Norton Shores Estates Introduce
For local residents in the Norton Shores, Michigan area who are exploring housing options and might come across listings under the category 'rv parks near me', it is important to understand the distinction between an RV park and a mobile home park. Norton Shores Estates, located at 3223 Bailey St, Norton Shores, MI 49444, USA, and reachable by phone at (231) 733-1077 or +1 231-733-1077, is identified as a mobile home park. While it might appear in searches for local RV parks due to online categorization algorithms, it primarily offers long-term residential living in mobile homes rather than short-term stays for recreational vehicles.
Based on recent resident feedback, the environment within Norton Shores Estates appears to be generally positive in terms of community. One resident mentioned having a good living experience and described their trailer as pretty, with neighbors who seemed agreeable. This suggests a potentially friendly and established residential atmosphere within the park. However, it is crucial to consider other aspects of the environment highlighted in the reviews. A significant concern raised by a resident pertains to the inadequacy of snow plowing services during winter. The reviewer reported being unable to get to work on multiple occasions due to roads within the park being covered in calf-deep snow and ice. They noted that only the road directly in front of the office seemed to be plowed, with no salting occurring on other roads, leading to hazardous conditions and potholes. This indicates a potential issue with winter maintenance that local users should be aware of, especially given the Michigan climate.
In terms of services, the reviews provide some insights, although not comprehensively. The availability of trash removal service is implied, as one resident mentioned concerns about their trash not being collected due to being stuck in the snow. This suggests that waste management is a provided service within the park. However, the primary service issue highlighted in the feedback is the reportedly poor snow plowing on internal roads. This lack of effective snow removal can significantly impact residents' daily lives, particularly their ability to commute to work or access essential services during winter months. Another concerning issue raised by a resident was the presence of a needle in the entrance drive, which was reported to the office but remained unaddressed for several hours, including after the office and maintenance crew had closed for the day. This incident raises questions about the responsiveness of management and maintenance to potential safety hazards within the community. While these reviews do not provide a full list of services offered at Norton Shores Estates, they underscore the importance of considering the quality and reliability of essential services like road maintenance and safety.
The features of Norton Shores Estates, as perceived by residents, present a mixed picture. On the positive side, the sense of community and the pleasantness of individual mobile homes are noted. The fact that a resident has had a "good living experience" suggests that the park offers a certain level of comfort and social interaction. However, the negative features highlighted in the reviews cannot be overlooked. The unreliable snow plowing, which affects accessibility within the park during winter, is a significant drawback. Additionally, the reported lack of prompt action regarding a potentially hazardous item like a needle in a common area raises concerns about safety protocols and the responsiveness of management to resident concerns. These features, both positive and negative, contribute to the overall living experience at Norton Shores Estates and should be carefully considered by local users exploring housing options.
As a listing that might appear under the 'rv parks near me' category, Norton Shores Estates is fundamentally a mobile home park designed for long-term residency rather than temporary RV stays. This distinction is crucial for local users who are specifically looking for short-term parking and amenities for recreational vehicles. Mobile home parks typically involve residents owning or renting a plot of land on which their mobile home is situated, often with monthly lot fees covering services and maintenance of common areas. The focus is on creating a stable residential community. Therefore, local residents searching for temporary RV parking with hookups for electricity, water, and sewage, as well as amenities like dump stations and short-term rental agreements, will likely find that Norton Shores Estates does not meet their needs. It is essential for users of 'rv parks near me' platforms to carefully review the descriptions and types of accommodations offered to ensure they align with their requirements.
Currently, there is no information available regarding promotional offers or incentives for prospective residents at Norton Shores Estates based on the provided reviews. Mobile home parks may sometimes offer promotions such as reduced lot fees for a certain period or incentives for new residents. Local users interested in learning about any current promotions should contact the management directly at the provided phone numbers. Inquiring about lot rental rates, lease terms, and any applicable fees would also be essential for anyone considering long-term residency in the park. Without specific promotional details in the reviews, it is not possible to provide an objective overview of any current offers.
In conclusion, Norton Shores Estates in Norton Shores, Michigan, is a mobile home park offering a residential community setting. While one resident reported a positive living experience and a pleasant neighborhood, significant concerns were raised regarding the inadequacy of snow plowing services during winter and a potentially concerning lack of immediate response to a reported safety hazard. Local users searching under the category 'rv parks near me' should recognize that Norton Shores Estates is a mobile home park catering to long-term residents rather than short-term RV stays. Those interested in residing at Norton Shores Estates should contact the management directly to inquire about lot availability, rental fees, community rules, and the current status of maintenance services, particularly snow removal and safety protocols. It is advisable for potential residents to weigh the positive aspects of community living against the reported issues with maintenance and safety responsiveness when making their decision.

Norton Shores Estates Reviews
i’ve had a good living experience here. my trailer is pretty, my neighbors seem to be ok. HOWEVERRRRRRR THE PLOW PEOPLE DONT DO THEIR JOB. I’ve had to call in to work two times this week because the ROADS have been up to my calf. They do not plow on any roads other than right in front of the office and if you think they salt you are sorely mistaken. the roads feel like pot holes because of how bad the ice is. I’m sorry but there’s absolutely no reason the roads on the trailer parks aren’t plowed at all times. they should be out in the middle of the night doing it so people can go to work in the morning. Pretty sure i also made it to where me and three people on the left of me won’t get their trash taken this week cause i was stuck sideways in the road in calf deep snow and there’s no reason for this. I understand it might not be fair to plows to be out then odd times but their should be multiple, and there should be different shifts where they alternate. i’m still giving a good review because like i said ive been treated well here but that is absolutely unacceptable. (The photo i attached is AFTER me and my boyfriend shoveled the ROADWAY.
Feb 18, 2025 · meccaSeveral issues over the years but I think this one is something to be aware of, who knows what it was used for. Partner told me he saw a needle in the entrance drive so he went into the office to let them know. This interaction happened between noon and two, when I left for work at about 6:30 it was still there. The office was closed, maintenance crew gone for the day. I would have taken care of it if I had at least a glove and way to dispose of it at the time.
Nov 12, 2023 · Shana YorchManagement targets people, the maintenance crew is a joke and they enforce rules on some residents but not others. Most trailers look like a moss pit and others are clean and well cared for. This used to be referred to as a mobile home park but now it’s just a regular old trailer park that lets trash move in and as long as they get their money they don’t care unless you have a trailer that’s well cared for.
May 01, 2024 · Eric WainwrightOne side of the trailer park is nice, the other side of the trailer park is worse. There is a park here which is pretty nice, it has swings, seesaws, benches, a little tube thing and the benches are shaded in the park. There's a hill that people always fly down in their cars.
Mar 24, 2024 · Philip ZyskowskiPlace just lets anyone in anymore. Domestic violence behind me for a year. Dude was trespassed from here but still shows up on the daily. Upside is he finally quit making a scene. The Haitians not africans I’m told they’re moving in have been targeting young women. Third time my two ladies have been followed while walking, today they attempted to snatch them. This place doesn’t care as long as rent is paid. Looking to live else where even if it cost a ton more for safety. Cops here are a joke along with management
