Wheel Estates Mobile Home Park and Self Storage Introduce
Wheel Estates Mobile Home Park and Self Storage, located at 1329 S Lincoln St, Knoxville, IA 50138, offers a dual service: a residential community for manufactured homes and on-site self-storage facilities. While the platform category "RV Parks Near Me" might typically suggest temporary accommodations for recreational vehicles, Wheel Estates primarily caters to individuals and families seeking more permanent or long-term living solutions in manufactured homes, with the added convenience of storage. This introduction aims to provide an objective and detailed overview of Wheel Estates, encompassing its environment, services, features, and critically, insights derived from direct customer reviews that highlight key aspects of the resident experience.
Wheel Estates Mobile Home Park and Self Storage is situated in Knoxville, Iowa, a city known for its rich history, particularly its connection to auto racing at the Knoxville Raceway. The address at 1329 S Lincoln St places the property within the residential landscape of Knoxville. Knoxville offers a blend of small-town community charm with access to local amenities and services. The environment within the mobile home park section typically consists of individual lots designed to accommodate manufactured homes, arranged along internal roads, creating a distinct neighborhood feel. The presence of an integrated self-storage facility means that there are also dedicated areas for storage units, which can contribute to the overall layout and functionality of the property.
Knoxville provides a pleasant setting for residents, with local parks, schools, and community events fostering a cohesive atmosphere. While it offers a quieter pace of life compared to larger metropolitan areas, it still provides essential services and local attractions. For broader shopping, dining, and employment opportunities, residents have access to nearby larger towns or can travel to the greater Des Moines area, which is within a reasonable driving distance. This balance of local convenience and regional accessibility is a significant aspect of living in Knoxville.
Wheel Estates Mobile Home Park and Self Storage offers two primary services. The mobile home park component provides prepared lots with essential utility hookups for water, sewer, and electricity, which are fundamental for manufactured home living. Residents are generally responsible for their direct utility consumption. The self-storage component offers various unit sizes for rent, providing convenient on-site storage solutions for residents of the park or the wider Knoxville community. This dual offering is a distinct feature, providing added convenience for those living in the park who may need extra space for belongings.
However, customer reviews highlight significant concerns regarding the park's management and the fulfillment of promised services. A recurring issue is the difficulty in reaching management, with one reviewer stating, "Can’t ever reach anyone." This suggests a lack of consistent or effective communication channels. Another major point of contention is the increase in rent. A resident reported that their rent was raised to $500, with the only notification being a letter explaining the raise was for "maintenance costs." This is directly contradicted by the resident's observation that "the road on the Main entryway into the neighborhood has been all broken for years," questioning where the maintenance funds are being allocated. This points to a perceived lack of transparency and a failure to address basic infrastructure needs despite rent increases.
The reviews also mention "poor experience with property management, including poor communication if any at all, and no on-site management to help answer questions." This lack of an accessible, on-site presence for addressing resident concerns is a significant detractor. Furthermore, the website is described as "understandably focused on sales, but severely lacking in addressing current residents," indicating a potential disconnect between attracting new residents and supporting existing ones. These criticisms suggest that while the physical services (lots, utilities, storage) may be present, the quality of management and resident support is a significant concern.
For individuals searching under "RV Parks Near Me," it is crucial to understand that Wheel Estates Mobile Home Park is primarily a residential community for manufactured homes, designed for long-term occupancy. While it also offers self-storage, it is not typically a transient campground for recreational vehicles. Any inquiries about RV accommodation, whether for short or long-term stays, should be directed to the park management at (641) 328-8132 or +1 641-328-8132 to confirm availability and specific guidelines, as the park's primary focus is on manufactured home residency.
The promotional appeal of Wheel Estates Mobile Home Park and Self Storage likely centers on the concept of affordable homeownership in a community setting, coupled with the convenience of on-site storage. The presence of both mobile home lots and storage units offers a practical solution for individuals seeking a complete residential package.
However, the negative customer reviews present a stark contrast to any potential promotional messaging. The concerns about rising rent, perceived lack of maintenance, and poor communication from management directly impact the lifestyle and satisfaction of residents. The comparison drawn by one resident between mobile home rent and apartment costs, noting that an apartment might offer more benefits for a similar price without the responsibility of lawn care, is a critical point for prospective residents. It suggests that the value proposition of owning a mobile home and paying lot rent in this particular park may be diminishing for some.
For prospective residents, particularly those who might initially search for "RV Parks Near Me" but are open to long-term manufactured home living, it is essential to consider these direct resident experiences. While the idea of affordable homeownership is appealing, the challenges related to management and park maintenance should be thoroughly investigated.
To gain a comprehensive understanding of Wheel Estates Mobile Home Park and Self Storage, interested individuals are strongly advised to:
- Contact the park management directly at (641) 328-8132 or +1 641-328-8132 to inquire about current lot availability, rental rates, and specific rules regarding maintenance and communication. It would be prudent to ask specific questions about the road conditions and how maintenance fees are utilized.
- Visit the park in person to assess the condition of the roads and common areas firsthand.
- If possible, speak with current residents to gather a broader range of perspectives on their experiences with management, maintenance, and the overall living environment.
- Thoroughly review any lease agreements or park rules before committing to residency, paying close attention to clauses related to rent increases, maintenance responsibilities, and communication protocols.
Understanding these challenges alongside the inherent benefits of mobile home living and on-site storage is crucial for making an informed decision about residing at Wheel Estates Mobile Home Park and Self Storage.

Wheel Estates Mobile Home Park and Self Storage Reviews
Can’t ever reach anyone. They raised my rent again up to 500 now. A apartment I just looked at cost 600 and I wouldn’t have to cut the grass. At this point it’s more worth just renting an apartment instead of having a mobile home. On top of everything the letter I got with was the only notification I got about the raising rent was explaining that the rent raise was for maintenance costs but the road on the Mai. Entryway into the neighborhood has been all broken for years. So how is it for maintenance?

Feb 04, 2022 · Mike Conner JrI would not recommend living here they trailer park it's self is beautiful but the owners are very money hungry the charge you for everything the charge you to send you a bill for your rent they are disrespectful there trying to get rich fast they want way to much for there trailers they sold me a trailer with electrical problems there manger of this park is not customer friendly she has an attitude when you are able to get ahold of her I've lived here almost five years and my lot rent was only raised once in the three years that the older owner owned it but it been raised 3 times in the last year and they have added additional stuff to my lot rent I would recommend renting some where else where the owners are not trying to get rich fast and the managers are more respectful and helpfully
Aug 08, 2019 · Crystal GodloveClassic mobile home park. However, very neat and well kept. It's during snow season and all the roads were nicely plowed. I'd live here.
Feb 13, 2019 · Conrad Law (Scanner)The lot is shaded by a large tree and the court is well kept along with that I believe the utilities hardware is sound. A good place to live I would think.
