Marion Community MHC Introduce
For local individuals and families in the Sioux Falls, South Dakota area considering mobile home living, Marion Community MHC, located at 500 S Ruth Ave, Sioux Falls, SD 57106, presents a residential option to explore. While the platform category mentioned is "rv parks near me," this introduction focuses on Marion Community MHC as a mobile home community, providing a detailed overview based on the available online information, including direct contact details and recent resident feedback. This information aims to assist local users in making informed decisions about potential long-term housing.
Marion Community MHC can be contacted directly by phone at (605) 496-9600 or via mobile at +1 605-496-9600. These contact numbers are essential for local users to inquire about current lot availability, lease terms, community regulations, and associated fees. Direct communication with the park management will provide the most accurate and up-to-date information for prospective residents.
Based on the available customer reviews, we can glean some insights into the environment, services, and features of Marion Community MHC. One recent resident who has just moved in describes it as a "quite neighborhood" where "everyone keeps to them selfs." This suggests a potentially peaceful and private living environment. This reviewer also found the management to be "very nice" and expressed their intention to make this their "forever home," indicating a positive initial impression of the community.
Another, more detailed review provides a balanced perspective by outlining both the perceived drawbacks and advantages of living at Marion Community MHC. Among the "bad things" mentioned is the concern that "their lot rents are too high." This is a significant factor for potential residents to consider and verify with the management. Additionally, this reviewer points out that "they don't take care of the community park" and expect residents to maintain it. This could be a point of contention for those who value well-maintained communal recreational spaces. The reviewer also notes ongoing issues with the roads, stating that "the roads always have bad pot holes," which could impact the quality of life and vehicle maintenance for residents.
On the positive side, the same detailed review highlights several appealing aspects of Marion Community MHC. There is an "expectation that the residents of the community keep tidy lots" and "expect the residents to keep their trailers in good repair." These expectations suggest a community that values and promotes a certain level of aesthetic upkeep and property maintenance, which can contribute to a more pleasant living environment for all residents. The reviewer also notes that "most of the residents are pleasant" and that there are "lots of families with children," indicating a potentially friendly and family-oriented atmosphere. An interesting feature mentioned is that "the water bills are shared by all parties," which could have implications for individual water costs. Furthermore, the community utilizes a garbage and recycling service with "very reasonable rates," which is a practical benefit for residents. Finally, Marion Community MHC offers flexibility in home ownership: "You can buy your own home and have it placed here, or you can buy a trailer that the community owners have already placed here. You can also buy a home from a private seller." This variety of options can be attractive to different potential residents.
Considering these points, Marion Community MHC appears to be a community with a mix of positive and negative aspects. The quiet atmosphere and nice management reported by a new resident are encouraging. The established expectations for lot and home maintenance suggest a community that values its appearance. The presence of families with children could appeal to those seeking a family-friendly environment. The flexible home ownership options also provide choices for potential residents.
However, the concerns raised about high lot rents, the lack of management upkeep for the community park, and the poor road conditions are significant drawbacks that local users should carefully consider. The shared water bill system is also a factor that prospective residents should understand fully in terms of cost implications.
For local users considering Marion Community MHC as a potential long-term residence, it is crucial to contact the park management directly to verify the current lot rental rates and inquire about any plans for road repairs or the maintenance of the community park. Understanding the specifics of the shared water bill system is also essential. Additionally, prospective residents should inquire about the process of bringing in their own mobile home versus purchasing one already on-site or from a private seller within the community. Clarification on the community's rules and regulations regarding lot maintenance and home repair is also advisable.
While the initial platform category refers to "rv parks near me," it is important to emphasize that Marion Community MHC is a mobile home park catering to long-term residential needs rather than temporary RV stays. Therefore, local users specifically seeking short-term RV parking should explore other options. However, for those interested in establishing a residence in a mobile home community in Sioux Falls, Marion Community MHC presents itself as a local option with both appealing and concerning aspects, as highlighted by resident feedback.
Promotional information for Marion Community MHC is not explicitly provided in the available data. Local users should directly inquire with the park management about any current incentives, special offers, or financing options that may be available for purchasing or leasing a mobile home lot within the community. Given the detailed feedback from residents, it would be beneficial to ask about any ongoing efforts to address the concerns raised, such as road repairs or park maintenance initiatives.
In conclusion, Marion Community MHC in Sioux Falls, South Dakota, offers a mobile home living option with a quiet atmosphere and nice management, according to one recent resident. The community also fosters a sense of order by expecting residents to maintain their lots and homes. However, potential residents should be aware of concerns regarding high lot rents, the lack of management upkeep for the community park, and poor road conditions, as reported by another resident. The shared water bill system and the flexibility in home ownership are also important factors to consider. Local users interested in Marion Community MHC should contact the management directly at (605) 496-9600 or +1 605-496-9600 to obtain detailed information about current availability, costs, community rules, and any ongoing improvements. A visit to the community would also provide a firsthand perspective to weigh the potential benefits against the reported drawbacks before making a decision about long-term residency.

Mar 30, 2024 · Shaune BlasiGreat people to work with and was told everything that we need to know up front and right before we looked at what they had
Apr 01, 2025 · Benjamin OlsenI have lived here two years and the sewer junction in my yard constantly backs up. They have raised the lot rent by $40 twice since they started putting all the new homes in. The roads were supposed to be repaved two years ago when I moved in, but are still not done and you definitely have to drive slowly. My driveway is a swimming hole when it rains or an ice skating rink when it snows. They are responsive to any problems. It is quite neighborhood and almost everyone is friendly.
Jun 05, 2023 · Kristi Carlson (Ducati)We bought our 1983 singlewide in 2021 to live simply and have time to travel more. Finally after a year and half of total renovation, we finally moved in last month. Marion is a very quiet community and our surrounding neighbors seem very friendly. The management communicates promptly and often and she is very nice. So far we do love it!! The only downside is we wish they would allow carports over driveways or first half of the yard or even a small garage that will protect vehicles from damaging inclement weather like hail storm while saving folks time from scraping off ice in the winter. But other than that, we love our tiny home inside Marion park! We are very happy with our neighborhood and this community😊
