For individuals searching for "RV parks near me" in the Orange City, Florida area, Orange City Mobile Homes Park, located at 1065 S Volusia Ave F1, Orange City, FL 32763, USA, presents a residential mobile home community. You can contact them for inquiries at (386) 775-2194 or +1 386-775-2194.
The address places Orange City Mobile Homes Park in Orange City, a town in Volusia County, Florida, known for its natural springs and proximity to Orlando's attractions. This location offers a blend of small-town charm and accessibility to urban amenities. While primarily a mobile home park, it might offer opportunities for long-term RV living for those seeking a more permanent or semi-permanent residential setting within a community.
The online reviews for Orange City Mobile Homes Park offer contrasting perspectives on the community and its management. One review expresses significant dissatisfaction following a hurricane. The resident reports a snapped power pole and a lack of communication or support from the company for eight days without power. This reviewer also alleges a focus on rent increases over resident well-being and mentions the absence of amenities, expressing a desire to move despite owning their home. This negative feedback raises concerns about emergency response, management priorities, and the overall value proposition for residents.
In contrast, another reviewer describes a "decent little community" with friendly people. This individual, who visited the park on a motorcycle, noted positive interactions with residents who were smiling and waving. They also mentioned a reasonable lot rent of $495 at the time of their visit and highlighted the community's background check requirements for all residents over 18, including restrictions on past evictions and felonies related to domestic situations or drugs, as well as multiple domestic misdemeanors. This positive feedback suggests a welcoming social environment and a focus on community safety through its screening process.
Considering these divergent views, individuals searching for "RV parks near me" and contemplating Orange City Mobile Homes Park for a longer-term stay need to carefully weigh these aspects. The friendly community atmosphere and reasonable lot rent (as reported by one visitor) could be attractive. However, the serious concerns raised about the management's responsiveness during emergencies and the alleged lack of amenities are significant factors to consider.
As a mobile home park, the primary offering at Orange City Mobile Homes Park is the rental of lots for manufactured homes. If long-term RV stays are permitted, the financial arrangement would likely involve a monthly lot rental fee, potentially in addition to utility charges. It is crucial for RV owners to inquire specifically about the availability of RV sites, the terms of the lease or rental agreement, and the total monthly costs, including any restrictions on RV types or sizes.
In terms of services and amenities, the negative review explicitly states "no amenities." This is a significant point for RVers who often rely on park facilities such as restrooms, showers, laundry rooms, and recreational areas. The absence of these amenities could make long-term RV living less convenient compared to traditional RV parks. Potential residents should verify the availability (or lack thereof) of specific amenities.
The environment of Orange City Mobile Homes Park appears to foster a friendly social atmosphere, according to one reviewer. However, the lack of management support during a crisis, as reported by another resident, could impact the overall sense of security and community well-being. The physical layout and maintenance of the park are not detailed in the reviews, so a visit would be necessary to assess these aspects.
For those considering Orange City Mobile Homes Park as a long-term option within the "RV parks near me" category, it is strongly recommended to contact the management directly with specific inquiries about RV accommodations. Key questions should include whether long-term RV stays are permitted, the availability and type of RV sites (including hookups), the monthly lot rent and any additional fees, the rules and regulations for RV residents, and the amenities available for use.
Visiting the park to personally assess the environment, the condition of the lots, and the overall atmosphere would be highly beneficial. If possible, speaking with current residents could provide further insights into the management's responsiveness and the day-to-day living experience.
Promotional information is not provided in the reviews. Potential residents should inquire directly with the management about any special offers or incentives for new residents, particularly those with RVs seeking long-term stays. They should also seek clarification on the management's policies regarding emergency situations and property maintenance.
In conclusion, Orange City Mobile Homes Park in Orange City, FL, presents a mixed picture for those seeking long-term RV living in the "RV parks near me" category. The friendly community and reasonable lot rent (as reported by one visitor) are potential positives. However, the serious allegations of poor management response during emergencies and the reported lack of amenities are significant drawbacks that require careful consideration and thorough investigation by any prospective long-term RV resident. Direct communication with the management and a personal visit to the park are essential to make an informed decision.

Orange City Mobile Homes Park Reviews
Hurricane Milton came and snapped our power pole in half. No one from this company has reached out to us to ask us how we are, going on 8 days of no power. No one cares in this park, the company only cares about raising rent and receiving their rent period no amenities. Can't wait to move! And I own this home.
Oct 18, 2024 · Andrea NanniSeems like a decent little community. All of the people I interacted with were very friendly. I rode my motorcycle in, so people almost naturally interact with me, almost like walking, but everyone I saw either smiled or waved or both. The lot rent seems reasonable as well, when I was there, the price was $495. They require a background check for all residents over 18. I was told that they don't allow any past evictions or felonies regarding domestic situations or drugs, or multiple domestic misdemeanors.
Aug 02, 2023 · Bill FitzgeraldSupposed to be a 55 n over but it really isnt because there is a wide range of age groups. Parking is horrible, the tenant has a driveway but if they have guests there isnt anywhere to park so your either blocking the roadway or parked in an abandoned driveway if u are lucky to find one close by.
Feb 06, 2018 · Shannon EngelkensWould be a ok place if u could get the manager lady out n do actual upgrades instead of non licensed and insured contractors that don't even know how to put water meters in. Or how about the electrical. It's 2 inches below the dirt. Lol joke
Feb 26, 2018 · Savage sJust dropping off a friend here but the place looked decent and well-kept! Friendly neighborhood feel...
