Mineral Springs MHP, LLC is a mobile home park located at 5807 Horseshoe Drive, Raleigh, NC 27603, operating within the broader category of "RV Parks Near Me" for those seeking long-term residential solutions. While some RV parks primarily cater to transient travelers, mobile home parks like Mineral Springs MHP typically focus on providing lots for manufactured homes, offering a more permanent living arrangement. This introduction aims to provide a comprehensive and objective overview of what one might expect from Mineral Springs MHP, LLC, based on available information, including resident feedback.
Mineral Springs MHP, LLC is situated in Raleigh, North Carolina, a growing metropolitan area known for its vibrant culture, educational institutions, and economic opportunities. The specific address, 5807 Horseshoe Drive, places it within a suburban context. This type of environment typically offers a balance between accessibility to city amenities and a more residential, often quieter, atmosphere compared to dense urban centers. The park itself is composed of individual lots where residents place their manufactured homes. The overall aesthetic and upkeep of the park can vary, and prospective residents might consider visiting the location to assess the general appearance of the community, including landscaping, common areas, and the condition of the homes within the park. Given its Raleigh location, residents would have access to the city's parks, greenways, shopping centers, healthcare facilities, and employment opportunities. It's important to note that while Raleigh offers excellent connectivity to major roads, prospective residents should consider the park's specific walkability and public transit options, which, according to general data for similar areas, can sometimes be limited, often requiring a car for most errands.
As a mobile home park, Mineral Springs MHP, LLC primarily provides land leases for manufactured homes. The core service is the provision of a lot for residents to place their homes, along with access to essential utilities. Prospective residents would typically own their mobile home and lease the land from the park. The park's management is responsible for maintaining common areas and enforcing community rules and regulations. The phone numbers for inquiries are (919) 772-1643 and +1 919-772-1643.
Based on customer reviews, the management style and adherence to rules are significant aspects of life at Mineral Springs MHP. One review highlights a perception of "constant rule regulation fines," citing instances of fines for "an extra vehicle in your driveway," "a single cracked blind," and restrictions on items in yards and on porches, such as swing sets or trampolines. This suggests a management approach that is vigilant about maintaining specific aesthetic and operational standards within the park, with a strict enforcement policy and associated penalties, reportedly reaching $150 per violation. The review also mentions that "things that weren’t an issue for years before have randomly popped up as rule violations," implying that rules may be updated or interpreted with increasing stringency over time, in addition to reported annual rent increases.
Conversely, another resident review offers a contrasting perspective, describing Mineral Springs MHP as an "amazing place to live" with a "nice atmosphere" that is "really quite wonderful place to raise kids." This review specifically praises the property manager, Shannon, as "awesome" and always available to help. This disparity in feedback suggests that individual experiences within the park can vary significantly, possibly depending on adherence to rules, personal expectations, and interactions with management. It indicates that while some residents may find the rules restrictive and financially burdensome, others may appreciate the efforts to maintain order and a family-friendly environment, and value the responsiveness of certain staff members.
Common features in mobile home parks that residents would expect, though not explicitly detailed for Mineral Springs MHP, often include:
- Utility Hookups: Essential services like water, sewer, and electricity hookups are standard for manufactured home lots.
- Community Rules and Regulations: These govern aspects such as vehicle parking, exterior appearance of homes, landscaping, noise levels, and pet policies.
- Management Office: A point of contact for residents to address concerns, pay rent, and understand park policies.
- Maintenance of Common Areas: Management typically maintains roads, streetlights, and any shared facilities.
For those exploring "RV Parks Near Me" in the Raleigh area with a view towards long-term living in a manufactured home, Mineral Springs MHP, LLC presents an option. It caters to individuals and families seeking a more permanent dwelling than a traditional RV site, within a community setting. The conflicting reviews underscore the importance of due diligence for prospective residents. It is highly advisable to:
- Visit the Park in Person: Observe the general condition of the park, the upkeep of individual homes, and the overall atmosphere.
- Review the Lease Agreement and Rules Thoroughly: Pay close attention to all terms and conditions, especially those related to fees, fines, vehicle policies, yard maintenance, and exterior home standards. Understanding these rules upfront is crucial to avoid potential conflicts or unexpected costs.
- Speak with Current Residents (if possible): Gaining diverse perspectives from existing residents can provide valuable insights into daily life within the park, including their experiences with management, rule enforcement, and community dynamics.
- Inquire About Rent and Fee Structures: Understand not just the base lot rent but also any additional fees, utility charges, and the frequency of rent increases.
The positive feedback about a "nice atmosphere" and a "wonderful place to raise kids" suggests that for families who are comfortable with structured community living and willing to adhere to established guidelines, Mineral Springs MHP could be a suitable environment. The mention of "Shannon the property manager is awesome" indicates that responsive and helpful management can significantly enhance the resident experience. However, the concerns about "constant rule regulation fines" and arbitrary rule changes highlight a need for transparency and clear communication regarding park policies. Prospective residents should weigh these different aspects carefully to determine if Mineral Springs MHP, LLC aligns with their expectations for a mobile home park community in Raleigh, North Carolina.

Mineral Springs MHP, LLC Reviews
Mineral Springs Mobile Home Park is the prime example of a park taking advantage of hard working families by creating a stream of passive income for the owners/management via constant “rule regulation fines”. We get fined for pretty much everything… for having an extra vehicle in your driveway, fines for a single cracked blind, they tell you what you can have in your yard, on your porch. You can’t have a swing set or small trampoline, But you have to comply unless you want to pay a $150 fine regardless of how ridiculous the violation is. Things that weren’t an issue for years before have randomly popped up as rule violations, so it just feels very unfair and honestly very frustrating. And I am NOT interested in emailing anyone from Management or any other department. These “rules” are beyond ridiculous for a trailer park and have been adding new violations every year as well as an increase in rent. Seriously, listen to the other guy and DONT MOVE HERE

Oct 23, 2018 · Jameica BellIf you're thinking about moving, don't do it every day. They want to take advantage of you changing this and that. Sometimes we don't have the money to do it, so it's not done. Who doesn't like to live in a better place? But sometimes the economy doesn't allow it...I regret moving here, it's worse than living in apartments
