Oak Creek Mobile Home Park Introduce
For individuals exploring options on platforms such as "RV Parks Near Me," particularly those with an interest in longer-term residency or mobile home living, Oak Creek Mobile Home Park in Oskaloosa, Iowa, may appear as a listing. Situated at 1713 Pella Ave Lot 64, Oskaloosa, IA 52577, USA, the park can be contacted by phone at (641) 847-0977 or via mobile at +1 641-847-0977. While the category name "RV Parks Near Me" typically implies temporary lodging for recreational vehicles, some mobile home parks may occasionally cater to RVs on a longer-term basis, or individuals searching for RV parks might also be open to mobile home park living as an alternative. Therefore, it's important to provide a comprehensive overview of Oak Creek Mobile Home Park, incorporating details about its environment, services, features, and any available promotional information, based on publicly accessible customer feedback.
The environment of Oak Creek Mobile Home Park, as described by customer reviews, raises significant concerns regarding its overall operational integrity and resident experience. Unlike the typical serene or amenity-rich environments often sought by users of "RV Parks Near Me," the documented experiences suggest a challenging and potentially hostile atmosphere. The primary environmental factor highlighted is the alleged conduct of the property manager, which appears to overshadow any physical attributes of the park itself. Accusations of "misleading and false advertising," "unprofessional behavior," and a "lack of timeliness" directly impact the living environment. Such management practices contribute to an environment of frustration and distrust, rather than a peaceful community. Furthermore, allegations of "retaliation" against residents who voice concerns suggest a hostile and punitive atmosphere for those residing within the park. This kind of managerial environment, where communication is reportedly ignored and promises are unkept, fundamentally degrades the quality of life for residents, making it a critical consideration for anyone looking for a stable and welcoming place to live, even for a mobile home or extended RV stay.
When considering services provided at Oak Creek Mobile Home Park, the available customer feedback focuses more on the alleged deficiencies in administrative and financial interactions rather than the physical services typically expected from a mobile home park or an RV park. While the core services for a mobile home park would typically include lot rentals with utility hookups (water, sewer, electricity), the reviews indicate significant problems with how these are managed and billed. Allegations such as being "charged for leaks that are obviously their responsibility" and attempts to "milk you for every dime they can" suggest a contentious relationship regarding utility billing and maintenance responsibilities. Furthermore, issues with rent increases, specifically the claim that the park "never sent a 90 day notice of rent increasing even though it's not only in the lease but also state law to do so," point to a failure in adhering to contractual and legal obligations concerning tenancy. These administrative services, or lack thereof, directly impact a resident's financial stability and peace of mind. For those searching "RV Parks Near Me" with an expectation of clear, fair, and transparent billing for long-term stays, the reported issues at Oak Creek Mobile Home Park would be a major deterrent. The absence of positive commentary on amenities or community services further suggests that the primary "service" is the provision of a lot, but even that appears fraught with administrative difficulties.
The features of Oak Creek Mobile Home Park, based on the provided information, are predominantly centered around its function as a mobile home community. Its core feature is the provision of lots for mobile homes, likely with standard utility connections. However, the unique features that stand out are negative, related to the alleged operational practices. The property management's alleged tendency to advertise "properties that didn't exist" or "lie about the application process and availability" are critical features that define the park's operational character. These features, rather than enhancing the resident experience, actively undermine it by creating uncertainty and deception. The reported "retaliation" against those who complain is another highly significant feature, painting a picture of an environment where resident advocacy is met with punitive measures. While some individuals using "RV Parks Near Me" might consider mobile home parks for long-term living solutions, the features described here are not conducive to a positive or stable living arrangement. For a mobile home park, desirable features would typically include well-maintained common areas, a sense of community, clear rules, and responsive management. The feedback suggests the opposite of these positive features, highlighting a challenging and adversarial dynamic between management and residents. The location in Oskaloosa, Iowa, is a geographical feature, offering access to the local community, but this benefit appears to be overshadowed by the reported internal issues of the park.
Promotional information for Oak Creek Mobile Home Park, based on the provided reviews, is effectively countered by the overwhelmingly negative customer experiences. While a park might typically promote its affordability, location, or community atmosphere, the feedback directly addresses the very aspects that would normally be promoted, but in a highly critical light. The stern warnings to "Beware of Oak Creek Mobile Home Park's Property Manager!" and "avoid this place at all costs!" serve as a powerful anti-promotional message. The detailed accounts of "misleading and false advertising," "unprofessional behavior," "lack of timeliness," and "retaliation" are far more impactful than any standard promotional material the park might put forth. For users of "RV Parks Near Me" who conduct due diligence by reading reviews, this park's online presence effectively discourages engagement. The advice to "stay as far away as possible" and the strong recommendation against "renting at Oak Creek Mobile Home Park" unless management changes, function as a very clear and dire warning to potential residents. Therefore, while there might be an inherent "promotion" of lots being available, the significant body of negative customer reviews acts as a strong deterrent, effectively discrediting any positive promotional claims and advising against considering this park for any form of residency, including long-term RV parking or mobile home living.

Oak Creek Mobile Home Park Reviews
Beware of Oak Creek Mobile Home Park's Property Manager!I am extremely disappointed and frustrated with the property manager at Oak Creek Mobile Home Park. My experience with them has been a nightmare, and I would not recommend this place to anyone. The property manager is guilty of misleading and false advertising. They advertised properties that were not available or did not exist. They led me on, making promises they had no intention of keeping. When I asked questions or requested information, they lied or procrastinated. The property manager's unprofessional behavior and lack of timeliness are unacceptable. They failed to return phone calls, ignored emails, and delayed responses. When I finally got a response, it was often vague or misleading.I wasted valuable time and resources dealing with Oak Creek Mobile Home Park's property manager. I hope others can learn from my experience and avoid the same mistakes. But here's the worse: when we spoke to her boss about our unsatisfactory experience, the property manager retaliated! She became even more uncooperative and vindictive. It was clear she was trying to punish us for daring to speak up.Specifically,- Advertised properties that didn't exist- Lied about the application process and availability- Ignored our calls, emails, and messages- Retaliated against us when we complained to her boss- Was consistently unprofessional and unhelpfulOak Creek Mobile Home Park's property manager has made our experience a living hell. We're still dealing with the aftermath of her actions. Don't make the same mistake we did - avoid this place at all costs!Unless the property management changes, I would strongly advise against renting at Oak Creek Mobile Home Park.I hope this review helps others make an informed decision about Oak Creek Mobile Home Park.
Jul 02, 2024 · Ashley BarnardThey will try and milk you for every dime they can. They will charge you for leaks that are obviously their responsibility weather its vacant homes or water main break. My fiance and I were on the road for a month as I'm a truck driver and they said we owed 307 dollars in water. They attempted to raise our rent on us even though we were locked in for a year and then after that year they never sent a 90 day notice of rent increasing even though it's not only in the lease but also state law to do so. They are still trying to charge more than the lease allows for. I highly recommend to stay as far away as possible.
Apr 13, 2025 · Christopher EhretWhere do I beginning , the owner should.come to the park without any corporate or park manager, and have a full.on discussion with us, because it's becoming too much for everyone to afford here. They gave us a less than 24 hour notice to mow our yard and get trash down ,So basically now my mower tore up my yard and before I had the chance to get trash down I got a notice , and on top of thatMy soon to be husband was added to pur lease , he filled out the background check and got approved and everything but corporate is stating my roommate and I sold.him our trailer.. that's not the caseNobody can keep anything straight.According to the lease WE HAVE TO HAVE A 90 DAY NOTICE ABOUT OUR RENT GOING UPWE NEVER GOT THAT , BUT corporate is stating we knew cuz they are claiming we sols my fiance our trailer when we never did... there is alot of shit happening around this trailer park ,And I belive management is only going after certain trailers, because trailer near me have not gotten notices about there yards being mowed/maintaining there yard .Stop targeting certain people.I'm ready to move the hell out of here
May 04, 2025 · Chris&Katelyn EhretDont ever get trailers here they over charge people for water bills and then hire a b**** for park manager and expect all old trailers to fix them up at our expense since they have almost all new trailers there took out the little play area for kids roads suck and they are the highest park around oskaloosa I have done my research maybe they should the ones who ran the park before this new manager at least would listen to people but the new one it's her way or the hiway and the new maintenance guy has a bad attitude and is out yelling and screaming bad language my kids don't need to hear the company will not make any money tell they spend money like playground and new water under the park there seems to many water leaks that we have to pay for and they don't do anything about fixing the water to get bills down and they need to look into laws about running trailer parks in Iowa they are breaking a few
