Moved here in 2020 when still owned by the old guy who has since passed. Feelings about the park were great at the time, things got fixed within hours or days at the most. It was a good deal at the time. Ownership has changed hands a couple times since then, and the handymen employed by the subsequent owners not only didn't fix minor issues but turned them into much larger problems. We're out $800 for an air conditioner because one of the fools hooked up both phases to a 110 outlet and destroyed that unit. We can't really use the second bathroom due to leaks. The master bedroom shower leaks as well, but that's under control as of now. My biggest gripe is the lot rent is MUCH higher than when we moved in, went from $300 in 2020 to $399 in 2022 and finally in 2023 to $450. This is MORE EXPENSIVE than pretty much every other park in town. They did add a privacy fence across the front, they did make a nice new sign to show where each lot is, and they put a roof over the mailboxes. However, the parking is still gravel with railroad ties, the fences are more for decoration than security, there are constant problems with water service, bugs go scattering every time someone gets evicted or moves out, random homeless people with stolen shopping carts can be found at night raiding anything not nailed down or locked, and management is slow to respond, if ever, to maintenance requests. It got to the point we had to make our own repairs to the 35+ year old trailer just to keep it safe-ish and livable. It's paid for now, but I'm wondering if they money spent on this unit would have been better invested towards one somewhere -anywhere- else. If I could get someone to fix the electrical and plumbing issues and put some insulation underneath (there is basically none outside of some pool noodles on the water lines), I wouldn't be so cranky about it today. But we're headed for single digits in the coming weeks and I am not sure we'll go another year without a burst pipe. Right now because we put so much money into this dump, we don't have cash to consider moving away or money to try and have someone come in and fix it up some. My wife and daughters and grandson have moved in with my stepson up near post and it's just me and my son and the cats now. Maybe with less electric and water needs, this trailer will survive a few more months until we can maybe look elsewhere. - Alan Moore

Oak Tree Mobile Home Park Introduce

For local users in Lawton, Oklahoma, seeking information about "RV parks near me" or exploring options for mobile home living, this introduction provides details about Oak Tree Mobile Home Park, located at 2504 SW Jefferson Ave, Lawton, OK 73505. While the platform category is "RV parks near me," this introduction focuses on Oak Tree Mobile Home Park as a residential community offering mobile home lots for rent. You can contact the park at (580) 300-0880 or +1 580-300-0880 for inquiries.

It is important to note that while the category suggests RV parks, Oak Tree Mobile Home Park operates as a community for manufactured homes. Therefore, the environment, services, and features are tailored to long-term residential living rather than temporary RV stays. Understanding this distinction is crucial for local users searching for suitable housing options.

Based on publicly available reviews from residents, the experience of living at Oak Tree Mobile Home Park appears to have evolved over time, particularly with changes in ownership. One long-term resident, who moved into the park in 2020 under previous ownership, initially had a positive impression. At that time, maintenance issues were reportedly addressed promptly. However, the review indicates a significant decline in management responsiveness and the quality of maintenance following subsequent changes in ownership.

This resident detailed several concerning issues, including instances where handyman efforts allegedly exacerbated minor problems, leading to significant financial burdens such as an $800 loss due to a damaged air conditioning unit. Ongoing plumbing issues, including leaks in a second bathroom and the master bedroom shower, were also mentioned. These maintenance problems reportedly reached a point where the resident felt compelled to undertake their own repairs on a 35+ year old mobile home to ensure basic safety and livability.

A major point of concern raised by this reviewer is the substantial increase in lot rent over a relatively short period. The rent reportedly rose from $300 in 2020 to $399 in 2022 and further to $450 in 2023. The resident claims that this current lot rent is higher than that of most other mobile home parks in the area, suggesting a potential lack of competitive pricing despite the reported maintenance and other issues.

The review does acknowledge some improvements made to the park's infrastructure. These include the addition of a privacy fence across the front of the property, the installation of a new sign with lot numbers, and the construction of a roof over the mailboxes. While these upgrades might enhance the aesthetic appeal and convenience in certain aspects, the resident points out that fundamental issues persist.

The parking situation remains gravel with railroad ties, which may not be ideal in terms of stability and maintenance. The fences within the park are described as more decorative than functional for security purposes. Furthermore, the reviewer mentions recurring problems with water service, which can significantly impact the daily lives of residents. Pest issues are also highlighted, with bugs reportedly scattering when evictions or move-outs occur.

Security appears to be a concern, as the review notes the presence of "random homeless people with stolen shopping carts" at night, who allegedly raid unsecured items. This suggests potential safety and security vulnerabilities within the park. The responsiveness of management to maintenance requests is described as slow, "if ever," further compounding the challenges faced by residents dealing with property issues.

Another concerning review alleges that the landlord engaged in unauthorized entry into a resident's home during the rent-to-own period, reportedly using her keys in the middle of the night. This serious accusation raises significant questions about privacy and property rights within the park. The resident claims this was discovered after setting up a camera due to missing personal belongings.

Considering these detailed and critical reviews, local users searching for mobile home parks in Lawton should approach Oak Tree Mobile Home Park with caution. While the park offers a location and mobile home lots, the feedback from residents highlights significant concerns regarding management responsiveness, maintenance issues, increasing lot rents, and potential security and privacy problems. The limited positive aspects mentioned, such as the new sign and mailbox roof, appear to be overshadowed by the more substantial challenges reported by residents.

There is no promotional information provided in the given text. Therefore, local users interested in potential incentives, move-in specials, or specific terms of residency at Oak Tree Mobile Home Park would need to contact the management directly. It would be prudent to inquire in detail about current lot rents, maintenance procedures, security measures, and the overall condition of the park and individual lots before making any decisions.

In conclusion, while Oak Tree Mobile Home Park is located in Lawton, Oklahoma, and offers mobile home lots for rent, the available resident reviews present a concerning picture of the living conditions and management practices. Local users seeking "RV parks near me" who might be considering mobile home options should carefully weigh the information provided in these reviews and conduct thorough due diligence before considering residency at Oak Tree Mobile Home Park. It is strongly recommended to visit the park in person, speak with current residents if possible, and obtain clear and comprehensive information from the management regarding all aspects of residency.
