Southland Mobile Home Community Introduce
Welcome to Southland Mobile Home Community, located at 401 Outer Loop, Louisville, KY 40214, USA. For local users searching within the category of 'RV parks near me,' it is important to understand that Southland primarily offers long-term residential options for mobile homes rather than short-term RV parking. You can reach them at (502) 586-3558 or +1 502-586-3558 for inquiries about making Southland your permanent residence in the Louisville area.
Based on the available customer reviews, Southland Mobile Home Community presents a concerning picture with several significant issues raised by residents. One recurring theme is a lack of security, with a specific mention of frequent burglaries targeting air conditioning equipment, including the theft of copper tubing and complete units. This suggests a potential problem with property crime within the community that prospective residents should be aware of.
Another significant concern raised by a former resident is the alleged presence of "in your face" racism within the community, coupled with a "very rude" manager exhibiting what the reviewer describes as "good ole boy" syndrome. This is a serious accusation that indicates a potentially hostile social environment for some residents. The reviewer expresses disappointment but not surprise and states their intention to move out soon.
Issues with management are further highlighted by another resident who describes receiving violation notices for seemingly minor infractions, such as having buckets for plants, while more significant problems like dilapidated trailers and an excessive cat feces issue are allegedly ignored. This suggests inconsistent enforcement of community rules and a potential lack of attention to overall community upkeep and sanitation.
Concerns about the quality of new trailers offered in the community are also raised. One resident advises against being fooled by "brand new trailer" offerings, claiming that these units were built in Tennessee and then left sitting in a field for an extended period, leading to various problems that residents are now experiencing. This suggests potential issues with the quality and condition of new housing options within the park.
Finally, the issue of problematic neighbors is mentioned, with one resident describing neighbors who allegedly do not work, make cat noises outside, and smoke drugs all day. This indicates a potential lack of community standards enforcement or an inability to address disruptive behavior by some residents, which can significantly impact the quality of life for others.
Considering these reviews, the environment of Southland Mobile Home Community appears to be marred by significant challenges. The reported crime, specifically the theft of AC equipment, raises serious safety concerns. The allegations of racism point to a potentially unwelcoming social atmosphere for some. The issues with management responsiveness, inconsistent rule enforcement, and the alleged neglect of overall community upkeep suggest a poorly maintained environment. Furthermore, the concerns about the quality of new trailers and the presence of disruptive neighbors further detract from the desirability of the community.
Information regarding the specific services and features of Southland Mobile Home Community is limited in these negative reviews. Typically, mobile home parks offer basic utility hookups such as water, sewer, and electricity at each lot. Residents are usually responsible for their individual utility consumption. Waste management services are also generally provided. However, the reviews do not mention any additional amenities such as community centers, laundry facilities, playgrounds, or recreational areas. The focus of the feedback is overwhelmingly on the negative aspects of crime, management, maintenance, and neighborly conduct.
Louisville, Kentucky, where Southland Mobile Home Community is located, is a major city with a wide range of amenities and services available in the surrounding area. However, the internal issues within the community, as described by the residents, appear to overshadow the potential benefits of its location. The specific proximity of Southland to essential services or public transportation is not detailed in the reviews.
For local users searching for 'RV parks near me,' it is crucial to reiterate that Southland Mobile Home Community is a residential park for mobile homes and does not appear to cater to short-term RV stays based on the provided information. Individuals seeking temporary accommodation for recreational vehicles would need to look for dedicated RV parks or campgrounds in the Louisville area.
No promotional information is included in the provided reviews. Given the overwhelmingly negative feedback, it is unlikely that the park is actively promoting itself based on the experiences shared by these residents. Details about lot availability, rental rates, or any incentives for new residents are absent. Prospective residents would need to contact the park directly to inquire about these details, but the strong negative reviews should serve as a significant caution.
In conclusion, Southland Mobile Home Community in Louisville, KY, appears to be facing serious challenges related to crime, management, community standards, and potentially the quality of housing. The negative feedback from multiple residents raises significant concerns about the living environment and the overall resident experience. Prospective residents are strongly advised to exercise extreme caution, conduct thorough due diligence, and seek additional information and perspectives before considering making Southland their home. The reported issues warrant careful consideration and may indicate a community that is not well-managed or maintained.

Southland Mobile Home Community Reviews
Nice and maintained well... Gotta be very alert for burglars stealing material associated with air conditioning equipment... steal copper tubing and complete units. A huge tree in my yard that would be less of a nuisance with material falling in the lawn and on the trailer and piling up on top. Neighbor had TWO large trees cut and cleaned up. Is that possible again? Thanks, have a very Happy New Year..
Jan 01, 2025 · Marty HillThe manager is "very rude." I guess it's the "good ole boy" syndrome over here. The racism in this community is very "in your face." I am disappointed, but not surprised around here. I will be moving out soon, so I really don't GAF too much anymore. The manager will be quick to put a "violation" notice on my door without hesitation for buckets that I use for PLANTS. What about all the other trailers falling apart that no one mentions? The cat poop is out of control too. I can't even walk out in the yard without seeing 3 or 4 new piles of cat feces every day from my useless neighbor.Don't be fooled by the "brand new trailer" offerings. The trailers that are "new" were built down in TN somewhere and than sat in an empty field for 6-12 months. They have a lot of problems from sitting out in that field. I am experiencing it now. My neighbors on one side are great! On the other side, they don't work, sit outside making cat noises, and smoke drugs all day! SMH.
Nov 08, 2024 · Bradley GravatteWe lived here 2 years and I must say that I felt safe and comfortable to be alone at night. It's quiet. Neighbors are friendly. Although I didn't really talk to the neighbors. Management was fine. Only problem I have is our walkway flooded every time it rained. So we made a walkway. And they said they would fix it first nice day. It's been a year and they haven't. Our yard is pretty big for being in a trailer park. And I love being on a corner lot and having a light on our corner.
Mar 23, 2024 · Amanda “Mandy Nichole” HamiltonI live there & have for 9 years, neighbor's are very nice, & the park is very nicely kept. The Manager is very nice & easy to work with. Also there are rules in the park, to be kept but that makes for a nice neighborhood.
Jul 25, 2024 · Betty Jean ScogginsFor some reason when I get on maps it doesn't have directions anymore, I can't drive and read the directions, so how can I get directions on maps again
