Manor Isle Mobile Home & Extended-Stay RV Park Introduce
Are you searching for "RV parks near me" in the Louisville, Kentucky area, or perhaps considering an extended stay? Manor Isle Mobile Home & Extended-Stay RV Park, located at 12301 Dixie Hwy, Louisville, KY 40272, USA, offers a dual capacity as both a mobile home park and an extended-stay RV park. This unique combination may appeal to a variety of users seeking accommodation in the Louisville region. While specific details about all services and amenities require direct inquiry, the available customer reviews provide some insights into the park's location and potential living experience.
One reviewer who lived at Manor Isle for six months found the location to be "very ideal." They highlighted the convenience of having numerous grocery stores, food options, and recreational activities within easy reach, generally no more than a 10-minute drive away. This suggests a location that offers good access to essential amenities and leisure pursuits for both RV and mobile home residents. The reviewer also noted the proximity to laundry facilities, car services, and gyms, further emphasizing the locational advantages. For families with children, the reviewer mentioned the availability of good schools and daycares in the vicinity. Additionally, the presence of a Tractor Supply store within a 3-minute drive was noted as a benefit for those needing propane.
This initial positive feedback paints a picture of a park situated in a location that offers significant convenience and accessibility to urban amenities, which can be a major draw for those seeking "RV parks near me" that don't isolate them from everyday necessities. The mention of "great locations for... recreational activities" suggests that there might be parks, entertainment venues, or other leisure options in the surrounding area, although specific examples are not provided.
Another reviewer described the neighborhood as "quiet" with "excellent neighbors" and praised the "great management" and "well maintained lots." They also highlighted the park's location right off North Dixie/31W highway and its proximity to the Gene Snyder freeway, indicating good transportation links. Despite its closeness to major roadways, this reviewer initially found it to be "fairly quiet." The proximity to food options within a few miles and its relative distance from Fort Knox were also mentioned as positive aspects.
However, a significant update from the same reviewer paints a contrasting picture based on their extended experience. This update, dated September 16, 2022, suggests a considerable shift in their perception. They clarify that the initial "quiet neighborhood" experience was likely due to the pandemic lockdowns. The reviewer now describes the traffic noise as "loud" and intrusive. Furthermore, they express concerns about the neighborhood behind the RV park being "dangerous," reporting frequent shootings, sometimes even during the day amidst traffic breaks. The noise from airplanes landing at the nearby airport and a train that passes by several times a day, often drowning out normal conversation, are also cited as significant drawbacks.
The updated review also details several restrictions and perceived lack of amenities. Residents are reportedly restricted from using water for anything beyond "residential needs," with no washing of vehicles, campers, mobile homes, or watering of lawns or plants allowed without incurring extra charges. Attempts to "beautify" lots were allegedly met with complaints about "clutter." The reviewer mentions a rent increase attributed to "inflation and added amenities," but states that there are "NO AMENITIES," beyond a chain-link fence with a private fence at the front and no gate. The absence of a laundry facility, recreational space beyond an empty field, playground equipment, outdoor cooking area, and open campfires (including store-bought fire pits raised off the ground) are explicitly noted.
The reviewer further states that residents pay a monthly lot rent in the $400-$500 range simply "to exist here." They are expected to maintain their lots without being allowed any "beautification measures," even in pots. If the management has to maintain a rental due to the resident's absence, it incurs an additional cost. Washing a camper also costs extra. The reviewer points out that residents must be "hard plumbed" into the lot, and if previous renters did not leave the necessary plumbing, the new resident has to purchase the supplies. The reviewer strongly advises considering other options before choosing Manor Isle for anything beyond a very short temporary stay, describing their experience as "miserable."
Considering these contrasting reviews, it is crucial for potential residents of Manor Isle Mobile Home & Extended-Stay RV Park to weigh the initial locational convenience against the later-described drawbacks concerning noise, safety of the surrounding neighborhood, restrictions on water usage and lot beautification, and the perceived lack of amenities despite a rent increase. The positive mention of the property manager Kevin being "really great to work with" appears consistently across the initial positive review and might still hold true for current management interactions.
For those specifically searching for "RV parks near me" for an extended stay in Louisville, Manor Isle presents a location with good proximity to amenities and transportation. However, the significant concerns raised in the updated review regarding noise pollution from traffic, airplanes, and trains, as well as safety issues in the neighboring area, cannot be ignored. The strict limitations on water usage and lot maintenance, coupled with the apparent lack of communal amenities typically expected in RV parks or mobile home communities, are also important factors to consider.
Given the information available, prospective residents should contact Manor Isle Mobile Home & Extended-Stay RV Park directly at (502) 751-2282 or +1 502-751-2282 to inquire about the current situation, including lot availability, rental rates, specific amenities offered, park rules and regulations (especially regarding water usage and lot maintenance), and any security measures in place. It would be prudent to ask about the noise levels experienced at different times of day and night and to inquire about the management's awareness and handling of the safety concerns raised in the review.
In conclusion, Manor Isle Mobile Home & Extended-Stay RV Park offers a location in Louisville with convenient access to various amenities and transportation links. However, potential residents must carefully consider the significant concerns raised in the updated customer review regarding noise, neighborhood safety, restrictions on water use and lot beautification, and the perceived lack of amenities. Direct communication with the park management is essential to obtain current and comprehensive information to make an informed decision about whether Manor Isle meets your needs for an extended RV stay or mobile home living in the Louisville area. It is advisable to visit the property if possible to assess the environment firsthand before committing to a long-term stay.

Manor Isle Mobile Home & Extended-Stay RV Park Reviews
We lived here 6 months and found the location very ideal. There is a lot of great locations for groceries, food, and recreational activities. Laundry, car services and gym locations are just around the corner no more than a 10 minute drive. If you have kids there are also good places for school and daycare. If you have propane, there is a tractor supply no more than a 3 minute drive from this location that fills up. The property manager kevin is really great to work with. As long as you are courteous to your naibors you will get along great here.
Mar 15, 2025 · Brian GomezQuiet neighborhood with excellent neighbors! Great management, well maintained lots, right off North Dixie/31W highway, close to Gene Snyder freeway. In spite of being so close to traffic, still fairly quiet. Food within a few miles up the road, not too far away from Fort Knox.Update 09/16/2022:We first moved in at the very beginning of the lockdowns. Quiet neighborhood was because everybody was out of work and the entire city was closed. The traffic noise is loud and runs you inside. The neighborhood behind the rv park is dangerous and you will often hear shootings going off in the middle of the night, sometimes even during the day if there's a break in the traffic. Airplanes landing at the airport go overhead and there's a train that comes through several times a day that can drown out your voices at a normal level. You're not allowed to use the water for anything other than your residential needs, no extra without having to pay for it. No washing your vehicle, camper, mobile home, motorhome, etc. No watering your lawn or plants. If you try to beautify your lot the owner will complain that it's "cluttered". They raised the lot rent by about 100 dollars due to "inflation and added amenities" except there are NO AMENITIES, just a chain link fence around the property with a private fence around the front. No gate. No laundry facility, no recreational space except an empty field, no playground equipment for kids, no outdoor cooking area, no open campfires, which only a few folks took advantage of last fall in a store bought firepit that was raised off the ground to begin with, so not allowed to use those and or chimineas either. You pay 400-500 dollars a month to exist here. You are expected to maintain the lot with zero beautification measures allowed, even in pots. If the manager has to maintain your rental for you because your job keeps you away from "home", that will cost you. Need to wash your camper, that'll be extra money. You have to be hard plumbed into the lot, and if the previous renters didn't leave the plumbing there, you have to go out and buy the supplies (like we did). Photos are of the "clutter" that was my lot... Temporarily staying for maybe a month or so is one thing, but I'd definitely try any place else first. Let this place be your last option. First time, and place, in this state that I have ever been miserable.
Sep 16, 2022 · Karma PlushieI stayed here for about a year, maybe going on two. It was always a relaxed, safe environment and the on-site manager keeps it well maintained. He's a very nice, helpful man and has pulled through in a handful of emergencies I've seen here such as when a resident had a health crisis.I've always loved my neighbors here and I've met the best people. The place is quiet and peaceful and the people are friendly if they don't just keep to themselves. It's a great place for dog owners as the park is good to take walks in, there's doggy bags provided, and you'll often meet other dog owners. Kevin himself is very good with dogs.I'll always miss living here. I recommend it.
Sep 27, 2024 · Lindsey WestergaardI was a travel nurse in Louisville and stayed at Manor Isle for a little over 3 months. I always felt safe and the park was clean and quiet. The best part about the park was the manager, Kevin. He lives in the park next to where my camper was. He treated me like family from the moment that I pulled into the campground. He cooked food for me a couple of times a week. I felt so appreciated as a nurse. He had gatherings in his yard several times while I was there. He liked for the travel nurses to get together and chat with each other. It’s always nice to know your neighbors. At these campground gatherings, Kevin always cooked amazing meals. He has a huge heart and not only was he my park manager, he’s my friend as well.
Sep 24, 2024 · Laura BrowderI moved in back in 2019. My wife and I enjoyed the convenience of all the shopping and enjoyed the park. Kevin the manger there is fair and a joy to deal with. I would recommend anyone looking for an rv spot to stay there. You will be glad you did.
