Mathews Trailer Lodge Introduce
For individuals exploring "RV parks near me" in the San Luis Obispo, California, area, Mathews Trailer Lodge presents a distinct option, though it is primarily a mobile home park with a strong emphasis on long-term residency rather than transient RV stays. Located at 274 Higuera St, San Luis Obispo, CA 93401, this park requires a specific approach for those interested in becoming residents. The park can be reached by phone at (805) 543-3033 or +1 805-543-3033 for initial inquiries, although the application process is noted to be more direct and personal.
Mathews Trailer Lodge is described as "small, quaint and cute." This suggests an intimate and potentially charming environment, differing from larger, more resort-style RV parks. The small size implies a closer-knit community feel, which can be appealing to those seeking a more personal residential experience. While specific details about landscaping or amenities within the park are not provided, the terms "quaint" and "cute" often denote well-maintained, perhaps older, but still appealing spaces. The park's location on Higuera Street places it in a relatively central part of San Luis Obispo, offering convenient access to the city's amenities, shops, and perhaps some of its unique downtown character.
A crucial environmental factor highlighted by a potential resident is the "very very tight" parking. This is a significant consideration for RV owners, especially those with larger rigs, as it implies a challenging maneuvering experience within the park. This feedback specifically advises the park for "super ninja trailer parkers only," indicating that navigating and parking an RV or trailer here requires considerable skill and precision. Prospective residents should factor this in when considering the park's suitability for their vehicle.
Mathews Trailer Lodge is geared towards long-term residents, explicitly stating that it "does not do over night sites." This immediately distinguishes it from most conventional RV parks and places it firmly in the category of a residential community. As such, it would provide the standard utility hookups (water, sewer, electricity) necessary for extended living. However, the available information does not detail other common mobile home park amenities such as laundry facilities, clubhouses, or recreational areas. Given its "small" and "quaint" description, it's possible that extensive shared amenities are limited, with the focus being more on individual living spaces.
A unique and prominent feature of Mathews Trailer Lodge is its application and residency process. Prospective residents cannot simply reserve a spot online or over the phone for a short stay. Instead, one "have to go in and talk to the manager directly," fill out "paper applications," and then undergo an interview. The process is described as "hit or miss with getting openings" and requires applying "in advance." This indicates a highly selective and personal approach to community building, suggesting that the management seeks residents who are a good fit for the existing small community. For those accustomed to the instant booking of typical RV parks, this a significant difference requiring patience and direct engagement.
The feedback regarding management presents a stark contrast, offering two very different perspectives. One reviewer, a prospective resident who interacted with the manager while looking for a spot, expressed a positive impression, stating, "I liked the manager, he is very helpful." This suggests a manager who is willing to assist and guide potential applicants through their unique process, despite the limited availability of spaces. This positive interaction highlights a personal and helpful approach from the management side when dealing with inquiries.
Conversely, another review paints a highly concerning picture, alleging threats and eviction attempts after a new entity, "Harmony community," reportedly took over. This review claims, "Mathew Davis called me today and threatened me if I don't get in line with program I won't live to see tomorrow" and that "They do everything to get you out and evict." This severe accusation suggests potential issues with new management policies, resident rights, or communication practices following a reported change in ownership or management. Such a review points to a highly contentious and potentially hostile environment for some existing residents. It is critical for any prospective applicant to be aware of this contrasting feedback and to exercise due diligence, perhaps by attempting to speak with current residents or by seeking clarification from management regarding these serious allegations.
For individuals searching for "RV parks near me" and specifically seeking a long-term, quaint, and centrally located option in San Luis Obispo, Mathews Trailer Lodge presents a unique proposition. Its "small, quaint and cute" nature, combined with its downtown San Luis Obispo location, could be appealing. The requirement for a direct, personal application process and the manager's helpfulness in that context might suggest a more curated community environment for those who successfully gain entry. The explicit statement that the park does not offer overnight sites clearly promotes it as a long-term residential solution.
However, potential applicants, especially RV owners, must heed the warning about "very very tight" parking and assess their comfort level with navigating such conditions. More critically, the severe allegations regarding management behavior and eviction attempts require serious consideration. While one review speaks positively of a past interaction, the highly negative and accusatory review about new management raises significant red flags regarding resident relations and stability. Prospective residents should approach with caution, gather as much current information as possible, and perhaps consult legal advice if considering a long-term commitment. It is imperative to engage directly with the current management team at (805) 543-3033 to clarify the current ownership, management philosophy, and address any concerns raised by conflicting reviews before making any commitments. The park's distinct operational model and the divergent resident experiences make it a unique but complex option within the San Luis Obispo long-term living landscape.

Mathews Trailer Lodge Reviews
I did not stay here so my rating is based on my interaction with the manager as they had no spots open. We were looking for a one month spot. This park does not do over night sites. The park is small, quaint and cute. You have to go in and talk to the manager directly, he had paper applications for you to fill out and he will then interview you. You need to apply in advance, it is hit or miss with getting openings. We are applying for next winter. I liked the manager, he is very helpful. The parking is very very tight so I would advise for those who are super ninja trailer parkers only.
Jan 07, 2018 · snobird33Harmony community has taken over this mobile park. Mathew Davis called me today and threatened me if I dont get in line with program I won't live to see tomorrowThey do everything to get you out and evict i have lawyer's and will see who wins
Mar 05, 2023 · Dianne TuttleOne of the managers Nick threatened my parents with a non existent co sign contract. The threat was on 9/25/21 by phone. A strong arm attempt to repo a travel trailer and hold accountable people who are not responsible for the tenants behavior. Nick tried to offer a "form" that released liability from the past due rent (i am a landlord, a balance must be achieved between covid tenants and landlords rights and payments) but threats of coming after parents after a failure of their sons downfall is actually criminal menacing. Also Nick is out of town dealing with "the big picture". If he contacts my family again i will bring legal action on harassment.
