Grand Place Manufactured Home Community Introduce
Located at 1345 Farmers Rd in Grand Prairie, Texas, Grand Place Manufactured Home Community is primarily a residential area for manufactured homes but may also offer accommodations for recreational vehicles, thus potentially being relevant for individuals searching within the "RV parks near me" category. Grand Prairie, situated within the Dallas-Fort Worth metroplex, provides a diverse environment with residential, commercial, and recreational areas, and Grand Place is located within this context.
The environment of Grand Place Manufactured Home Community is likely characterized by a layout of individual lots designed for manufactured homes, with established infrastructure to support long-term residency. This typically includes paved streets, utility connections (electricity, water, sewage), and possibly communal areas. While primarily focused on manufactured homes, some communities like this may allocate specific sections or spaces for RVs, catering to both long-term residents and potentially short-term travelers.
As a potential option for those seeking "RV parks near me," Grand Place Manufactured Home Community might offer essential services for recreational vehicles. These typically involve providing hookups for electricity, water, and sewage at designated RV sites. The availability and reliability of these utilities are crucial for RV users. Depending on the community's policies and infrastructure, additional amenities such as laundry facilities, restrooms, and showers might also be available to RV guests.
Features of Grand Place Manufactured Home Community, as a primarily long-term residential area, could include amenities geared towards community living. These might encompass common green spaces, playgrounds, or possibly a community center for social activities. The specific features available to RV guests, if any, would determine the overall experience for those seeking short-term or temporary accommodation. It's important to note that the primary focus of a manufactured home community is typically on the needs of its long-term residents.
Customer feedback regarding Grand Place Manufactured Home Community presents significant concerns. Multiple reviews highlight issues with management and community policies. One reviewer strongly advises against moving to the community, citing newly enforced parking restrictions for visitors (requiring daily registration of a third vehicle to avoid towing, even for short illnesses), frequent water pipe bursts leading to potential contamination without timely notification, and unpredictable rent increases (allegedly three times in one year). This reviewer also mentions a mandatory lawn mowing fee if residents do not maintain their own lawns.
Another review echoes concerns about the management, describing them as initially "extremely nice" when trying to attract new residents but becoming the "total opposite" once someone moves in. This reviewer also mentions being held to high standards for property appearance but experiencing a lack of responsiveness from management regarding necessary repairs on their property (allegedly waiting "for YEARS"). Additionally, this review points out insufficient parking space for residents and explicitly states they would not recommend the community.
Given these consistent negative reviews focusing on management practices, policy enforcement, maintenance issues, and financial unpredictability, it is challenging to identify positive promotional aspects based on the available feedback. The concerns raised by multiple residents paint a picture of potentially unfavorable living conditions and management that is not responsive to resident needs or concerns.
For local users searching for "RV parks near me," Grand Place Manufactured Home Community in Grand Prairie, Texas, is located within a well-populated area with access to city amenities. However, the strong negative feedback regarding management policies, maintenance, and financial stability should be a significant consideration. While it might offer the basic utilities required for RVs, the overall living experience, based on these reviews, appears to be problematic for residents of manufactured homes, and these issues could potentially extend to RV guests as well.
In conclusion, Grand Place Manufactured Home Community in Grand Prairie, Texas, is a manufactured home community that may offer services for RVs. However, multiple recent customer reviews express significant dissatisfaction with the management, citing issues such as restrictive parking policies, frequent utility problems, unpredictable rent increases, lack of maintenance, and poor communication. Individuals seeking "RV parks near me" or considering this community for long-term residency should carefully review this feedback and consider whether the potential drawbacks outweigh any perceived benefits of the location or basic amenities.

Grand Place Manufactured Home Community Reviews
If you want to move here I wouldn’t. They just put in a 24 hour visitor parking but never told anyone that it was being enforced now so if you have more than 2 cars you have to register the 3rd every 24 hours. If you forget they will have your car towed. If you are sick for more than a week they will tow your car if you don’t let them know. They have Frequent water pipe burst so your water will be contaminated and they won’t tell you until it’s too late. The rent goes up $100 whenever they want it to. Last year it went up 3 times. They have forced lawn mowing so if you don’t mow your own lawn that’s an extra $50. This place sucks and needs to do better.
Dec 10, 2023 · Amy TreadwellTerrible management! Of course they're extremely nice when trying to sell a home, but once you live there its the total opposite. Also too demanding to keep your rental property looking perfect, but cannot count on them when you need THEM to fix something on THEIR property (we've been waiting on them to fix something for YEARS). Not enough parking space provided for residents. Would not recommend.
Feb 06, 2017 · Dalia BadilloEvery time I come into the rental office to inquiry about property, I'm greeted politely. There is never any hesitation to let me know what's available, if anything at all. I've been here 3 times and each time I walk away knowing that with the professionalism I see displayed in the office, there is no doubt in my mind, the atmosphere of the neighborhood is up there as well.
Aug 14, 2019 · Joz CashI gave this place 1 star because of it being well maintained and clean upon viewing. However; once my family and I (Interracial couple - I'm white and my husband is black with our bi-racial kids) went to view a home after speaking with office lady, we were at first treated like we shouldn't be there but then she tried to be nice by comparing her grandkids hair to my kids. I thought at first that maybe she was just having a bad day, which we all do but after viewing just 1 home (built in 1998 and selling for $42k which the seller dropped the price down to $35k while we were viewing it, other identical homes in the area are selling for $16k). I messaged the office lady about this later on as well as asking a few more questions because their lot rental is almost $600 and then mortgage payments (if we didn't buy it in cash) would put the payments over $1000 per month when you can buy a $100k home for less payments per month. After we left the property the office lady didn't even send a message like she said she would nor even reply back to any I sent her or answer my calls to the office. It's been over 2 weeks now. I can only assume that she is awaiting a different couple to stop by of a different race. I feel badly for the owner of the home trying to sell because he missed out on a $20k cash payment. I pray you all have better luck at this location. Maybe your race won't be a factor to this Hispanic office female. I don't want to even call her a woman or lady. Don't waste someone's time and money if you aren't even going to let them move there. Just put a sign of what race you want to move-in. This would be more honest.
Jul 03, 2019 · Kristy BurnsIf You want to live where the people don't care to lash their dogs neither the administration cause they say they can do nothing call animal place for it or take photos and not to trust your word. well here is the LOVELY PLACE FOR YOU!
