Based on the limited customer reviews available, Groveland MHP presents a somewhat mixed picture with positive feedback regarding the new management but concerns about infrastructure, amenities, and the surrounding environment. Potential residents should carefully consider these aspects.
One long-term resident, who has lived in the park since August 2018, notes a significant improvement with the new management, describing them as "nice and helpful." This suggests a positive shift in the community's atmosphere and management's responsiveness. However, this resident also raises a persistent issue regarding the numerous speed bumps installed by the previous management, which they claim frequently cause flat tires. They suggest replacing these with speed humps as a more vehicle-friendly alternative. This infrastructure concern is an important factor for potential residents with vehicles.
The same long-term resident also mentions the presence of a halfway house near the front of the park, advising potential residents to be aware of this. While they state that the situation is "not bad," they also acknowledge that it's "not the best," indicating a potential aspect of the community environment that some individuals might find less desirable. On a positive note, this resident appreciates the efforts of the management to organize small events for residents, such as a Christmas party with a visit from Santa for the children, highlighting a sense of community engagement.
Another recent resident echoes the positive sentiment about the new management, noting that the office has been helpful in making them feel welcome and that their neighbors are great. This reinforces the idea of a friendly and supportive community atmosphere. However, this reviewer also expresses concerns about the lot fees being "a little pricey" considering the limited amenities offered. They specifically mention a swimming pool that is "hardly ever open" as the primary amenity, suggesting a potential discrepancy between the cost of living and the available recreational facilities. Additionally, this resident finds the parking rules to be "ridiculous," though no specific details are provided about these regulations.
Considering these reviews, the environment of Groveland MHP appears to be one with a positive shift in management that is appreciated by residents. The neighbors are generally considered friendly, contributing to a welcoming community feel. However, potential drawbacks include the potentially damaging speed bumps, the presence of a nearby halfway house, the perceived high lot fees relative to the limited and sometimes unavailable amenities (specifically the pool), and restrictive parking rules.
Regarding services and features, the limited information suggests the following:
- New Management: Described as nice, helpful, and proactive in community engagement (e.g., organizing events).
- Swimming Pool: An amenity that is reportedly available but "hardly ever open," raising questions about its usability.
- Speed Bumps: Numerous and problematic for vehicles, according to a long-term resident.
- Friendly Neighbors: A positive aspect of the community.
To gain a comprehensive understanding of the services and features offered at Groveland MHP, potential residents should inquire about:
- Specifics of the lot fees and what they include.
- The operating hours and condition of the swimming pool.
- Details about the parking rules and regulations.
- Other amenities that may be available (e.g., laundry facilities, community center, pet areas).
- Maintenance of common areas and infrastructure (including plans to address the speed bump issue).
- Security measures in place within the community.
The reviews do not contain any specific promotional information such as discounts or special offers for new residents. For local users searching for "rv parks near me" who might be considering Groveland MHP for a longer-term stay in Melbourne, FL, it is crucial to contact the park directly to obtain detailed information about the current lot fees, the availability and condition of amenities, the parking regulations, and any plans to address the existing infrastructure concerns. It would also be beneficial to inquire further about the community environment, considering the mention of the nearby halfway house, to ensure it aligns with their comfort and expectations.
In conclusion, Groveland MHP in Melbourne, FL, appears to be a mobile home community with a new, well-regarded management team and friendly residents. However, potential drawbacks include potentially high lot fees for limited and inconsistently available amenities, problematic speed bumps, restrictive parking rules, and the presence of a nearby halfway house. Prospective residents should carefully weigh these factors and conduct thorough due diligence by contacting the park directly to address their specific questions and concerns before making a decision.

Groveland MHP Reviews
I've been here since Aug. 2018, since moving in the old management put more speed bumps in, always get a flat tire in this place, The new management is nice and helpful, would be a lot better if the speed bumps was speed humps or something that don't kill the cars. there is a half way house near the front of the park - just know what your getting into if you move into here, its not bad but its not the best either. The management does put together little things for Christmas, This year Santa visited the kids :) it was a nice party better then the years past.
Jan 18, 2022 · Melissa WhiteSo far my neighbors are great. The management office Has been helpful With making me feel welcome. A little pricey with their lot fees. They only offer a swimming pool and that's hardly ever open. And the rules are ridiculous for parking.
Jul 30, 2023 · Anthony CassulisThere will never be a playground in the community. There's always police cars, ambulances, firetrucks. Nearly every single day of the week.Everything they'll say they're adding is a lie and is just to get you to move in.The halfway houses are right near the front. Before all the speed bumps so they still get plenty of traffic.I was told the road would be repaved, they repaved it and added 7 ADDITIONAL speed bumps to the existing 6, it's now a 13 speed bump street. That means when people drive by with their systems turned up they sit around rumbling your home. The longer I'm here the more I realize that the only positives on these reviews are people who don't even live here. The kids have the worst mouths you've ever seen. They'll curse directly to an adults face without remorse or thought.

There is very few things that need to get under control espically the kids in the neighborhood very disrespectful not being watch by parent!! Garbage around the mobile homes and the pond needs to be maintain better!.. I have seen worst mobile parks.. Management is getting better hopefully continue to get rid of the people that dont follow the rules!
Sep 13, 2018 · lizzette RiveraI only go here when it's absolutely necessary. It's run down and the pool has been out of order for as long as I can remember, which is to be expected of an all-ages mobile home park and there's some avoidable characters in there; but at least the drug dealer towards the front seems to have moved out.
