Mobile Manor MHP Introduce
For those seeking "RV parks near me" that offer a more permanent or long-term living arrangement, mobile home parks often present an alternative. Mobile Manor MHP, situated at 3503 58th Ave N, St. Petersburg, FL 33714, USA, is identified as a fifty-five plus park, suggesting it caters to residents aged 55 and over. The community offers options for both seasonal and full-time living, positioning itself as a potential home for retirees and snowbirds alike.
One of the positive aspects highlighted in the provided information is the park's commitment to infrastructure. The owner of Mobile Manor MHP states that they are "always improving the Streets and maintaining a good safe park." This suggests an ongoing effort to ensure the physical upkeep of the community, contributing to a potentially pleasant and secure environment for its residents. Additionally, the park is noted to be "close to all amenities," implying convenient access to shopping, dining, healthcare, and other essential services in the St. Petersburg area. This proximity to local conveniences can significantly enhance the quality of life for residents.
Furthermore, Mobile Manor MHP features a "clubhouse" that is available for "some fun activities." Clubhouses in mobile home parks often serve as central hubs for social gatherings, recreational events, and community activities. This amenity can foster a sense of community among residents and provide opportunities for engagement and entertainment. The mention of "fun activities" suggests a potentially active social environment within the park.
However, it is crucial to address some significant concerns raised in the customer reviews. One review includes a "⚠️⚠️Renter Beware⚠️⚠️" warning, indicating potentially serious issues that prospective residents should consider. This review mentions a "large amount of rats" within the park. Specifically, the reviewer notes that the rats tend to be around the back of the park where the trash can is located, as well as in the middle near the shuffleboard court, suggesting a potential pest control issue in these areas. The reviewer also proposes potential solutions, such as laying traps near walls where rats might travel.
In addition to the pest concern, the same review raises concerns about the management and owner. The reviewer describes an initial interaction with the manager as "a bit strange." More seriously, the review states having spoken with "quite a few former residents" who allege that "the owner seems to be treating people very poorly and making them feel uncomfortable (specifically woman)." This is a serious accusation that warrants careful consideration. The reviewer also mentions a "rumor" about the owner finding "loopholes into keeping your trailer," although this is explicitly identified as unconfirmed. However, the reviewer notes that "previous reviews seem to support it" and suggests a potential "correlation with the targeting of women to keep their trailers."
In a response to this review, the owner clarifies that the reviewer's remarks about being "strange" were directed at the manager, not the owner, as the reviewer had never met the owner. However, the owner does not directly address the allegations made by current and past residents regarding the treatment of single women. This lack of direct response to these specific and concerning allegations might be a point of consideration for potential residents.
Regarding the rat issue, the owner's response does not directly address the problem or any steps taken to mitigate it. This absence of a direct response to a significant health and safety concern raised by a reviewer is noteworthy.
It is important to balance these negative reports with the owner's statement about "always improving the Streets and maintaining a good safe park" and the positive mention of the park being a "Great place to live seasonal or full time" and its proximity to amenities. These positive aspects suggest that the park may offer some benefits to its residents.
Based on the available information, potential residents of Mobile Manor MHP should be aware of the following:
- Positive Aspects:
- The park is a 55+ community catering to seniors.
- It offers options for both seasonal and full-time living.
- The owner states that efforts are made to improve streets and maintain a safe park.
- The park is reportedly close to local amenities.
- There is a clubhouse for social activities.
- Concerns Raised:
- Reports of a significant rat problem in certain areas of the park (near the trash and shuffleboard court).
- Allegations from former residents about the owner treating people poorly, particularly single women, and making them feel uncomfortable.
- Unconfirmed rumors, supported by previous reviews according to one reviewer, regarding the owner potentially finding ways to keep residents' trailers.
- A reviewer described the manager as "a bit strange."
- The owner's response to the negative review did not directly address the allegations regarding the treatment of women or the rat issue.
For local users searching for "RV parks near me" who might be considering Mobile Manor MHP for long-term living due to its 55+ status and location, it is strongly recommended to conduct thorough due diligence. This should include:
- Visiting the park in person: Assess the overall environment, cleanliness, and condition of the grounds, particularly the areas mentioned in the negative reviews (near the trash and shuffleboard court).
- Speaking with current residents: If possible, try to have informal conversations with residents to get their firsthand experiences of living in the community.
- Inquiring about pest control measures: Ask management specifically about any steps being taken to address the reported rat issue.
- Seeking clarification on management practices: While direct communication with the owner may be limited based on the reviews, try to understand the park's policies and procedures.
Given the serious nature of the allegations raised in the reviews, potential residents should proceed with caution and ensure they feel comfortable and confident before making any commitments to live at Mobile Manor MHP. While the park offers some appealing features such as its age restriction, location, and clubhouse, the reported concerns regarding pest issues and resident treatment are significant and warrant careful investigation.

Mobile Manor MHP Reviews
⚠️⚠️Renter Beware⚠️⚠️The park has a large amount of rats and the manager when I met him was a bit strange. I’ve talked quite a few former residents, the owner seems to be treating people very poorly and making them feel uncomfortable (specifically woman). I’ve also heard that the owner is known to find loopholes into keeping your trailer. I can’t confirm this as it was a rumor. But previous reviews seem to support it. Perhaps there may be a correlation with the targeting of women to keep their trailers.Response to the owner:My remarks were made about the manager being strange towards me. Not the owner, I’ve never met the owner actually. But I’ve spoken to quite a few of your current and past residents and they all consistently did say that the owner targets single women and makes them feel extremely uncomfortable. As far as the rat issue goes, they tend to be around the back of the park where the trash can is located as well as the middle where the shuffleboard court is. It seems that building is left empty most of the time and the rats perhaps take up residence there. I’d suggest maybe laying a few traps next to the walls as rats tend to run up and down the walls to be in partially covered from predators.

Aug 08, 2022 · Ardel MacPhersonMy father has been living here several years and it's a clean, quite, and very secure little mobile home park if your looking to kick back and enjoy a quiet retirement. It is 55+ but it's centrally located and they have full time security on the premises so never have had any issues with break ins or thefts in the last 5 or so years he's been there. highly recommend 🥰
Sep 29, 2021 · M K (Nerdy)Drove through the park looking to own a mobile home, but find the property undesirable. The police were there on Sunday as I drove through I would not feel safe living in this community as I noticed broken doors in laundry room and the gazebo was rotten and moldy.
Dec 13, 2022 · Cynthia HahnMobile Manor is a small, quiet and peaceful park. The owner is fair. He has rules and expectations for his park. The rules are fair expectations are reasonable. Those that complain are those that usually break the rules.
