Lakewood Village Introduce
For individuals searching for "RV parks near me" in the Melbourne, Florida region, Lakewood Village, situated at 3171 Hanson Ave, Melbourne, FL 32901, USA, presents itself as a mobile home park that might accommodate RVs for extended periods. While primarily designed for manufactured homes, such communities sometimes offer options for long-term RV residents seeking a specific location and community environment within Melbourne.
Lakewood Village is located in Melbourne, a city on Florida's Space Coast known for its coastal beauty and local amenities. However, the online reviews provide a critical perspective on the current environment and community feel within Lakewood Village. One former resident explicitly states, "Can NOT recommend this park . Way to much gossipping, too clich ous, over priced and few amenities. Worst decision we made was moving in ..best decision is selling and moving out ." This strongly suggests a negative personal experience regarding the social dynamics and overall value of the park.
Another long-term resident of three years echoes concerns about the park's current state, expressing disagreement with recent positive posts, suggesting a discrepancy between perception and reality. They state, "It could be beautiful again if they care." This indicates a belief that the park has the potential to be appealing but is currently not meeting that standard. The resident points to issues such as management and office personnel who do not live on-site and allegedly lack concern for ongoing problems once they leave for the day. This lack of on-site presence and perceived lack of care could contribute to a less responsive environment for residents.
The reviews raise significant concerns about the services and amenities currently available at Lakewood Village. Specific issues highlighted by a long-term resident include:
- Malfunctioning Infrastructure: "Street lights been out for several months and a sinkhole in the streets for two months" indicates a lack of timely maintenance on essential infrastructure, potentially impacting safety and convenience within the community.
- Inaccessible Recreational Facilities: "A gazebo by the clubhouse that you cannot enter for the last 3 years safety reason" suggests neglected common areas that are unusable for residents.
- Substandard Fitness Facility: "A gym that is the size of a walk-in closet with outdated equipment" points to inadequate recreational resources for residents seeking fitness options.
- Poorly Maintained Pool Area: "The outdoor pool has stains in it since and the pool deck furniture are being cleaned ones a year" describes a lack of regular upkeep for a key amenity, potentially detracting from its usability and appeal.
- Unappealing Community Center: "The community center looks like a nursing home" suggests an outdated or uninviting communal space, which could limit social activities and resident engagement.
The resident further criticizes the management's priorities, stating, "They worry about bingo , pool exercise and more speed bumps that don’t do anything to keep up the value of homes or justify the $800+ for lot rent that is increased yearly." This implies a dissatisfaction with the focus on certain activities while neglecting essential maintenance and failing to provide value commensurate with the increasing lot rent.
Given these detailed criticisms, potential residents, including those with RVs seeking long-term stays, should be highly cautious and thoroughly investigate the current state of the park's services and amenities.
While Lakewood Village is located in Melbourne, offering proximity to local attractions and conveniences, the features highlighted in the reviews are predominantly negative:
- Potentially High and Increasing Costs: The mention of "$800+ for lot rent that is increased yearly" suggests that the cost of living in Lakewood Village may be relatively high, especially considering the reported lack of adequate maintenance and amenities. This increasing cost without a perceived improvement in services raises concerns about value for money.
- Management Issues: The recurring theme of apathetic off-site management and office personnel who "don’t care what is going on" indicates a potential systemic problem that could affect the responsiveness to resident concerns and the overall quality of life in the park.
- Social Environment Concerns: The initial reviewer's comment about "too much gossipping" and being "too clich ous" suggests potential issues with the social atmosphere for some residents.
- Neglected Infrastructure and Amenities: The specific examples of broken streetlights, sinkholes, an unusable gazebo, a poor gym, and a stained pool point to a significant lack of investment and upkeep in the community's infrastructure and recreational facilities.
It is important to note that these reviews represent individual experiences and perceptions. However, the consistency and specificity of the negative feedback across multiple areas warrant serious consideration by anyone contemplating residency at Lakewood Village.
No specific promotional information or special offers for Lakewood Village are mentioned in the provided reviews. To inquire about current lot availability for mobile homes or potential long-term RV sites, pricing (including lot rent and any associated fees), and any potential promotions, it is essential to contact the park directly using the provided phone numbers: (888) 506-4224 or +1 888-506-4224.
When you contact the community, be sure to ask detailed questions about:
- Current availability of lots suitable for your needs (whether for a mobile home or a long-term RV stay).
- The current lot rent and any history of recent increases, as well as future rent increase policies.
- All fees and charges associated with residency.
- The current status of the maintenance issues mentioned in the reviews (streetlights, sinkholes, gazebo, pool, gym).
- The management's plans for addressing the concerns raised by residents.
- The amenities that are currently functional and available for resident use.
- The rules and regulations of the park.
- The process for becoming a resident.
Given the strongly negative feedback in the reviews, it would be highly advisable to visit Lakewood Village in person to conduct a thorough inspection of the property and its amenities. If possible, speaking with current residents directly (beyond those who may be officially representing the park) could provide a more unbiased perspective on the living conditions and management responsiveness.
Lakewood Village in Melbourne, FL, is a mobile home park that may offer long-term residency options for those seeking "RV parks near me." However, the available reviews paint a concerning picture of the community, citing issues with gossiping, high and increasing lot rent, a lack of on-site and responsive management, neglected infrastructure (streetlights, sinkholes), unusable or substandard amenities (gazebo, gym, pool), and an unappealing community center. Potential residents should be aware of these significant criticisms and exercise extreme caution before considering Lakewood Village as a place to live. Thorough investigation, including a personal visit and direct conversations with current residents, is strongly recommended to ascertain the current living conditions and management practices. The negative feedback suggests that the park may not currently offer good value for its cost and may have a less than satisfactory living environment for many residents.

Dec 10, 2024 · Frank LaforteI don’t understand the people that have posted within the last couple of months to say this is a beautiful place to live. It could be beautiful again if they care.I been living here for 3 years. You have management that don’t even live here including office personnel that don’t care what is going on. Once they go home who cares , they don’t have to live here. Street lights been out for several months and a sinkhole in the streets for two months. There is a gazebo by the clubhouse that you cannot enter for the last 3 years safety reason. A gym that is the size of a walk-in closet with outdated equipment. Dec 01, 2023 · jutta carnobasThe park is not the same as when I bought in here almost 6 years ago, no one cares, office closes for no reason, flooded roads and my back yard floods when it rains and runs under my house and washes all the sand to the sidewalk, my electric pole is rusted and falling over, I have written up comment/complaint forms and they mysteriously disappeared from the wood box in clubhouse, lot rent keeps going up but no repairs to the park. Gazebo unusable pool has algea, bathrooms at clubhouse are terrible, exercise room smells, kitchen closed down by health department, management does not care about the residents, fountains haven't worked in 6 years and it causes algea bloom which is dangerous to us all including the ducks, mobile homes condemned but not torn down. I can go on and on. But it won't help. Love my home but I did major upgrades to it and now it won't be worth anything. 🥺
Jan 20, 2024 · Wendy WoodDon't even think of buying, renting or even walking in this place !! The lot rents are outrageous and you get nothing. It's all greed and taking advantage of the elderly. The owners ELS are being sued all over the country for this !! It takes months to get things fixed like street lights, pot holes in the roads, etc. Management is rude and basically don't care ! There are a few here who are trying to run the park as they see fit. Some newcomers have even been harassed ! Most of the 5 star reviews are fake and don't live here !!
