable option for RV travelers. While the location near Lake Arthur might be appealing for recreational activities, the reported issues with water quality, management professionalism, restrictive rules (especially regarding noise and guests), and potential infrastructure problems could significantly detract from the RV living experience. RV parks typically prioritize ease of access, clear and consistent rules, reliable utilities, and a welcoming environment for temporary stays. The feedback regarding Lake Arthur Estates raises concerns in several of these areas.
The phone number provided for Lake Arthur Estates is (724) 368-8875, and the mobile phone number is +1 724-368-8875. Local users who are considering this location, either for mobile home residency or potential long-term RV stays, are strongly advised to exercise caution and conduct thorough due diligence. Contacting the management directly to seek clarification on the issues raised in the reviews, inquiring about water quality reports, understanding the community rules and their enforcement, and assessing the overall environment firsthand would be essential steps. Given the conflicting reports, a personal visit and interaction with current residents (if possible) would be highly recommended before making any decisions.
Based on the available resident feedback, Lake Arthur Estates presents a community with potential locational advantages but significant challenges related to management practices, communication, infrastructure, and community rules. The serious allegations regarding water quality, unprofessional management conduct, seemingly arbitrary rent increases and fees, restrictive rules particularly affecting families and guests, and inaccessible amenities paint a concerning picture. While one reviewer offers a positive perspective on neighbors and location, the weight of the negative feedback suggests caution is warranted.
In conclusion, this objective overview of Lake Arthur Estates, based on recent resident reviews, reveals a community with a mix of potentially appealing features (location) and significant drawbacks (management, rules, infrastructure concerns). Local users seeking housing or RV parks near Portersville, PA, are strongly advised to carefully consider the reported issues and to conduct thorough personal investigation before making any commitments. The conflicting feedback underscores the importance of firsthand assessment to determine if Lake Arthur Estates aligns with individual needs and expectations.

Aug 02, 2024 · Jessica FairThe office manager is a whack job. She is very nice to your face, but coldhearted behind your back. They will require you to take care of all the trees and shrubbery, but not let you eliminate branches hanging over your house. If you have children, this is not the place for you as they will put notices on your door about your kids being loud inside your own house that goes for your TVs and anything else that makes sound as well. And having friends over good luck with that because you are only provided two parking spots and are not allowed to park on the road. They will tell you to park at the community center but as soon as you get there, you will see that it is chained off.
Mar 16, 2023 · crashing sodaLake Arthur owner and management will expect you to follow the rules, keep your nose clean, satisfy your financial obligations without a constant chase and all will be well with the world! Those who don't agree will give us a bad review no doubt! That's already proven to be true!
Jul 15, 2023 · Barbara CarrVery nice, clean, large mobile home estate with friendly neighbors in the beautiful prime country location of Portersville! Country setting *&* feel all while still in reach of Subway, McDonald's, Dollar General, Family owned Restaurants *&* Small Business Stores w/ extremely low priced gasoline! Beautiful area not far from many State Parks with Gorgeous views! Area is truly wonderful but giving 4 stars bcuz several my family members live here *&* I've heard tha rules such as you cant set up ANY kids toys or play areas in your yard 4 your kids 2 play because management/owners are fearful it could be a potential eyesore. Your lot rent increases upon how many people live inside *your* personal home which can climb quickly 4 a mother, father *&* a few kids. I personally feel if you pay your own mortgage 4 your family home *&* have to pay your avg lot rent plus whatever is increased upon person child then your kids should be able 2 have a swingset or whatever! Sure enforce yards not being messy but let a child have fun playin outside!
Dec 01, 2018 · Diamond BakerMy son grew up here. Personally I've traveled the world. I can sincerely say there may be places equivalent, there are no places better for a child to live, learn and grow than here. It's simply life on life's terms among genuinely decent folks. Nothing special. Just real.
