Whispering Oaks Mobile Home Park Introduce
Are you searching for "RV parks near me" in the Louisville, Kentucky area? While Whispering Oaks Mobile Home Park, located at 315 Barricks Rd, Louisville, KY 40229, USA, is a mobile home park and not specifically an RV park, it's important for local users seeking housing options in the Louisville region to be aware of the various residential communities available. This introduction aims to provide a detailed overview of what Whispering Oaks Mobile Home Park might offer, drawing inferences based on its nature as a mobile home park and the customer reviews available online. Please note that specific details about all services, amenities, and current promotional information require direct inquiry.
Mobile home parks like Whispering Oaks typically offer a community-based living arrangement where residents own or rent their manufactured homes but lease the land on which they are situated. This model can sometimes provide a more affordable housing solution compared to traditional site-built homes, which might be a consideration for individuals and families seeking cost-effective living in the Louisville area. The available customer reviews offer a mixed perspective on the living experience at Whispering Oaks.
One reviewer describes Whispering Oaks as a "Quiet neighborhood, clean trailer park" with "good people" living there. This suggests a potentially peaceful and well-maintained community with a positive social atmosphere. The reviewer also notes that the park is "Conveniently located off the 65," indicating good accessibility to major transportation routes in Louisville, which can be a significant advantage for commuting and accessing other parts of the city.
However, this same reviewer also expresses a desire for Whispering Oaks to "create a tenants union so that the people who rent lot space had a bigger say in the operating affairs." This suggests that some residents may feel they lack sufficient input into the management and decision-making processes within the park.
Another reviewer raises concerns about the increasing lot rent, stating that it has risen "up to 615 a month." They also describe their yard as a "swamp" and claim that the management "dont fix anything but are strict." This paints a less favorable picture, suggesting potential issues with property maintenance, particularly regarding drainage and yard conditions, and a perceived imbalance between the strict enforcement of rules and the provision of necessary maintenance.
A separate comment simply requests the management to "Please stop hiking up the lot rent every year, and also kindly unlock the gate to the lake." This indicates that the park may have access to a lake as a potential amenity, but access is currently restricted by a gate. The repeated mention of increasing lot rent across multiple comments suggests this is a significant concern for the residents.
In terms of services typically offered by mobile home parks, Whispering Oaks likely provides essential infrastructure such as connections for water, sewer, and electricity to each lot. Residents are generally responsible for their individual utility consumption, while the park management oversees the central distribution systems within the community. Waste management services are also commonly provided.
However, the review describing a "swamp" for a yard and the claim that management doesn't fix anything raise questions about the quality of maintenance services provided by the park. Prospective residents should inquire specifically about the park's maintenance policies, particularly regarding yard drainage and repairs to individual lots or common areas.
Features of Whispering Oaks Mobile Home Park might include the potential access to a lake mentioned in one of the reviews. If a lake is indeed part of the property, it could be a significant amenity, offering recreational opportunities for residents, provided the gate is unlocked and access is permitted. The positive review also mentions a "clean trailer park," suggesting that the overall grounds might be well-kept, despite the specific yard issue mentioned by another reviewer.
The presence of a "quiet neighborhood" and "good people" as noted in one review suggests a positive community atmosphere, which can be a significant draw for prospective residents seeking a peaceful living environment with friendly neighbors.
However, the desire for a tenants union indicates that some residents may feel a need for more organized representation in addressing issues with the park management, particularly concerning rent increases and maintenance.
It is crucial for prospective residents to inquire about the rules and regulations of Whispering Oaks Mobile Home Park. Mobile home parks typically have guidelines concerning aspects such as pet policies, parking arrangements, and lot maintenance. Understanding these rules upfront is crucial for a smooth transition into the community.
The repeated concerns about increasing lot rent are significant. Prospective residents should carefully inquire about the current lot rental fees, the history of rent increases, and the park's policies regarding future rent adjustments. Understanding the long-term costs of living in the park is essential for financial planning.
Given the mixed feedback from the online reviews, direct communication with the management of Whispering Oaks Mobile Home Park is paramount. By calling the provided phone numbers, prospective residents can seek clarification on the issues raised in the reviews, inquire about the management's response to these concerns (such as yard drainage and maintenance), and gain a clearer understanding of the current environment, the specific services and features offered (including access to the lake), the park's maintenance practices, and the policies regarding rent increases. It would also be advisable to visit the property in person to assess the conditions firsthand, particularly the yards and common areas, before making a decision.
In conclusion, Whispering Oaks Mobile Home Park in Louisville, Kentucky, appears to offer a potentially quiet and clean community with a convenient location. However, there are significant concerns raised by residents regarding increasing lot rent, yard maintenance issues (specifically drainage), and a perceived lack of responsiveness from management on repairs, contrasted with strict rule enforcement. The potential amenity of a lake is also mentioned, but access is currently restricted. For local users seeking "RV parks near me" who might also consider a mobile home community, Whispering Oaks warrants careful investigation and direct engagement with the park management to address the concerns raised in the reviews and to obtain a clear understanding of the current living conditions, services, fees, and regulations. A personal visit to the property is strongly recommended to assess whether Whispering Oaks Mobile Home Park meets individual housing needs and expectations, particularly in light of the reported maintenance and cost concerns.

Please stop hiking up the lot rent every year, and also kindly unlock the gate to the lake.Quiet neighborhood, clean trailer park, good people live here. Conveniently located off the 65. I do wish Whispering Oaks would create a tenants union so that the people who rent lot space had a bigger say in the operating affairs.

Feb 26, 2025 · jimmy BenhamLived here for 2 years now. When me and my fiance bought our trailer manager/beth told us that lot rent would be 385 a month. Never seen that it was 450plus. Also took 3 months to get into our place do to laziness of staff here. Was promised things that never happened to this day. They don't plow or salt the streets here I actually had to salt my street so me and my neighbors could get in.lot rent has wet up so much that we are thinking of moving. Our trailer is one of the nicest here but so many old run down ones around us. Have called office and corporate many times and never get any response.wish I could get something out of them cause I like my lot for the most but the lies and rent is getting ridiculous.

Oct 19, 2024 · debra jordanI lived there for over 9 years. When we moved in my wife was there while they were placing the trailer and told the manager at the time (Christy) that she didn't like the three trees in the back of the trailer and thought that they were to close. Christy then told her let's get you moved in first then I'll take care of it. Well after at least 2 dozen times of asking and two tree limbs coming through my roof she said that if I wanted them trimmed or cut down I would have to do it MYSELF! Well back on Derby Day I was in bed about 8:30 in the morning and not one but TWO of the trees fell not only on the trailer but on ME! It hurt my back,my ribs and my head. I'm still having back trouble to this day and am still homeless because of their neglect to up keep their property. The manager went out of town that morning ( I'm assuming because she heard about it and didn't want to deal with it). No one not ONCE called to ask how I was or offered to help me with anything. By the way when I moved in the rent was $320.00 a month. It is now $660.00!!!!
