Friendly Village Arlington Introduce
For local users searching for "RV parks near me" in Arlington, Texas, it's essential to have a comprehensive understanding of the various housing options available in the area. Friendly Village Arlington, located at 2208 Beechwood Dr, Arlington, TX 76006, USA, is a mobile home park that may appear in local searches. However, it's crucial to differentiate between the services and environment of a mobile home park and a traditional RV park. This introduction aims to provide an objective overview of Friendly Village Arlington based on recent customer reviews found online.
The feedback regarding Friendly Village Arlington presents a mixed picture, with some positive comments about specific staff members contrasted sharply with significant concerns about management practices, costs, and the overall living experience. Potential residents should carefully consider these points before making any decisions.
Environment and Ambiance (Based on Reviews):
One reviewer describes a situation with a lack of basic landscaping, stating, "I don’t even have any damn grass in my yard. All I have is dirt." This suggests that the aesthetic environment of at least some lots within the park may be undesirable. The same reviewer also implies a lack of overall upkeep or investment in the community beyond road improvements, noting, "All the new owners have done is put new roads."
In contrast, another reviewer offers a slightly more positive note regarding specific staff, "Five stars for Carolina and Sylvia! Both are very friendly and help residents resolve complaints." This suggests that while there may be broader issues, some members of the staff are perceived as helpful and responsive.
However, the overwhelming sentiment from one detailed review paints a negative picture of the overall environment, driven by management issues and perceived lack of value for the cost. The feeling of being treated like an apartment complex resident despite owning their home further contributes to a potentially negative living experience for some.
Services and Amenities (Implied from Reviews):
One of the significant criticisms in the reviews is the perceived lack of amenities commensurate with the cost of lot rent. The detailed negative review explicitly states, "They don’t have any amenities no security nothing to make us pay over $1000 a month for lot." This suggests a basic setup with potentially few or no shared facilities or services that would typically justify a higher monthly fee.
The mention of increasing land rent and additional fees further impacts the perceived value of the services provided. The difficulties in obtaining a simple invoice and the subsequent threat of eviction due to payment issues allegedly stemming from management's lack of communication raise serious concerns about the administrative services.
While essential utilities like water, electricity, and sewage hookups are typically provided in mobile home parks, the reviews do not offer specific details about these or any additional services like trash removal or landscaping maintenance for individual lots (as evidenced by the "dirt yard" complaint).
Key Features and Highlights (Based on Conflicting Reviews):
Based on the provided reviews, the key features and highlights of Friendly Village Arlington are limited and largely overshadowed by negative feedback:
- Potentially Friendly Staff (Specific Individuals): The positive mention of Carolina and Sylvia suggests that some staff members are approachable and helpful in addressing resident concerns.
- Long-Term Living Option: As a mobile home park, it offers the possibility of long-term residency for those who own or plan to purchase a manufactured home.
- New Roads (Recent Improvement): One reviewer notes that new roads have been installed by the new owners, which could be seen as a positive infrastructure improvement.
However, the significant negative points raised by another reviewer cannot be ignored:
- High Lot Rent: Residents perceive the land rent as excessively high compared to other mobile home parks in the area.
- Additional Fees: The mention of "many fees" adds to the overall cost of living in the park.
- Poor Management Communication: Lack of call returns, inability to provide invoices, and perceived threats of eviction due to administrative issues are significant concerns.
- Lack of Amenities: Residents report a lack of amenities that would typically justify the high lot rent.
- No Security: The absence of security measures is noted as a drawback.
- Restrictive Rules: Residents feel they are being treated like apartment renters despite owning their homes, with management allegedly trying to dictate actions within their private residences.
- Poor Lot Conditions: At least one resident reports having a yard consisting entirely of dirt.
- Desire to Move Out: The strong sentiment expressed by one reviewer about the desire of many residents to sell their homes and move out indicates a significant level of dissatisfaction within the community.
Promotional Information and Special Offers:
The provided information does not include any details about promotional offers or special incentives for new residents at Friendly Village Arlington. Given the significant negative feedback regarding the cost and living conditions, it is unlikely that the park would be actively advertising without addressing these concerns. Local users interested in this property would need to contact the management directly to inquire about current rates and any potential promotions, while also being mindful of the issues raised in the reviews.
Why Consider Friendly Village Arlington (Points to Investigate with Caution):
For local users specifically searching for "RV parks near me," Friendly Village Arlington, as a mobile home park, is not a direct equivalent. However, if the search includes exploring long-term housing options and if the positive feedback about specific staff members is appealing, the following aspects might warrant cautious investigation:
- Long-Term Housing: It offers a community for those seeking to live in a manufactured home.
- Potentially Helpful Staff: The positive comments about Carolina and Sylvia suggest that some staff members are dedicated to assisting residents.
- Recently Improved Roads: The new road infrastructure is a tangible improvement to the property.
However, these points must be weighed against the serious concerns about high costs, poor management communication, lack of amenities, and undesirable lot conditions. Any potential resident should conduct thorough due diligence, including visiting the property, speaking with current residents (if possible), and directly addressing the negative feedback with the management to understand their perspective and any plans for improvement.
Booking and Contact Information:
Local users who wish to inquire further about Friendly Village Arlington can contact them using the provided phone numbers: (817) 640-1866 or +1 817-640-1866. It is strongly recommended to ask detailed questions about the concerns raised in the reviews, including the lot rent structure, fees, amenities, management communication protocols, and the condition of individual lots. A personal visit to the property is crucial to assess the environment and infrastructure firsthand.
Conclusion for Local Users:
For local users searching for "RV parks near me," Friendly Village Arlington is a mobile home park and thus offers a different type of residential living. The recent online reviews present significant concerns regarding high lot rent, additional fees, poor management communication, a lack of amenities, and undesirable lot conditions. While some positive feedback exists regarding specific staff members and recent road improvements, the overwhelming sentiment from at least one detailed review is negative, with residents expressing a desire to move out. Potential residents should exercise extreme caution, conduct thorough independent research, and directly address the serious concerns raised in the reviews with the management before considering Friendly Village Arlington as a place to live.

Friendly Village Arlington Reviews
Five stars for Carolina and Sylvia! Both are very friendly and help residents resolve complaints. Different way of working from management 1 year ago: unfriendly and domineering! But the land rent here is too high and charges many fees compared to other areas.
May 01, 2025 · Kim NguyenDon’t move here. It’s not worth it. They increase your rent every month. They never call back when you call the office. They can’t even print out a simple invoice so I can pay my rent then they want to send me eviction notices when I clearly have called them 20,000 times and sent emails that they don’t return. They’re ripping us off, no other mobile home parks in our area. Are this expensive. They don’t have any amenities no security nothing to make us pay over $1000 a month for lot. I don’t even have any damn grass in my yard. All I have is dirt and they want me to pay $1000 a month. Plus, they want to tell you what to do in your own house when we own our own homes they’re treating us like we’re an apartment complex. That’s why I moved out of the apartment complex above my own home so I didn’t have to deal with all this and now here I am stuck in a home that I bought and being treated like I live in a apartment complex. All the new owners have done is put new roads. This place is the worst ever mobile home park I have ever lived in. That’s why everybody’s selling their house and moving out exactly what I’m gonna do.
Dec 06, 2024 · クロうさLived here for two years and still haven’t gotten a lease currently living in K -Mar now they are enforcing tows on vehicles and with the new management they never answer the phones and now we have to pay to have trees trimmed I’ll be contacting the RRA tomorrow morning due to this and also having to pave our OWN driveways this is bullshit . This is a retirement community and most of the people here can’t afford tree trimming nor to have drive ways put in and only a handful of of people have driveways and there is no room for driveways here
Mar 18, 2025 · Brittany BaiterLived in the community for three years .Skip it , if the increase in lot rent don't get you. The frequent change in management will. Not worth the headache
Dec 14, 2024 · Criping CryptoLooove the major change this property recently did, including the new managers. Sylvia was very helpful and definitely cares about the residents here! love the change!
