Oakwood Manufactured Home Community Introduce
Oakwood Manufactured Home Community, located at 605 Oakwood Ln, Arlington, TX 76012, USA, presents itself as a residential option for those seeking manufactured home living in the Arlington area. Individuals interested in exploring "rv parks near me" as a broader category of housing might also consider manufactured home communities like Oakwood as a potential long-term living solution. For inquiries, the community can be reached at (972) 600-9121 or +1 972-600-9121.
Based on publicly available reviews from residents, it's important for prospective residents to be aware of certain aspects of living at Oakwood Manufactured Home Community. Several concerns have been raised regarding community policies and management practices that could impact a resident's peace of mind and overall living experience.
One significant point of concern highlighted by a resident is the strict enforcement of towing regulations. According to this review, the community enforces a limit of two cars per household. While a third vehicle may be permitted, the availability of parking for this additional car appears to be a challenge, potentially leading to stress and inconvenience for residents with more than two vehicles.
A particularly serious issue reported by a resident involves the alleged mishandling of rent payments. It is claimed that money orders from approximately 15 families, placed in an overnight drop box at the office door, went missing. These residents were reportedly then required to pay their rent again. The reviewer states that this is not an isolated incident, suggesting a recurring problem that could cause significant financial distress and a lack of trust for the community's residents.
Furthermore, the same review raises a grave accusation of targeted behavior, alleging that Hispanic households seem to be disproportionately affected by these missing rent payments. Such allegations, if substantiated, would be a matter of serious concern for any prospective resident and highlight potential issues with fairness and equitable treatment within the community.
In terms of costs, a resident mentions that the lot rent is $645 per month, and this fee does not include any additional utility bills. This means that on top of the lot rent, residents are responsible for covering all their own utility expenses, as well as their individual mobile home payments. Understanding the full scope of monthly housing costs is crucial for budgeting and financial planning for potential residents.
Another critical point raised in the reviews concerns the responsibility for tree maintenance and related damages. A resident states that if a tree on their lot falls and causes damage to another resident's property, the homeowner is held responsible for the damages, not the trailer park management. This policy regarding tree liability could pose a significant financial risk to homeowners within the community, as they might be liable for unforeseen damages caused by natural events.
Adding to this concern, another resident recounts an incident where a large tree branch fell on their newly purchased mobile home, causing a hole in the roof. The resident claims that the community manager stated they were not liable for the damage. This individual questions whether mobile home communities are typically expected to carry insurance for such occurrences, raising concerns about the financial protection available to homeowners in the event of similar incidents.
The resident further poses a critical question regarding liability in more severe scenarios, such as if a falling branch were to cause injury or even death. The community's apparent stance of non-liability in the case of property damage raises serious questions about their responsibility for the safety and well-being of their residents and the potential legal ramifications of such incidents.
These reviews collectively paint a picture of a community where residents have experienced issues related to financial security, property maintenance responsibilities, and concerns about management liability. Prospective residents should carefully consider these reported experiences and seek further clarification on community policies and procedures before making a decision about residing at Oakwood Manufactured Home Community.
It is important to note that this introduction is based solely on the information available in the provided reviews. To gain a comprehensive understanding of Oakwood Manufactured Home Community, prospective residents are encouraged to conduct thorough due diligence. This could include contacting the community management directly to discuss their policies and address the concerns raised in the reviews, speaking with current residents to get a broader range of perspectives, and reviewing any official community documents or regulations.
While the category "rv parks near me" typically refers to temporary or recreational vehicle accommodations, individuals exploring this category for housing solutions might encounter manufactured home communities as a form of long-term, often more permanent, housing. However, the operational and regulatory frameworks for RV parks and manufactured home communities can differ significantly. Therefore, it is essential for those considering Oakwood Manufactured Home Community to understand that it operates under the regulations governing manufactured home communities, not RV parks.
Given the serious nature of the concerns raised in the resident reviews, including allegations of financial mismanagement and unclear liability for property damage, prospective residents are strongly advised to exercise caution and seek detailed information to ensure that Oakwood Manufactured Home Community meets their needs and expectations for a safe, secure, and well-managed living environment. Understanding your rights as a homeowner in a manufactured home community in Texas is also crucial. Consulting with relevant legal resources or tenant advocacy groups could provide valuable insights for individuals new to manufactured home living in Arlington, Texas.

Oakwood Manufactured Home Community Reviews
Tow trucks enforced. No peace of mind. 2 cars only. 3rd one permitted but where are you supposed to park it?? 15 families money order's have gone missing from the over night box at the office door and where forced to pay rent again. It is a reoccurrence. Hispanic house hold seem to be the target. The lot rent is $645 no bills included on top of your trailer payment. Oh trees are your responsibility if your tree falls on someones trailer and cause damage you are responsible not the trailer park.
Jun 03, 2023 · Tanya RamirezThis huge branch fell on the mobile home we just bought and the community manager says they're not liable for the hole in our roof! But yet they came to clean up the mess? Sounds liable to me, aren't these mobile home communities supposed to carry insurance for these types of occurrences? So if this branch falls and God forbid, kills someone they're not liable? Very interested in knowing our rights? New to Arlington Texas....
