Ripplin Waters RV Park Introduce
If you are searching for RV parks in the Sevierville, Tennessee area, your options under the category "RV Parks Near Me" might include Ripplin Waters RV Park, located at 1930 Winfield Dunn Pkwy, Sevierville, TN 37876. This introduction aims to provide a detailed and objective overview of the park based on recent customer reviews, highlighting its environment, services, features, and important considerations for prospective guests, particularly those planning longer stays.
Ripplin Waters RV Park can be contacted at (865) 453-4169 or via mobile phone at +1 865-453-4169. These contact numbers are crucial for inquiring about site availability, reservation procedures, amenities offered, and any specific policies of the park, especially those related to long-term stays and emergency procedures.
One reviewer highlights the positive aspects of Ripplin Waters RV Park, mentioning the "peacefulness of the river" as a significant enjoyment. This suggests that the park benefits from a riverside location, offering a tranquil and scenic environment for guests. The reviewer also noted the convenient location, particularly for those visiting family nearby. The managers were described as "very nice and helpful," indicating a positive initial interaction and potentially good customer service. While a helicopter tour operation is located across the street, the reviewer mentioned that it becomes less noticeable over time, suggesting it might not be a significant disturbance for most guests.
However, other reviews raise serious concerns, particularly for those considering a long-term stay at Ripplin Waters RV Park. One reviewer issues a strong warning ("Beware") regarding specific policies that may not be explicitly communicated upfront. They mention a requirement for long-term guests to have a truck on-site that is capable of moving their camper, purportedly due to the risk of flooding. This policy allegedly could lead to guests being asked to leave on short notice if they do not comply. The reviewer recounts an instance where a travel nurse was reportedly evicted for not having a suitable truck, a policy that was allegedly not mentioned on the website. This situation caused significant distress and required the nurse to find alternative accommodation quickly while managing work and personal responsibilities.
A follow-up review from someone apparently familiar with the evicted travel nurse corroborates this account, expressing dismay at the sudden enforcement of the policy after an extended period where it was seemingly not an issue. They claim the park management was aware of the nurse's lack of a suitable truck for months and had even assisted in moving the camper previously. The abrupt enforcement of the policy, coupled with the perceived lack of clear communication and the hardship it caused, led to accusations of rude handling of the situation.
These negative reviews highlight critical potential issues for long-term residents at Ripplin Waters RV Park. The alleged requirement of having a truck capable of moving the camper due to flooding risks, and the potential for sudden eviction for non-compliance, are significant factors that prospective long-term guests must be aware of. The lack of clear communication about this policy on the website, as claimed by one reviewer, further exacerbates the concern.
Given these contrasting perspectives, it is essential for anyone considering a stay at Ripplin Waters RV Park, especially for an extended period, to seek clarification on several key aspects:
- **Flood Risk and Evacuation Policies:** Inquire specifically about the potential for flooding and the park's policies and procedures in such events, including any requirements for guests to be able to move their RVs.
- **Vehicle Requirements for Long-Term Stays:** Confirm if there are any mandatory vehicle requirements for long-term residents, such as owning a truck capable of moving their camper.
- **Communication of Policies:** Ask where all park policies are documented and ensure they are clearly provided before committing to a long-term stay.
- **Long-Term Stay Agreements:** Carefully review the terms and conditions of any long-term stay agreements, including clauses related to emergency situations and potential eviction.
- **Short-Term Stay Experiences:** While the long-term stay experiences raise concerns, short-term visitors might still find the riverside location and the niceness of the managers appealing, as mentioned in the positive review. However, even short-term guests should be aware of the potential for unexpected policy enforcement.
When using platforms under the category "RV Parks Near Me," it is crucial to look beyond the basic amenities and consider the park's policies and management practices, especially as they relate to the duration of your intended stay. Ripplin Waters RV Park's riverside location and potentially peaceful environment might be attractive, but the serious allegations regarding unexpected policy enforcement and the handling of long-term residents cannot be ignored.
Prospective guests should also inquire about the standard amenities typically offered by RV parks, such as:
- Types of campsites available (e.g., full hookup, partial hookup).
- Rates for daily, weekly, and monthly stays.
- Availability of water, sewer, and electrical hookups.
- Condition of restrooms and showers.
- Laundry facilities.
- Wi-Fi access.
- Pet policies (beyond the mention of the dog policy related to the truck requirement).
- Any recreational facilities or common areas.
In conclusion, Ripplin Waters RV Park in Sevierville, TN, offers a potentially peaceful riverside setting and has received positive feedback regarding the niceness of the managers and the convenience of its location. However, significant concerns have been raised by reviews detailing unexpected and strictly enforced policies related to vehicle requirements for long-term stays in case of flooding, allegedly leading to abrupt evictions without clear prior communication. Prospective guests, especially those considering a longer stay, are strongly advised to contact the park management directly to seek detailed clarification on all policies, particularly those related to emergency situations and vehicle requirements, to avoid potential disruptions and ensure a clear understanding of the terms of their stay. While the environment might be appealing for some, the alleged management practices and communication issues warrant careful consideration.

Ripplin Waters RV Park Reviews
We enjoyed the peacefulness of the river. The location was perfect for us because our kids were staying down the road. The managers were very nice and helpful. The helicopter tour is across the street but you don't notice it after awhile.
Apr 01, 2025 · Nancy DenningBeware if you are renting a truck or paying someone to bring your camper there for a long-term stay. They don't tell you you have to keep a truck there that can move it due to flooding and may ask you to get out at the drop of a hat. They were nice and helpful at first but then turned very nasty. They kicked a travel nurse out for not having a truck that could move the camper when flooding occured. They never mentioned that on the website. The nurse had to scramble to find a new campground between shifts. Again beware. You guys knew for months that they didn't have a truck that could move the camper,, you even moved it for them a couple time, yet they were allowed to stay. Why all of a sudden does the policy kick in out of nowhere? She had no clue you guys had a problem with it until she was asked to leave. She has to try and work, take care of a disabled husband and now find a truck rent and move within a few hours.. that's just too much. I understand having policies, but you guys were rude and handled the situation horribly
Feb 15, 2025 · Angy CalvertHello. Rented for 2 months, they said 1100 per month. They wrote off 1270 from the card, asked why they didn't answer, that's how it happened. Terrible place. Nobody cleans up after their dog. It says in big letters 5 m ride inside, but nobody rides 5m Very irresponsible owner. There was no water for 2 days. Well, what can I say. Very bad place. But they charge much more than what was said

Apr 05, 2025 · Mike MillerWe’re staying here for several months and have been very impressed with the staff, park upkeep, and outstanding new/clean bathrooms, showers and laundry facilities. Quiet RV park in a beautiful natural setting alongside the Little Pigeon River with friendly people.
