Liberty Gardens MHC Introduce
Liberty Gardens MHC, located at 327 US Hwy 41 S, Inverness, FL 34450, USA, is a mobile home community whose conditions and management practices have been described in very critical terms by former and current residents. While search queries like "RV parks near me" sometimes lead to mobile home parks as potential long-term housing options, it is essential to provide a candid and objective introduction to Liberty Gardens MHC based solely on the provided customer reviews, which articulate significant concerns about the living environment and overall resident experience.
The environment at Liberty Gardens MHC, as portrayed by multiple reviewers, is largely negative and appears to be in a state of disrepair and neglect. One prospective resident described a stark contrast between the park's online representation and its actual appearance, noting an "EYE SORE" right at the entrance and observing "some old lady sleeping on the steps," leading them to "get out of that park QUICK so fast." This suggests an unkempt and potentially uncomfortable immediate impression upon arrival. Furthermore, a current resident has detailed severe environmental issues, including an "out of control" stray cat population and pervasive "fleas EVERYWHERE!" This indicates a lack of pest control and general upkeep that significantly impacts resident health and well-being, as evidenced by a long-time pet developing fleas only after moving to the park. The review also implies a lack of respect for individual lot boundaries, stating that "NOONE respects your 'lot' and will drive/park/ throw trash/ leave your lot dug up/ ext...," which points to a disorganized and potentially disrespectful living environment within the park itself, where individual spaces are not consistently maintained or respected by others. This collective feedback suggests a visually unappealing and unsanitary environment that detracts significantly from the quality of life for its residents.
Liberty Gardens MHC is situated on US Highway 41 S in Inverness, Florida. Inverness is a city in Citrus County, known for its natural beauty, including lakes and parks, and typically offers a more laid-back atmosphere. While the park's physical address places it within reach of local amenities in Inverness, such as grocery stores, shops, and some services, the severe internal issues reported by residents appear to significantly overshadow any external geographic advantages. The immediate surroundings outside the park may offer typical suburban conveniences, but the reported conditions within Liberty Gardens MHC suggest that residents face substantial daily challenges that are internal to the community rather than external factors related to the broader Inverness area.
The services and management at Liberty Gardens MHC are heavily criticized in the provided reviews, indicating significant deficiencies and highly problematic interactions. A major concern highlighted is the unreliable water service: "ALL the houses are run through the SAME water line so anytime they feel like it they can turn off your water (WITHOUT EVEN A MINUTE OF NOTICE) which I've experienced twice so far." This reflects a severe lack of essential utility reliability and a disregard for resident convenience and basic living needs. Furthermore, the fee structure for paying lot rent is described as burdensome, with a "$6+ fee every time" charged for online payments. The inability to combine water bills with lot rent on the portal sometimes necessitates "two separate transactions which caused an additional 6$+ fee," indicating an inefficient and costly payment system. The presence of "handymen" who "like to think of themselves as above everyone else & actually got into a screaming match with another resident... very unprofessional" suggests unprofessional staff conduct and a lack of effective conflict resolution or decorum. The overall picture is one of unresponsive and unhelpful management that prioritizes rent collection over resident welfare and property maintenance.
The features of Liberty Gardens MHC, as detailed by resident experiences, are predominantly negative and point to a challenging and unsafe living situation. A critical feature highlighted is the reported presence of "drug dealers living & selling out of a house in the back by the mail area." This directly translates to significant safety concerns, with residents feeling "unsafe to be a woman and outside after dark since there are tweakers coming through at all hours of the day & night!" This serious issue of illegal activity directly impacts the security and peace of mind for residents. The persistent pest infestations, including fleas and potentially other insects, are a pervasive negative feature, impacting health and comfort. The unreliable water supply is another critical detrimental feature, causing significant inconvenience and disruption to daily life. The lack of respect for individual lots, including unauthorized driving, parking, and trash disposal, indicates a community where basic rules and boundaries are not enforced, leading to a disorderly environment. The issues with the online payment portal, including additional fees and inconsistent billing, also represent a significant negative feature related to the park's operational services. Overall, the community's features, as described by residents, are dominated by safety hazards, environmental neglect, and poor utility management.
Given the overwhelmingly negative and severe criticisms in the provided reviews, any "promotional information" for Liberty Gardens MHC must be approached with extreme caution and transparency. Based solely on the available customer feedback, potential residents are strongly advised to heed the warnings. The reviews explicitly advise against relying on the park's website, urging prospective residents to "drive by" to see the true conditions. Phrases such as "worst experience I've ever had!" and the concluding statement, "Unfortunately now I know why 'trailer park' has a negative stigma attached to it...", serve as direct deterrents. The explicit warnings about drug activity, unsafe conditions, and pervasive pest infestations make it clear that this community, according to former residents, is not a safe or desirable place to live. While the park's phone numbers, (352) 360-7137 and +1 352-360-7137, are provided for contact, the reported unresponsiveness of management suggests that direct inquiry may not yield a balanced or accurate picture of the living conditions. For anyone searching for "RV parks near me" or affordable housing in the Inverness area, it is critical to be fully aware of the reported issues at Liberty Gardens MHC and to thoroughly investigate all aspects of safety, habitability, and management before considering residency. The pervasive negative feedback points to a property where fundamental living standards are reportedly not met, and residents face significant challenges to their safety and well-being.

Mar 16, 2025 · Elizabeth R SI've lived here since September of 2024 & can honestly say, without a doubt, it's been the worst experience I've ever had! What they fail to tell you is that ALL the houses are run through the SAME water line so anytime they feel like it they can turn off your water (WITHOUT EVEN A MINUTE OF NOTICE) which I've experienced twice so far. Today being the most recent. The stray cat population is out of control !!! And there are fleas EVERYWHERE! I've owned my dog for over 10 years and never once has she had a flea, until moving here! There are drug dealers living & selling out of a house in the back by the mail area so it's unsafe to be a woman and outside after dark since there are tweakers coming through at all hours of the day & night! The "handymen" that live in the park like to think of themselves as above everyone else & actually got into a screaming match with another resident the other day; very unprofessional, to say the least.. and let's not get into the fact that you have to pay a "lot rent" every single month but NOONE respects your "lot" and will drive/park/ throw trash/ leave your lot dug up/ ext.... AND their portal for paying said lot fee?? They charge a 6$+ fee every time & on more then one occasion my water bill wasn't included befote the 3 of then month so i had to do two separate tranactions which caused an additional 6$+ fee.. Unfortunately now I know why "trailer park " has a negative stigma attached to it...
