Newells Mobile City Introduce
Are you searching for "RV parks near me" that also offer long-term mobile home living options in the Napa Valley? Consider Newells Mobile City, situated at 4427 Solano Ave, Napa, CA 94558, USA. This mobile home community can be contacted at (707) 255-7494 or +1 707-255-7494 for inquiries about residency and availability. Based on the information gathered, Newells Mobile City presents a community-oriented living environment with a range of amenities, but potential residents should also be aware of reported challenges related to the management's approval process for new buyers.
One positive review describes Newells Mobile City as a "nice mobile home community with friendly staff and owners." This resident highlights the welcoming nature of the community itself, noting the presence of several appealing amenities. These include a members-only pool, providing a private recreational space for residents; a dedicated dog park, catering to pet owners within the community; a playground, suggesting a family-friendly environment; walking trails, offering opportunities for exercise and enjoying the outdoors; a storage lot, providing convenient space for residents to store extra belongings; and a recreational hall, which could serve as a venue for community events and gatherings. The reviewer concludes by stating that it is "overall a nice place to live with competitive prices for lots," indicating potential affordability and a positive overall living experience for some residents.
However, a contrasting and significant concern is raised in another review, which details considerable frustration experienced by both a seller and prospective buyers of a mobile home within Newells Mobile City. This review indicates potential difficulties in obtaining approval to reside in the park, even for buyers with strong financial profiles, including "800 plus credit scores," a history of stable employment, and sufficient income. The reviewer states that the buyers "can not get an approval for this park," leading to a stalled sale. Furthermore, the seller's home had reportedly been on the market for almost a year due to the inability of potential buyers to meet the park's requirements. Based on this experience, the reviewer explicitly advises against buying in Newells Mobile City, suggesting that prospective buyers may "waste time and money on inspections, application fees, etc." This feedback highlights a potentially stringent or unclear approval process that could pose a significant barrier to entry for new residents.
Considering these two contrasting perspectives is crucial for anyone evaluating Newells Mobile City as a potential "RV park near me" offering long-term residency or as a mobile home community. The positive review paints a picture of a friendly, amenity-rich environment with a sense of community. The negative review, however, raises serious concerns about the management's approval process, which could lead to significant frustration and financial loss for both buyers and sellers within the park.
To provide a broader understanding, mobile home communities like Newells Mobile City typically offer a different living arrangement compared to traditional RV parks that primarily cater to temporary stays. Mobile home parks often involve residents owning their manufactured homes but leasing the land or "lot" on which their home is situated. The amenities mentioned in the positive review – pool, dog park, playground, walking trails, storage lot, and recreational hall – are common features designed to enhance the quality of life for long-term residents and foster a sense of community.
The environment of Newells Mobile City, located in Napa, California, benefits from the general appeal of the region. Napa Valley is known for its scenic beauty, proximity to wineries, and a relatively mild climate. Residents of Newells Mobile City would likely have access to the attractions and services of the city of Napa and the surrounding areas. However, the specific environment within the mobile home park itself, such as the layout, landscaping, and the upkeep of common areas, would contribute significantly to the residents' daily experience.
While the platform category mentioned is "RV parks near me," the information provided primarily focuses on Newells Mobile City as a mobile home community. It's possible that the park also accommodates RVs for long-term stays, but this is not explicitly stated in the reviews. If you are specifically looking for an RV park in the area, it would be advisable to inquire with Newells Mobile City directly about their RV accommodations, including the types of RVs they can accommodate, the available hookups (electricity, water, sewer), and the terms of stay.
The positive review mentions "competitive prices for lots," which suggests that the cost of leasing a space for a mobile home might be attractive compared to other housing options in the Napa area. However, the potential difficulties in obtaining approval could outweigh any perceived cost benefits for some prospective buyers.
Promotional information is not included in the provided data. It is common for mobile home communities to have specific requirements and application processes for new residents, but the negative review suggests that these requirements might be unusually stringent or that the communication of these requirements is lacking. Prospective residents should inquire directly with the management about the application process, fees involved, and the criteria for approval.
In conclusion, Newells Mobile City appears to be a mobile home community in Napa, CA, that offers a range of appealing amenities and a potentially friendly community atmosphere. However, significant concerns have been raised regarding the management's approval process for new residents, which could create substantial obstacles for those looking to buy a home in the park. For local users searching for "RV parks near me" that might also include long-term mobile home options, Newells Mobile City warrants consideration due to its location and community features. However, prospective residents are strongly advised to thoroughly investigate the current approval process and speak with current residents to gain a comprehensive understanding before making any decisions. The contrasting reviews highlight the importance of conducting thorough due diligence to ensure that this community aligns with individual needs and expectations.

Newells Mobile City Reviews
A nice mobile home community with friendly staff and owners. The community itself is very friendly and has a members-only pool, dog park, playground, walking trails, storage lot, and recreational hall. Overall a nice place to live with competitive prices for lots.
Jun 05, 2022 · Nicholas BrooksBoth seller and buyer are extremely frustrated with the owner/management here. My buyers have 800 plus credit scores, been with their job for years, plenty of income and can not get an approval for this park. The seller's home has been on the market for almost a year due to no one being able to pass the park requirements. I do not recommend buying here as you'll waste time and money on inspections, application fees, etc.
Apr 14, 2022 · Krystle KarimianI came to visit my friends who live here and there house was really nice and so was the surrounding houses. Most people had Christmas decorations up and so made it feel like a winter wonderland at night. The cold helped to improve the effect. lol All in all, this area is really nice and I recommend it.
Dec 04, 2016 · Randy ArcherGreat long established business and community. Clean and all units are privately owned. Great for families. Pool, laundry, clubhouse.
Mar 05, 2019 · lori klobasThis park owner is a horrible business person. I keep getting denied after giving them everything they have asked for wasted my time and money. Avoid this place unless you like wasting time and money.
