Oak Forest Mobile Home Community Introduce
For local users in Blacksburg, Virginia, who are exploring options under the category 'RV Parks Near Me' for long-term residential living for manufactured homes, Oak Forest Mobile Home Community, located at 1156 Hightop Rd, Blacksburg, VA 24060, USA, presents a community that has received significant negative feedback regarding its management, costs, and resident restrictions. Inquiries can be directed to (540) 552-3034 or +1 540-552-3034.
The available reviews paint a stark and unfavorable picture of Oak Forest Mobile Home Community. One reviewer expresses extreme dissatisfaction, stating they "would rather live in a cardboard box in the rain than live here." This strong sentiment is directly attributed to the management, which is described as "really sucks" and primarily concerned with "their self and money." Such harsh criticism suggests significant issues with the way the community is operated and the treatment of its residents.
A major point of contention is the high cost of living, specifically the lot rent. The reviewer claims the lot rent is so exorbitant that it becomes the only affordable bill. They question the rationale behind paying "$1000.00 a month for a 14x80 SINGLE WIDE TRAILER that's 15 years old." This comparison highlights a perceived lack of value for money, with the cost of renting a lot for an older, single-wide trailer being deemed excessively high, potentially exceeding the cost of renting entire apartments or even smaller houses in the surrounding area. This financial burden is a critical factor for prospective residents to consider.
Adding to the negative aspects is the mention of "to many speed bumps" within the community. While speed bumps are typically installed to ensure the safety of residents by controlling vehicle speed, an excessive number can become an inconvenience and potentially damage vehicles, leading to further frustration for residents.
Another review, from someone whose brother attempted to rent-to-own a trailer in Oak Forest Mobile Home Community, sheds light on restrictive policies imposed by those renting the lot. While the brother reportedly had no issues with his trailer payments, he encountered problems with the lot rental agreement, which cost $300.00 per month. The significant issue raised was the prohibition of "any kind of toys for your children to be in the yard," including items like a "child's swimming pool, Power wheel vehicles or anything of the kind." This restrictive policy severely limits the ability of families with children to enjoy outdoor play within their own rented space. The reviewer explicitly states they "wouldn't refer anyone to live there if they have children" due to these limitations.
Considering the environment of Oak Forest Mobile Home Community based on these reviews, there is no positive feedback regarding its aesthetic appeal, cleanliness, or overall ambiance. The extreme dissatisfaction expressed by one reviewer suggests a potentially unpleasant or poorly maintained environment, although specific details are lacking. The presence of "too many speed bumps" implies a focus on speed control, but it does not provide insight into the general upkeep or attractiveness of the community.
Information regarding services offered at Oak Forest Mobile Home Community is also absent from the provided reviews. Typically, mobile home parks offer essential utility hookups (water, electricity, sewage) and waste management. However, there is no mention of additional amenities such as laundry facilities, recreational areas, or community centers. The focus of the feedback is primarily on the negative aspects of management and cost, overshadowing any potential services that might be available.
The features of Oak Forest Mobile Home Community, as perceived through these reviews, are largely negative. The excessively high lot rent for older, single-wide trailers is a significant deterrent. The restrictive policy prohibiting children's toys in yards makes it an unsuitable environment for families with young children. The presence of "too many speed bumps" is another undesirable feature mentioned. The only potential positive aspect, which is not elaborated upon, is the fact that the brother in the second review was able to manage his trailer payments, suggesting that at least some financial aspects related to trailer ownership within the park were manageable, although the lot rental terms were problematic.
Promotional information is entirely absent. The strong negative sentiments expressed in both reviews serve as a warning to potential residents rather than any form of positive advertisement. For local users exploring 'RV Parks Near Me', this feedback strongly suggests that Oak Forest Mobile Home Community may have significant drawbacks related to cost, management, and restrictive policies, particularly for families with children.
For local users actively searching for long-term residential options for their mobile homes in Blacksburg, VA, Oak Forest Mobile Home Community presents a situation that warrants extreme caution. The allegations of terrible management, excessively high lot rent, and restrictive rules against children's outdoor play are serious concerns that should be thoroughly investigated. It is strongly recommended that prospective residents seek additional reviews or testimonials to gain a broader understanding of the community's reputation and living conditions.
Contacting the park management at the provided phone numbers is essential to inquire about current lot rental rates, park rules and regulations (especially regarding children's activities and yard usage), maintenance policies, and any additional fees or restrictions. A personal visit to Oak Forest Mobile Home Community to assess the environment, observe the community, and potentially speak with current residents (if possible) would be highly advisable before making any decisions.
In conclusion, the available feedback regarding Oak Forest Mobile Home Community in Blacksburg, VA, raises significant red flags for potential local residents exploring 'RV Parks Near Me'. The extremely negative assessment of the management, the reported exorbitant lot rent for older trailers, and the restrictive policies against children's outdoor play create a concerning picture. Prospective tenants should proceed with extreme caution, conduct thorough due diligence, and carefully weigh the potential drawbacks against any perceived benefits before considering Oak Forest Mobile Home Community as a long-term residential option. The strong negative sentiments expressed in the reviews suggest that there may be more suitable and welcoming mobile home communities available in the Blacksburg area.

I would rather live in a cardboard box in the rain than live here. The management really sucks they only care about their self and money. The lot rent I'd so high that's the only bill you can afford. Who in there right mind would pay $1000.00 a month for a 14x80 SINGLE WIDE TRAILER. That's 15 years old. Also to many speed bumps. DONT GO THERE!!!!
Oct 11, 2023 · Sidney AgostiI've never lived in this trailer park but my little brother has. He was trying to rent to own a trailer. Well he didn't have issues with making his trailer payment,he had issues with the people that was renting him their lot in the park.$300.00 a month. But they wouldn't allow you to have any kind of toys for your children to be in the yard. Stuff like a child's swimming pool,Power wheel vehicles or anything of the kind. So I wouldn't refer anyone to live there if they have children.
Jan 23, 2021 · Wesley “Wes” ParrishI can only draw from my own experiences visiting here, and other people I have known who have lived here, when I say that I am not a fan of this place. The speed bumps all throughout the place isn't good for your vehicle, and the management here are overly strict and unfair, and act like they are high and mighty. Not a place I would reccomend for children either, due to some of the questionable residents of some of the mobile homes.
Nov 10, 2019 · Wes GrahamPeople that own this park are awful! The park is not maintained, holes in the road, broken speedbumps. A lot of Grass on the playground (a set of swings, 2 regular slides, and a merry go round). If you can find somewhere else to rent i would. I dont live here, but i did when i was 18. I have family that live there now, and it's awful.
Mar 06, 2020 · Ambyr LawsonNo Customer service is worse than this place. Owned by Radford Companies Inc. The park manager is rude, uneducated, uninformed, inept, incapable, irresponsible, and unwilling to make an effort to resolve any problems. A thug with an attitude. Park is overrun with cockroaches.Lots are small, over priced, water and sewer are provided at a marked up rate. Roads are in horrible condition. Junk recreational facilities that are dilapidated and unsafe for children.
