Briarwood Mobile Home Community Introduce
Welcome to Briarwood Mobile Home Community, located at 4950 W Farm Rd 156, Brookline, MO 65619, USA. For local users searching within the category of "RV parks near me," it is essential to understand that Briarwood Mobile Home Community is a residential area intended for the long-term occupancy of mobile homes, rather than short-term stays typically associated with RV parks. The information available regarding this community is derived from recent customer reviews, which raise serious concerns for prospective residents.
Briarwood Mobile Home Community can be contacted at (417) 213-4264 or via mobile phone at +1 417-213-4264. However, as indicated in the customer reviews, reaching the management may be challenging.
The customer reviews for Briarwood Mobile Home Community paint a concerning picture of the current living conditions and management. One reviewer, whose family has had a mobile home at Briarwood Village for several years, recounts a significant decline in the community's safety and management presence over the last six months. They state that while past management was "amazing" and actively maintained the property and tenant behavior, the current situation is drastically different. This reviewer details a series of negative incidents, including break-ins, squatting, stolen trash carts, other property theft, and property damage to their mobile home. They emphasize that "no one is ever there" to address these issues and that repeated calls to all provided numbers go unanswered.
This lack of management presence has had severe consequences for the reviewer and their property. Despite paying lot rent and water fees (even for water not being used while they attempted to upgrade the mobile home), the lack of security and oversight has led to such extensive damage that the mobile home will now have to be scrapped. The reviewer explicitly states that the community has become a "dangerous place and landfill of a place" due to new tenants and the absence of on-site management. They further claim that the police are well aware of the issues at Briarwood due to the "type of people they have allowed to move in" without adequate security or management.
Another reviewer corroborates the difficulty in contacting the management, specifically mentioning the "Park manager (Cheyenne) NEVER answers the phone!!!" This individual also states that they have driven to the manager's office "several times" only to find it "always closed," indicating a significant lack of accessibility and responsiveness from the management.
Based on these recent and concerning reviews, the environment of Briarwood Mobile Home Community appears to have deteriorated significantly. The absence of active management seems to have contributed to a decline in safety, security, and overall maintenance of the property. The description of the community as a "dangerous place and landfill" suggests potential issues with cleanliness and the behavior of some residents. The alleged lack of response to property damage, break-ins, and squatting indicates a severe neglect of residents' well-being and property rights.
Services that were reportedly in place under previous management, such as regular maintenance and enforcement of tenant behavior, seem to be absent currently. The lack of response to phone calls and the consistently closed management office suggest a breakdown in communication and service provision. While basic utilities like water are presumably still provided (as one reviewer mentions paying for it), the overall level of service and support for residents appears to be severely lacking.
Features that might typically be associated with a mobile home community, such as security measures, on-site management, and community maintenance, are either non-existent or severely deficient according to the reviews. The alleged increase in crime and the lack of any visible security presence are significant concerns. The inability to contact the park manager suggests a fundamental failure in the management's responsibility to be accessible and responsive to residents' needs and concerns.
There is no mention of any positive features or amenities in the provided reviews. The focus is entirely on the negative aspects of the current management and the resulting decline in the community environment and safety. Any features that might have existed under previous management are overshadowed by the current issues.
Similarly, no promotional information is available. Given the serious nature of the complaints in the reviews, it is highly unlikely that any promotions would outweigh the significant concerns regarding safety, security, and management responsiveness. Prospective residents would be strongly advised to consider these issues very carefully before even considering this community as a potential long-term living situation.
The repeated emphasis on the lack of management presence and the resulting negative consequences strongly suggests a systemic problem within Briarwood Mobile Home Community. The inability to contact the manager and the alleged increase in criminal activity and property damage create a highly unfavorable picture for anyone seeking a stable and safe residential environment.
In conclusion, based on the recent customer reviews, Briarwood Mobile Home Community in Brookline, Missouri, appears to be facing significant challenges related to the absence of effective management, a decline in safety and security, and a lack of responsiveness to residents' concerns. The environment is described as dangerous and poorly maintained. Essential services and features expected in a mobile home community seem to be severely compromised. For local users searching for "RV parks near me," it is crucial to understand that Briarwood is a mobile home park for long-term residency, and the available information strongly suggests that prospective residents should exercise extreme caution and thoroughly investigate these issues before considering living in this community. It would be prudent to seek alternative housing options that offer more reliable management and a safer living environment.

Briarwood Mobile Home Community Reviews
My parents mobile has been sitting at briarwood village for years we were assured there was a presence there and it would be safe on their property while we work to upgrade it. Long time ago management was amazing and was on property every days maintaing property and tenant behavior. In the last 6 months our mobile has been broken into, squatted in, trash carts stolen, property stolen, property damaged, and no one is ever there. I have called every number given and no one ever answers. I pay the lot rent every month including for water that I do not use because we have been trying to fix up the mobile and upgrade it. With the new tenants that have moved in and no management on property it has become a dangerous place and landfill of a place. Even the police know of the place so well because of yhe type of people they have allowed to move in with no secuirity or management present. The mobile has been so damaged I will have to scrap it now because I don't have the time to fix all the damage that has been done.
May 01, 2025 · Nikki MoorePark manager ( Cheyenne) NEVER answers the phone!!! I’ve drove to her office several times and it’s always closed. I need someone to please contact me asap.
Feb 11, 2025 · Martina JimenezThe new management team is very accessible. When I have a problem they get to it as soon as possible. When it's fixed it stays fixed.
Feb 19, 2025 · Sabrina MarcusThis so called park manager Cheyenne NEVER ANSWERS the phone! Why the hell is there even a phone number for her??
Feb 11, 2025 · Ana c Cano1/21/2024 - NO WATER IN PARK NOW ON DAY 4!!!!! Do not move here..The park hasn't had water for 4 days!!!! No responses to phone messages no emails NOTHING!!!!Right in the middle of winter!! Residents are LIVID 😡 I am a disabled senior who is contacting code enforcement, senior services health dept, news stations anyone that can enforce and fine this Corp for multiple violations. Our goal for 2024 is to move out of this hell hole!Prior post 2023I've removed my prior posts thinking the new corporate owners would address the many issues in the park...My husband and I are both retired professionals. We thought we could retire here and travel. Park ownership has changed numerous times...managers have changed about 20 times in the last 5 years. We now have ANOTHER manager. Unfortunately, I've had the pleasure of meeting the most unfriendly manager this park has seen in the 5 years that we have lived here...she is unprofessional and misinformed..she has never taken the time to introduce herself the only introduction was her rude letter to all the residents.. this park is replacing and breaking numerous water lines around our trailer...We had our front bedroom/bathroom flood out because of a ruptured pipe...this happened when we were out of town..our neighbors saw the water leak and they contacted the corp office to send someone to shut off our water. Maintenance finally arrived and proceeded to pull our skirting off to shut off our water. We came home from vacation and saw the skirting ripped off and we realized our water was off. Why didn't someone from the office call me about what happened? We were an hour away. We could have come home. I had to call the office when we got home to find out what happened. There are contractors in the park breaking water pipes. The water pressure changes when this happens, which busted our pipe. This pipe busted 5 times in 2 weeks. We had a plumber fix the problem yesterday...we have to leave 2 pieces of skirting open to dry out everything...today I received my 1st violation that I have ever received in the 5 years that we have lived here...for 2 removed pcs of skirting...Why didn't management call me to discuss? Why are other tenants only given verbal warnings? We were going to eat the plumbing bill but now with this ridiculous violation I'm going to speak with my lawyer..This park is a dang mess...There are no amenities..no park for the kids..park is in dire need of major repairs.. there are large pot holes and much needed street repairs, landscape is overgrown, there is no maintenance person designated to this park, mailboxes are old and ripped apart and management removed the cover for the mailboxes so there is no coverage from the elements. I do not recommend purchasing a home here. If I would have known that we would have been treated so poorly I would have never bought our home here at Briarwood.
