Jul 25, 2023 · John OseThis place isn’t good and you can’t even ride your bike inside of here without people giving you the stink eye, let alone go and use their pool but sometimes we do it out of spite and we belly flop in the pool and then they get mad because it splashes. The citizens here are really grumpy so beware! I think they’re from the Midwest (Michigan and Ohio) if that says anything about the attitude.

You basically get a clubhouse, a pool, Shuffleboard, trash pickup & a retention pond. That's it!!! All of the other activities are hosted by the residents, and not the owners of the park....Before we were married., my wife purchased our mobile home in Arrowoodpark, in West Melbourne FL back in 2007 for $32,000. After we got married in 2008, we tried to sell our home and we contracted with Sheree the manager to sell itfor us. For over a year, we never even got one nibble on the house andwe had it on the market at a reasonable price of $21,500 in 2008.We found out later that there were several homes that the mobile homepark owner had acquired because the owners had either walked awayfrom the homes because they couldn't sell them, or couldn't afford thelot rent anymore. The manager was more interested in selling those homesbecause no one was paying lot rent on them, and we were still payingour monthly lot rent.During that time, the home values have plummeted and we took it uponourselves to sell the home. The value dropped down to $11,000 and wecould have sold it many times over, but because of the restrictions in thepark such as No Pets, the outrageous lot rent, and the limit on the numberof minor children that can visit, and the mangement in the park offeringrent discounts if you purchase a home direct from them - which I'msure is illegal and would be considered an unfair trade practice. We’ve hadhundreds of calls bout the home and when the buyers asked what thelot rent was, they weren't interested!When we moved in 2007, the lot rent was $290 per month. Now we are informed that the lot rent will be $425 per month starting January 2014.That's really high since we have:NO WATER & SEWER includedNO LAWN CARE includedNO CABLE includedNO PETS in major part of the park. (try to sell your home with that restriction)!NO SECURITY includedNO GATED COMMUNITY included. We have had problems with theft and trespassing in the past.Basically if you buy in mobile home parks where youdon't own the land, you could be TRAPPED!!!So after checking around, we have found that there are quite a few mobilehome owners past and present that have had the same experiences thatwe have. So we have decided to create a website and start a movementto change the laws and force mobile home park owners to be more regulated.
