For local users seeking housing options in Inverness, Florida, and considering categories such as "RV parks near me" for a broader perspective on serene, age-restricted community living, Oak Pond Mobile Home Park, located at 8587 E Gulf to Lake Hwy, Inverness, FL 34450, USA, presents itself as a "quaint 55+ park." You can contact them at (352) 341-1646 or their mobile number, +1 352-341-1646, for inquiries about residency.
Based on the available customer reviews, Oak Pond Mobile Home Park offers a somewhat contrasting experience for its residents and visitors. One reviewer had a very negative experience, stating that if they could have given no stars, they would have. This individual stayed for three weeks and recounted an interaction with the Park Manager regarding their son's visit exceeding a perceived limit, resulting in a notification of a fee. The reviewer described the manager's demeanor as "nothing short of a bully," detailing instances of being talked down to, scolded, and experiencing combative, hostile, and rude behavior. This negative impression reportedly began during the initial hour-and-a-half meeting, which included a cash-only background check and a requirement for the reviewer's husband to fly in from New York for a face-to-face meeting. While acknowledging that the park is "gorgeous" and praising the "great neighbors," this reviewer ultimately felt uncomfortable living in a park where they were treated in such a manner and expressed concern for how other residents might be treated, suggesting the manager might prefer "sub missives" living there. This negative experience led to the reviewer's departure after only three weeks.
In contrast, another reviewer expressed a positive outlook, stating they were "Looking to purchase a home here someday in the future." They described Oak Pond as a "quaint 55+ park" where "All homes are very well maintained outside." This reviewer also noted that the "Pool and clubhouse seen very clean" and mentioned that "A few of the streets need maintenance but overall very nice." This perspective highlights the aesthetic appeal and the upkeep of individual homes and communal facilities, while also acknowledging a minor infrastructure issue with some of the streets.
Considering these two reviews, Oak Pond Mobile Home Park appears to be a visually appealing and well-maintained 55+ community with friendly residents. The cleanliness of the pool and clubhouse is a notable positive. However, the extremely negative experience reported by one visitor regarding the Park Manager's behavior is a significant concern that potential residents should be aware of. This contrast suggests that while the physical environment and the community of residents might be pleasant, interactions with management could be problematic for some.
The environment of Oak Pond Mobile Home Park, as described by the positive reviewer, is "quaint" and aesthetically pleasing, with well-maintained exteriors of the homes. The mention of a pool and clubhouse suggests communal areas for recreation and social interaction, and their cleanliness indicates good upkeep of these facilities. The presence of mature landscaping or a generally attractive layout could contribute to the "gorgeous" description from the negative reviewer. However, the acknowledged need for street maintenance indicates a potential area where the park's infrastructure could be improved.
In terms of services and features, Oak Pond Mobile Home Park, being a 55+ community, likely offers amenities tailored to the needs and interests of active adults. The presence of a pool and clubhouse suggests opportunities for recreation, relaxation, and social gatherings. The fact that homes are individually owned implies that residents are responsible for the upkeep of their own properties, contributing to the well-maintained appearance noted in one review. The park likely provides essential services such as water, sewer, and electrical hookups for each mobile home lot, as well as waste management. However, specific details about other potential services, such as organized activities, on-site maintenance for individual homes, or security measures, are not provided in the reviews.
The negative review's mention of a background check process suggests that the park management has certain requirements for residency, although the cash-only payment and the demand for an in-person meeting from an out-of-state spouse were viewed negatively by that individual. The alleged imposition of fees for guests overstaying their welcome also indicates specific rules regarding visitors, which potential residents should inquire about.
The positive reviewer's intention to purchase a home in the future suggests that homes are available for sale within the park, which is typical for many mobile home estates. This offers a pathway to long-term residency for those who are eligible for the 55+ age restriction.
Currently, there is no explicit promotional information available in the provided reviews. Local users interested in learning about purchasing a home or renting a lot at Oak Pond Mobile Home Park should contact the management directly using the provided phone numbers. Inquiries should include details about the availability and pricing of homes for sale or lots for rent, the monthly fees associated with lot rental, the rules and regulations of the community (especially regarding visitors and guest stays), and any amenities included in the fees. Given the negative feedback about the Park Manager, it might also be prudent to inquire about the management's policies and approach to resident relations.
In conclusion, Oak Pond Mobile Home Park in Inverness, Florida, appears to be a visually appealing 55+ community with well-maintained homes and clean communal facilities like the pool and clubhouse. The positive feedback from one potential future resident underscores these aspects. However, the serious concerns raised by a recent visitor regarding the Park Manager's allegedly bullying and rude behavior, as well as restrictive guest policies, are significant red flags that potential residents should carefully consider. It is strongly recommended that local users interested in Oak Pond Mobile Home Park contact the management directly for detailed information and, if possible, speak with current residents to gain a balanced perspective on the community and its management practices before making any decisions about residency.

Oak Pond Mobile Home Park Reviews
If I could have given no stars I would've. I literally stayed for 3 weeks until the Park Manager, who is nothing short of a bully, called me into her office to let me know that our son has overstayed his welcome and was subject to a fee. She talked down to me, scolded me, was combative, hostile and just plain rude. I should've known from the first hour and a half meeting with her, background check, that had to be paid in cash and after she insisted my husband fly from NY for a face to face. It is a gorgeous park, due to the great neighbors I had, but I could not justify living in a park where I was uncomfortable at. I can only imagine that she wants nothing but sub missives living there. I am really concerned with how the other residents are being treated.

May 17, 2022 · Kathleen MurphyI moved here from NC 2 years ago and really love living here. This is a quiet and safe environment perfect for single, retirees and is constantly patrolled by the volunteer neighborhood watch through the local Sheriffs department. There is a beautifully well-kept, small pond with a nightly, colorful center water fountain leading into a pleasant 55+ neighborhood. We have a nice pool and clubhouse area along with well lit, clean, maintained streets for easy strolls with pets. Management is always on site and cares about the property and its residents. HOA membership is optional and some homeowners are FMO members. It’s conveniently located to shopping, dining and all other services within the small town environment of Inverness and just a short walk to a Dollar General store in located beside the park.
Dec 28, 2020 · Lynn HeneksI paid to have background check, to which the I do not have any felonies or evictions. Well for unknown reasons I was denied. I guess I was denied because of my age, even though she told me that legally she has to allow 20 percent under 55. Either way I lost the money for the background check.
Nov 06, 2018 · Daphne McGuireNice residents, somewhat stringent approval criteria, but that keeps the park nice.
