Golden Arrow Mobile Home Park Introduce
Golden Arrow Mobile Home Park is a residential community located at 1316 E Mary St, Ottumwa, IA 52501, USA. While the platform category provided is "RV Parks Near Me," it is important to clarify that Golden Arrow Mobile Home Park is primarily, if not exclusively, a mobile home park, designed for manufactured homes rather than temporary RV stays. This means it caters to individuals and families seeking long-term residential solutions in manufactured homes. The park can be contacted by phone at (641) 847-0998 or +1 641-847-0998.
The environment of Golden Arrow Mobile Home Park, situated in Ottumwa, Iowa, generally offers a residential setting typical of mobile home communities. This includes individual lots for manufactured homes, internal roads, and shared common areas. The overall upkeep and aesthetic can vary significantly depending on management and resident participation. One review specifically highlights a major environmental concern: "The road coming into the park is horrible and nothing but big ass pot holes!" This suggests a significant issue with the park's entrance or internal road infrastructure, impacting accessibility and potentially vehicle wear. The responsibility for this road is disputed between the park and the city, which adds to the complexity. The reviews also mention aspects of the environment like snow removal, indicating that residents experience seasonal maintenance efforts, albeit with varied satisfaction. The general environment is shaped by the community's size and the density of homes, aiming to provide a living space for its residents.
In terms of services, Golden Arrow Mobile Home Park provides essential utilities for mobile home living. Residents pay "lot rent," which typically covers the lease of the land their mobile home sits on. Utilities like water and dumpster services are also provided, though the method of billing for water is a point of contention among residents, as it is reportedly split among everyone with a single meter for the whole park, and residents claim they are never shown the actual bill. Dumpster services are also an extra charge. Snow removal is a service provided, as evidenced by a resident's complaint about its quality and timeliness. The park aims to offer a managed community, with a park manager overseeing operations. However, the consistency of this service is questioned by a resident who states, "You never know who the hell the park manager is either as it's always changing!" This suggests potential instability in on-site management, which can impact the delivery and consistency of services.
Features of Golden Arrow Mobile Home Park primarily revolve around providing lots for manufactured homes. These lots come with necessary utility hookups for water, sewer, and electricity, essential for mobile home residency. The park's main feature is its role as a long-term residential community for mobile home owners. The reviews mention a continuous effort to "maintain a clean park," indicating that cleanliness and general upkeep are considered features, even if the execution varies. The community also features specific pricing structures for lot rent and utilities, which are critical features for prospective residents to understand. The changing management is also a notable characteristic, impacting the park's overall stability and resident experience. The park's location within Ottumwa allows residents access to local amenities, schools, and services, which is an indirect but important feature of living in this specific community.
Promotional information for Golden Arrow Mobile Home Park would likely focus on its affordability as a long-term housing option in Ottumwa, Iowa, particularly for those seeking an alternative to traditional stick-built homes. It could emphasize the community aspect and the efforts to maintain a clean environment. Given the conflicting reviews, promotional efforts would need to carefully balance highlighting positive aspects, such as the manager Marlene and her husband Robert being a positive influence for some residents, with acknowledging potential concerns. For example, it might highlight the benefits of mobile home living, such as lower housing costs compared to purchasing a traditional home, and the sense of community that can develop in such parks. It would also implicitly promote the convenience of its Ottumwa location. Any "move-in specials" or competitive lot rent rates would be key promotional points, though the reviews suggest a trend of increasing lot rent.
However, it is imperative to include an objective overview that incorporates the critical feedback from real customers. One resident expresses extreme dissatisfaction, stating, "If I could give negative stars I would!" They highlight a consistent pattern of annual lot rent increases, from $295.00 to $475.00 over seven years, with a projected increase to $550.00, which they feel is not justified by the services received, particularly poor snow removal. The lack of transparency regarding shared water bills ("they NEVER show us how much the bill is and I guarantee they screwing us on it!") and the extra charge for dumpsters are significant concerns. The dilapidated condition of the entrance road with "big ass pot holes" and the shifting responsibility for its repair are also major detriments. Furthermore, the frequent change in park managers contributes to instability and a lack of accountability.
Conversely, another resident provides a more balanced perspective, acknowledging the lot rent increase due to inflation but expressing overall satisfaction with the park, stating, "Golden Arrow Mobile Home Community is a nice park to live in and has been improving each year to maintain a clean park." This reviewer also provides positive feedback about the current manager, Marlene, and her husband Robert, contrasting with the negative view of management in the other review. This suggests that while there are significant challenges, some residents find the living experience acceptable, and current management may be making efforts toward improvement.
In conclusion, Golden Arrow Mobile Home Park in Ottumwa, IA, functions as a dedicated mobile home community offering long-term residential solutions. It provides essential utility hookups and aims to maintain a clean environment, with some residents experiencing positive interactions with current management. However, potential residents must be aware of significant concerns raised by other residents, including recurring and substantial lot rent increases, perceived lack of transparency in utility billing, inadequate road maintenance, and a history of managerial changes. For individuals considering this park, especially those searching for "RV Parks Near Me" but specifically needing mobile home accommodation, it is highly recommended to conduct thorough due diligence, including discussing current and future rent policies, utility billing practices, maintenance schedules, and the condition of the park's infrastructure, to ensure it aligns with their expectations for a stable and comfortable living environment.

Golden Arrow Mobile Home Park Reviews
Where do I even begin with this joke of a place! If I could give negative stars I would! It wasn't bad when we 1st moved in but now can't wait to get the hell out of here! Every year they raise the lot rent and claim it's due to inflation and all we get out of that is half assed snow removal in the winter and last year it took them weeks to get someone to do it! We pay extra for water which they take the total and split between everyone and depending on how many bedrooms you have that how much you pay my only problem with this is they NEVER show us how much the bill is and I guarantee they screwing us on it! (Only one meter for the whole park) We pay extra for the dumpsters as well! Lot rent was 295.00 when we 1st moved in almost 7 years ago and right currently is 475.00 and will be going to 550.00 next year!!! The road coming into the park is horrible and nothing but big ass pot holes! They say it's not there responsibility it's the city's and vice versa. You never know who the hell the park manager is either as it's always changing! I would not recommend living in this mobile community
Dec 09, 2024 · Terry BurtlowI recently read a scathing review. It stated that the park manager was lazy and had been fired before for being lazy and not doing her job. I have lived here for the past 3 1/2-4 yrs. There has been a change in managers 3 times. Marlene has been elected 2x and is the current manager. I don't know details of the past, but i can say that when dealing with Marlene and her husband Robert i have had nothing but positive results.Ultimately the park manager is an extension of the owners hand. Anything that is done is done because of the owner or owners demands. Management is as good as the communication between them and the park community.I don't always like things that come through, as in the lot increase as of 2/23. However, i do understand that inflation is real, and life moves forward. In other words, it has to be. If i hate that much ( which i don't) i can take my trailer and move. That probably won't happen because the cost of moving my trailer and all that is involved is quite expensive.Anyway, Golden Arrow Mobile Home Community is a nice park to live in and has been improving each year to maintain a clean park.
Feb 11, 2023 · SusanGolden Arrow is a really clean and silent place to live. I lived in other places and I could say this is where I feel it one of the safest. No loud people, no big loud animals. Kids play outside, very very organized park. Also it is improving every single day to keeping it more clean and organized! Nice people around don’t mess with you or disrespect neighbors. Recommend this park to anyone looking for a place to live!
Apr 11, 2019 · breanna MarieMarlene is a super lazy person who loves to sleep instead of taking care of her park. She has been fired before already for not doing her job right. She will again it just a matter of time. Please DO NOT move into this park, it is a piece of junk now. Over loaded with trailers and if a unit does something wrong every unit pays the price. Satish needs to hire someone with a serious profile. Trust me on this I recently moved out because of the management of the park.
Dec 07, 2022 · J. Omar CotaRecently moved in with my husband. And so far really enjoy living here. It’s a quiet place and has a trail right behind our place. Manger is pretty understanding and quick to respond.
