This is close to the Black Canyon of the Gunnison north rim drive which is under 30 minutes away . Hotchkiss is a great spot to get to many surrounding areas. Grand Mesa, wineries and orchards. The host is friendly and we will be back whenever we stay in this area. Dog friendly and my only recommendation is to add a small fenced dog run area. With the large grass areas you do have plenty of places to walk your dogs.

Brian himself told me as long as we give a 2 week notice before move out or at least not tell him the day of move out, we would receive our deposit back. We gave a 2 week notice as I was told we’d need to do. Our move out day came, and was told we won’t get the deposit back because we didn’t give a 30 day notice. This man will also rip you off on your electric. We were gone for 2 weeks for Christmas and he claimed we still used as much electric for 2 weeks as we do for a whole month. There was absolutely no way. If I could have given 0 stars, I would have.
Mar 24, 2025 · Shawnda AndersonFirst, the picture of the mountains and lake is not the view from this campground when you go to other websites. You cannot see any mountain views from this campground until you start to leave. The owners have their camper on the first lot in the middle of the circle, and this is only a one-loop campground. I am noticing that lot 10 seems to be where they put non-seasonals, and you have no view except for a brown weed-filled pasture. The showers and bathrooms are terrible. The showers are $5 a shower, and the ceiling is falling down in them (see pictures). With a family of four, getting ready takes a long time when your camper has only one bathroom. The toilets have no running water and are composting at the bottom. The other problem is that the owners have a medium-sized dog that they let go around the campground and go and do whatever it wants to. The dog is not on a leash; it goes on other campers' lots, including ours. I called the owner, and he said he would not put his dog on a leash. He wanted to tell me that his dog is nice, and if my dog was not that his dog would just walk away. Really, when my 14-pound Boston gets mad that another dog is near our camper and snips at his dog, his dog will just walk away? This is one of the most ridiculous things I have ever heard. The owner cannot predict how his dog will react to another dog going after it. I have seen little dogs get killed by larger dogs. It doesn't take much. Many of the seasonal campers have junky old campers, and our neighbors were kind enough to chain their two dogs out all night long at the picnic table, and they barked all night and all morning. I didn't bother calling the owner since he didn't care about anyone else. Strangely, the owners of a CAMPGROUND do not want their paying customers to be happy and safe. We will never camp here again, and we come to this area a lot, our family lives here. Also, no firepit, which was a huge disappointment. We camped at Mountain Valley Meadows in a Fifth Wheel.
Aug 21, 2023 · Country GirlNice park with a great location near Paonia wine country. The park was full, but Alice was kind enough to accommodate us in an "overflow" space that had water and electric but no sewer hookup which was fine with us. I was very happy with our spot, which fronted to the grassy area of the park. I found it amazingly nice and peaceful. An easily fair trade for no sewer hookup in my book. To stretch out our tanks I had access to the showers which could use a bit of updating, but worked fine. If you have ever been camping in the wilderness....you are probably familiar with composting toilets. I used them to help stretch out our tanks so my wife wouldn't have to. We did a few loads of laundry, and got propane tanks filled by Alice's husband. Super kind man I would see out every day working on the grounds, mowing, watering, and basically caring for the property. We worked from our rig with a Verizon hot spot and had no issues with our connection. The City Market is just down the hill for any groceries one might need, including a locally owned drive up coffee place. Azura and Quitorie wineries are close by....and very nice, welcoming patios where one can enjoy some vino and take in the beautiful views of the valley. Our daughter lives in Paonia, only a few minutes drive away. We enjoyed our week and plan to return.
