Lazy Acres MHC Introduce
Lazy Acres MHC is a mobile home park located at 5601 Cane Run Rd, Louisville, KY 40258, USA. For local users exploring residential options, particularly those who may be considering mobile home living or are searching within the category of "RV parks near me" for longer-term solutions, understanding the nuances of a community like Lazy Acres MHC is essential. While primarily a mobile home park catering to longer-term residents, its location within Louisville might make it a point of interest for some individuals seeking affordable housing options in the area.
It is crucial to approach an introduction of Lazy Acres MHC with objectivity, relying solely on the information available from the provided customer reviews. These reviews offer a mixed perspective, with one noting the general appearance of the units and the impact of recent weather, while another provides a significantly critical account of management and the condition of at least one new unit upon move-in.
Environment and General Appearance:
One reviewer offered a brief observation regarding the physical environment of Lazy Acres MHC, stating, "It's a trailer park. Most of the units looked nice enough. It had just been storming a lot lately, so there was some debris around." This suggests that while the general appearance of many of the mobile homes might be satisfactory, external factors such as recent storms can impact the overall tidiness of the park with temporary debris. The reviewer also offered a subjective perspective, noting, "It is what you make of it if you move/live there," implying that the resident experience can be influenced by individual outlook and engagement with the community.
Critical Feedback Regarding Management and Unit Condition:
In stark contrast to the general observation of the units, another reviewer provided a detailed and highly critical account of their experience with the management, specifically naming "Monica," and the condition of what they described as a "NEW trailer" upon moving in. This review raises significant concerns that prospective residents should be aware of and investigate further.
The reviewer listed a series of issues encountered upon moving in during the second week of July, contradicting a claimed move-in date in June by the manager. These issues included:
1. No electric hookup
2. No AC/Heating
3. No trashcans
4. No Blinds/Screens
5. No towel racks/toilet paper holders
6. Multiple leaks
7. Multiple items loose at screws
8. Uninspected front deck not up to code
9. Uninspected backdoor steps not up to code
10. Floor already peeling/bubbling
Beyond the physical condition of the unit, the reviewer also made serious allegations regarding the manager's conduct, including claims of vindictiveness, manipulation, lack of assistance, making up lies to force tenants out, and engaging in a "scam or scheme" with other tenants. The reviewer also alleged illegal revisions to the original lease and false claims of disturbances and threats. Furthermore, the reviewer stated that attempts to contact the manager's boss were unsuccessful due to a consistently full voicemail.
Implications for Potential Residents:
The significant discrepancy between the two reviews highlights the importance of thorough due diligence for any prospective resident considering Lazy Acres MHC. The detailed negative review, in particular, raises red flags concerning the management's responsiveness, the condition of new units, and potentially the overall living experience within the park. While one reviewer found the units "nice enough," the other's experience suggests that this may not be universally the case, especially with newly acquired properties within the park.
Services and Features:
Based on the limited information, it is not possible to definitively describe the services and features offered at Lazy Acres MHC. Typically, mobile home parks provide basic infrastructure such as water, sewer, and possibly trash services, which are often included in the lot rent. Amenities can vary widely but might include common areas, laundry facilities, or pet-friendly policies. However, the negative review suggests potential issues with the provision of even basic necessities upon move-in for at least one resident.
To gain accurate information about the services and features of Lazy Acres MHC, prospective residents must contact the park management directly at the provided phone numbers: (502) 937-0633 or +1 502-937-0633. It would be prudent to inquire specifically about the move-in process, the condition of available units, the handling of maintenance requests, and the management's policies and procedures.
Promotional Information:
Given the serious allegations and negative experiences detailed in one of the reviews, it would be irresponsible to present unsolicited promotional information for Lazy Acres MHC based solely on the currently available data. The objective approach necessitates highlighting the concerns raised by a customer to ensure local users have a balanced perspective.
Recommendation for Local Users:
Local users considering Lazy Acres MHC should proceed with extreme caution and conduct thorough due diligence. This should include:
Contacting the Management: Reach out to the park management at the provided phone numbers to ask detailed questions about lot rent, amenities, rules, maintenance procedures, and the condition of available homes or lots.
Visiting the Park: If possible, visit Lazy Acres MHC to observe the overall environment and the condition of the community firsthand. If feasible, try to speak with current residents (other than those who have left online reviews) to get a broader range of perspectives on living in the park.
Reviewing Lease Agreements Carefully: Thoroughly review any lease agreements before signing, paying close attention to the terms and conditions, including responsibilities for maintenance and any potential fees.
Documenting Everything: If you choose to proceed, ensure all agreements and communications are documented in writing.
Conclusion:
Based on the limited and conflicting information available, Lazy Acres MHC in Louisville, KY, presents a complex picture. While one reviewer offered a neutral observation about the park's appearance, another detailed a deeply negative experience with significant issues related to management and the condition of a new unit. Local users interested in this mobile home park should prioritize thorough investigation and direct communication with the management to form their own informed opinion and assess whether it meets their housing needs and expectations.

Apr 23, 2025 · David BrownThe MANAGER (Monica) and ALL STAFF here are an absolute joke. Monica's vindictive and manipulative, so watch out for her fake side. Literally has been of no help since before we even moved in. Where to start...1) No electric hooked up2) No AC/Heating3) No trashcans4) No Blinds/Screens5) No towel racks/toilet paper holders6) Multiple leaks7) Multiple items lose at screws8) Uninspected front deck not up to code9) Uninspected backdoor steps not up to code10) Floor already peeling/bubbling11) Manager makes up lies to force you out, which includes other tenants or staff who make up stories on her behalf, but then she has no proof to back it up. Always hearsay garbage and not fact.12) They're running some scam or scheme here on other tenants and we wouldn't play ball, so don't bother trying to reach her boss, his "phone number", a 502 area code, goes to voicemail everytime and it's always full, so you can't leave a message!13) Moved in 2nd week of July, yet she lies and says it was June! Illegal revisions on original lease and never wrote up a new one with the correct information.14) Makes false claims about disturbances and false allegations that I'm threatening others because she doesn't like the facts to be out there. The saddest part of this experience, other then dealing with someone who doesn't do their job, is the fact that this is a NEW trailer! Why are their any issues, yet alone a huge list of them?No one holds Monica accountable, so she does absolutely anything she wants on company time. In turn she is emotional as hell and that's how she dictates things in her life. All feelings, no logic.Don't say me and many others here in the reviews didn't warn you.Regardless, karma will be at her doorstep. She can't hide, even if it is a big world out there. 💯
Aug 03, 2023 · Brandon (KaP)Management is not good from what I see and from the reports I get. Trash, graffiti, rubbish throughout the trailer park. Trailers falling apart on the property. I do not recommend this trailer park.
Apr 03, 2025 · Jen JuddThis week my truck was broken into, stole new ring camera with flood lights, gps, change about 9.00,damaged my driver's window and side of door with a coat hanger. There are no decent street lights nor street cameras in here, and no way you can have a watch party because there are a lot of people that do not speak English,if you do catch someone ,it is against the law to put your hands on them VIA LAWSUIT AGAINST YOURSELF.LOOK UP THE LAWS IN LOUISVILLE KENTUCKY.NOT ONLY DID THIS HAPPEN, SOMEONE BROKE MY SATELLITE BOX AND CUT WIRES WHICH IS CONNECTED TO MY TRAILER.FOR MYSELF,GOD HELP WHOMEVER IF I CATCH THEM.PUT UP BRIGHT LIGHTS EVEN IF SOLAR POWERED,AND CAMERAS.IT IS WORTH A LITTLE MORE MONEY FOR US.A LOT OF SENIORS LIVE HERE.THIS IS JUST WHY PEOPLE ARE TALKING ABOUT SELLING OUT AND LEAVING.AND I AM NEVER NEVER UNARMED DAY OR NIGHT.YOU CAN GET MILITARY MACE LIKE I HAVE THAT TURNS BLUE IF YOU CATCH PEOPLE,BUT NEXT ALL YOU CAN DO IS CALL POLICE,OR IF YOU WANT TO TAKE A CHANCE KNOCK THEM DOWN,TILL COPS COME.IT IS SERIOUS IN ALL THE TRAILER PARKS.SOMETHING SHOULD CHANGE THE TRUTH IS ALL WE HAVE, TALK TO PEOPLE AROUND THE PARK,SPEAK YOUR TRUTH OR BE QUIET.I HAVE LIVED HERE ABOUT 25 YEARS.EACH LOT NEEDS TO MAKE A LIST OF WHAT THEY THINK NEEDS TO HAPPEN AND SEND IT TO OFFICE FOR NELSON MANAGEMENT,THEN IT IS ON THEM.PUT YOUR IDEAS OUT HERE.WE ARE ALL NEIGHBORS WHETHER WE LIKE IT OR NOT,OUR SAFETY COMES FIRST.
Sep 25, 2024 · Elizabeth WilloughbyI've been living in the Park for 9years now and have learned not to compliment the way someone does a job before giving them a probation period to see the true side. Sell trailers to the new folks and ignore the needs of the long term residents. This is how the handicapped an d disabled are treated. God save us. Now I have a tree in my yard that looks like it's going to fall on my home. Nobody knows anything about it in the office 😔 although I've been trying to get it done.
