Scio Farms Introduce
Scio Farms is a mobile home park located at 6655 Jackson Rd. ATTN: OFFICE in Ann Arbor, Michigan. While the primary function appears to be long-term mobile home rentals, it is possible that Scio Farms also offers accommodations for RVs, potentially placing them within the search category of "RV parks near me" for individuals seeking such facilities in the Ann Arbor area. To confirm whether RV sites are available and to inquire about their amenities and policies, direct communication with the park management is essential.
Based on the limited customer feedback available online, it is crucial to approach an introduction of Scio Farms with utmost objectivity and a strong emphasis on the significant concerns raised. The two reviews provided paint a very negative picture of the community, particularly concerning the management, property maintenance, and billing practices.
The first review details a frustrating experience with the application process for a rental manufactured home. The reviewer states they were initially informed by a staff member named Leah that approval was based solely on income and that a credit check would not be performed. Based on this information, the reviewer submitted their application. However, they were later informed by another staff member, Janet, that their application was denied due to credit. Despite clarifying the initial information provided by Leah, a manager named Patty reportedly offered only a brief apology, acknowledging the misinformation as a "learning experience" but failing to address the negative impact on the reviewer's credit score. This incident raises serious concerns about the accuracy of information provided by staff and the management's handling of their errors, potentially leading to negative consequences for prospective tenants.
The second review describes a severely negative living experience at Scio Farms. The reviewer claims that upon moving in, essential utilities like air conditioning were not functioning. Furthermore, they reported a broken refrigerator that remained unrepaired for months. The quality of the mobile home itself was criticized, with allegations of cheap materials and faulty installations, such as reversed hot and cold water in a bathroom and a constantly running toilet that resulted in exorbitant water and sewer bills. Despite paying lot rent and mobile home rent, the management allegedly attributed the running toilet issue to the tenants. The reviewer also mentioned a broken oven that took two weeks to be replaced. Most concerningly, the reviewer alleges that after they vacated the property, the management renovated the entire mobile home and unfairly charged the costs to their account, labeling the property company as "the most shadiest ever" and a "cash and grab." This review paints a picture of neglected maintenance, poor property conditions, and potentially unethical billing practices.
Given these two highly critical reviews, there is no positive information available regarding the environment, services, or features of Scio Farms. The feedback strongly suggests potential issues related to:
- Management: Allegations of providing inaccurate information during the application process, poor communication, and potentially unethical billing practices after tenants vacate.
- Property Maintenance: Claims of neglecting essential repairs, including malfunctioning appliances, plumbing issues leading to high utility bills, and overall poor quality of rental units.
- Living Conditions: Reports of non-functional utilities upon move-in and a general lack of timely maintenance.
- Transparency and Honesty: Serious accusations of misrepresenting information during the application process and unfairly charging tenants for post-occupancy renovations.
There is no information provided in these reviews about any amenities that might be available at Scio Farms, such as laundry facilities, communal areas, or recreational spaces. Similarly, there is no mention of any promotional offers. The focus of the feedback is overwhelmingly negative, highlighting significant concerns about the management and the quality of the living experience.
If you are considering Scio Farms as a potential residence or an RV stop in the Ann Arbor area, it is imperative to take the extremely negative feedback into very serious consideration. We strongly advise the following steps:
- Contact the management directly at (734) 663-8822 or +1 734-663-8822. While the reviews suggest potential difficulties with management, attempting to get their perspective on the issues raised and inquiring about their policies and procedures is still a necessary step. Ask specifically about their application process, maintenance protocols, and billing practices. Inquire if they offer RV sites and, if so, about the amenities and services provided.
- Visit the park in person. If you choose to visit, carefully observe the overall condition of the property. Look for any visible signs of disrepair or neglect. Assess the general environment and whether it aligns with the serious concerns raised in the reviews.
- Attempt to speak with current residents. If possible and safe to do so, try to speak with residents to get their firsthand experiences of living at Scio Farms. Their insights can be invaluable in understanding the actual living conditions and management practices.
- Thoroughly review any lease agreements or rental terms before signing anything. Pay close attention to clauses regarding maintenance responsibilities, billing procedures, and move-out conditions.
- Document everything. If you do choose to proceed, maintain detailed records of all communications, maintenance requests, and any issues encountered during your tenancy.
- Exercise extreme caution before making any commitments to live at Scio Farms. The severity of the allegations in the reviews suggests a potentially problematic living situation.
Given the overwhelmingly negative and serious nature of the feedback, it is impossible to provide a positive or encouraging introduction to Scio Farms. The available information strongly suggests that potential residents or RV guests may face significant challenges related to management responsiveness, property maintenance, and potentially unethical billing practices. Therefore, proceeding with extreme caution and conducting thorough personal investigation is paramount.
If Scio Farms does offer RV sites and falls under the category of "RV parks near me," potential RVers should be equally wary of the issues raised in the reviews. Even for a short-term stay, concerns about unresponsive management and potential billing discrepancies could negatively impact the experience. It would be wise to inquire specifically about the condition of RV sites, the availability of essential amenities, and the park's policies regarding billing and disputes before booking a stay.
In conclusion, the available customer reviews for Scio Farms in Ann Arbor, Michigan, paint a concerning picture of the community, citing serious issues with management practices, property maintenance, and billing. Potential residents or RV guests are strongly urged to exercise extreme caution, conduct thorough personal investigation, and be fully aware of their rights before considering this property.

Scio Farms Reviews
I am writing this review because I don't want anybody to experience what my husband and I went through. I had Leah from Scio Farm, email me about Manufactured homes that were for rent. I called Leah to tell her I was very Interested In one of the rentals. I asked Leah what the requirements were to get approved. Leah said that it was based off of Income only. I told her perfect! That I did not want to apply, if it took a hit to my husband, and I credit. I sent Leah all our forms and reached out a couple of days later for an answer to our application. When I called Janet answered the phone to inform me, that Leah was out of the office. Janet told me she could look at our application statues. Janet told me that our application, got denied due to credit. I said to Janet, No Leah said the application was based off of income and not credit. Janet was like well we go off of credit. I told Janet that wasn't what I was told on the phone, by Leah. I asked to speak to a manager, Patty called me back and I explained everything to her. Her response was sorry, but we go off of credit. I told Patty why your staff would, give the wrong information. That my husband and I credit is going to get a hit. All Patty said that I will talk to my staff, and this will be a learning experience. I am sorry but giving the wrong information and causing a hit on someone's credit. All I got was a sorry from Patty, but Sorry Isn't going to change the hit on my credit. why I wrote this review, is to help people out. Don't want anybody to get the wrong information.
Mar 18, 2025 · sherry yeomanAbsolutely the worst property rental ever. When we moved in they didn't bother to turn our ac on. Our refrigerator was broken for months. Doors were falling apart you could tell the cheapest material was user for everything built in the trailer, the hot and cold water were switched in our middle bathroom the toilet in that same bathroom was running which ran our sewer and water bill through the roof. Our oven broke and although they replaced it. We were 2 weeks without a oven. All this stuff maintenence was slow to get to they Said the toilet running was our problem even though we were paying the property lot rent and rent on the mobile home. After we vacated the home. They literally went in renovated the entire mobile home and threw all the work on our tab literally the most shadiest property company ever. They do not deserve your business. I would never recommend this place to anybody it's a cash and grab
Mar 04, 2025 · Trevaughn MarshallManagement seems to change often. Salting and snow removal from roads is often half ass, or done after it has already been drove on and froze. Rules such as pets on leashes, speed limit, and sound ordinance is not enforced. Well other rules such as blinds and appearance of homes, and mowing the lawn are heavily enfored. Mail is often lost or stolen. Packages stole even more so. Lots and lots of vehicle break-ins. Multiple homes get broke- in.The best thing here are the people who contribute to our little community. We do have a good number of great people who look out for others in the neighborhood.Prices of homes are insane! Buying a house is likely cheaper than renting or owning in the park. Even owning your trailer and just paying lot rent is running people around $1000 a month!
Jan 10, 2025 · SpencerMay 2025: Update: New Manager, and she is a goody. I really like her, she has the knowledge and the people skills, she is a tiny young woman, and she is fair. I like her. I think she is going to be good for the park. She has done some things for the park that no one has seen, but it is for the good of the whole park. This was a good move on behalf of Sun Communities. Ms. Patty, I wish you much success, I think this community is really going to like you and you will do them fair.2024:I go back and forth with this community. On one hand I like the location, on the other hand the park is always dirty. They have told me they hire a sweeper to come in, but I have only seen once, but I work a lot; cig butts from the humans and poo from the animals are everywhere. Most time I see folks and they have a pet but they are not carrying a bag and it appears the tinier the dog, well the poo must be so small they don't think they have to pick it up, and they don't and it is disgusting, and no clean up from grounds crew. I don't go to the pool so that does not bother me. I go to the weight room and that is nice. They also have a remoteless key for entry, that is nice.I notice the management changes frequently. They had a lady in their for a long time and I liked her, but she has since moved on, her name started with a 'J', we all miss that lady, she was real, sad they could not keep her. She was helpful. I called yesterday and someone answered the phone, not the standard Jeanette and she sounded like she came from something, idk what. I usually don't call the office because honestly if you own your place, they do not have much of a responsibility to you.The maintenance, idk what they do. Most of the time, I guess they are handing out tickets, yes they issue tickets now for all sorts of things, so they spend most of the time doing this - unproductive. They should be plowing but why do they put all the snow in the driveways? We shovel and then they plow us in right afterwards. I have no idea how the seniors deal with this. It is pitiful. Did I mention that we pay at least 870 a month for lot rent and that does not include anything but your lot and tickets if you don't mow your lawn or if you don't mow it according to their time schedule. On the bright side they do try to hire folks that are nice for the most part, and I guess that hearing no from someone nice is better than from someone who is not nice.......
May 02, 2025 · M PI bought a place here a month ago. It was time sensitive had to move quickly. The front staff were amazing all the way through.. even offering to stay late with me because I couldn't get off work. My partner saw the place and gave it a thumbs up. The property is beautiful but the home has some minor issues. I will address with the office soon and will update my review accordingly. The neighbors are kind and friendly and the property is busy but respectful and quiet. I love it so far.
