Orchard Grove Introduce
For local users searching within the category of "rv parks near me," it is crucial to understand that Orchard Grove, located at 3003 Valmont Rd, Boulder, CO 80301, is a mobile home park designed for long-term residential living in manufactured homes, not a recreational vehicle park catering to temporary stays. You can reach them at (303) 442-2648 or +1 303-442-2648 for inquiries, although please note that availability is typically for those looking to reside permanently in a mobile home within the community.
While the platform category might suggest temporary lodging, Orchard Grove offers a different kind of value proposition: a long-term, relatively affordable (within the context of Boulder), and uniquely diverse residential community. Customer reviews provide insights into both the strengths and weaknesses of this established mobile home park.
One reviewer expresses a degree of dissatisfaction with the management, stating, "The management continues to be non existent unless it comes to collecting money." This critique suggests potential challenges in communication and responsiveness from the ownership or management regarding community needs beyond financial matters. The same reviewer gives an overall rating of 3 stars "in spite of the inability of the owners to communicate with the rest of the community," indicating that other aspects of Orchard Grove contribute positively to the living experience.
The primary strengths of Orchard Grove, according to this reviewer, lie in the community itself and the neighborhood. The reviewer highlights "the people who live in this little enclave," describing a "beautiful mixture of nationalities, philosophies and lifestyles which you don't find in the rest of Boulder." This paints a picture of a vibrant and inclusive community that embraces diversity, offering a unique social environment for its residents. This rich tapestry of backgrounds and perspectives can be a significant draw for those seeking a more integrated and interesting neighborhood.
Furthermore, the reviewer points out that despite rising costs, Orchard Grove is "still a bargain in a safe neighborhood with real people," especially when compared to the general cost of living in Boulder. This suggests that the park offers a more accessible housing option for those on a tighter budget while still providing a secure living environment. The term "real people" might imply a down-to-earth and authentic community atmosphere.
Another long-term resident, having lived at Orchard Grove since 2002, offers a more overwhelmingly positive perspective. This reviewer considers Orchard Grove to be the "best-kept' secret in Boulder for folks living on a tight budget." This reinforces the idea of relative affordability within the expensive Boulder housing market. They further describe the park as "safe, clean, friendly, and very community driven," highlighting key aspects that contribute to a positive living experience.
Interestingly, this long-term resident acknowledges changes in ownership and management over the years, including concerns when a corporation purchased the park. However, their overall sentiment is that "I feel the park is better today, than ever!" This suggests that despite past transitions, the park has evolved positively and continues to offer a high quality of life for its residents. This perspective from someone with significant tenure in the community provides valuable insight into the park's long-term stability and appeal.
The long-term resident also offers a compelling description of Orchard Grove's place within the broader Boulder community, stating, "As Boulder grows up around the park, the heart of Boulder is exactly Orchard Grove Mobile Home park." This suggests that the park embodies a certain authentic and community-oriented spirit that might be increasingly rare in the rapidly developing city. This sense of being at the "heart of Boulder" could be a significant draw for those who value a strong sense of place and community connection.
Considering the information available, Orchard Grove Mobile Home Park offers a unique residential experience in Boulder, primarily characterized by its diverse and friendly community and its relative affordability within the local housing market. While one review points to potential issues with management communication, the strong sense of neighborhood and the positive experiences of long-term residents suggest a vibrant and desirable place to live for those seeking a permanent home in a mobile home setting.
For local users in Boulder who may be exploring housing options beyond traditional rentals or homeownership, Orchard Grove presents an opportunity to live in a well-established, safe, and community-oriented environment at a potentially more accessible price point. The emphasis on a diverse and friendly atmosphere could be particularly appealing to those seeking a strong sense of belonging. It is important to reiterate that this is a mobile home park, meaning prospective residents would typically be looking to purchase and reside in a mobile home within the park on a long-term basis, rather than seeking short-term RV accommodations.
While no specific promotional information is provided in the reviews, the inherent qualities of Orchard Grove – its diverse community, relative affordability in Boulder, safe environment, and strong sense of community – serve as significant attractions for potential long-term residents. Local users interested in this type of living situation are encouraged to contact Orchard Grove at the provided phone numbers to inquire about available lots or mobile homes for sale within the park and to gain a better understanding of the current management practices and community guidelines. Visiting the park to experience the unique atmosphere firsthand would also be a valuable step for prospective residents.

Orchard Grove Reviews
What customer service? lol. The management continues to be non existent unless it comes to collecting money. I give it a 3 in spite of the inability of the owners to communicate with the rest of the community. The stars are for the neighborhood itself....the people who live in this little enclave. There is a beautiful mixture of nationalities, philosophies and lifestyles which you don't find in the rest of Boulder. Although it's getting more expensive...it's still a bargain in a safe neighborhood with real people.
May 01, 2016 · PerSueTheDreamI've lived at Orchard Grove Mobile Home park since 2002. Still today, I consider Orchard Grove to be the 'best-kept' secret in Boulder for folks living on a tight budget. The park is safe, clean, friendly, and very community driven. Though ownership and management has changed more than a couple times over the past 16 years I've lived there, and there were concerns when a corporation purchased the park, I feel the park is better today, than ever! As Boulder grows up around the park, the heart of Boulder is exactly Orchard Grove Mobile Home park.

Jan 13, 2023 · Anne Z ParkerJust purchased here and between the real estate agent and the mobile home park has been a complete nightmare. We will be taking action to fight this. Management is non existent. Constant new temp managers from out of state keep contradicting themselves.
Aug 01, 2019 · Ariel WeisMark Robbins has fought this management company with his inner integrity and character. Shame on this company for extorting the disabled and vulnerable members of our mobile home community
