Pearland Acres Mobile Home Community Introduce
For local users seeking information about "mobile home parks near me" in the Pearland, Texas area, Pearland Acres Mobile Home Community, located at 18810 Tree Top Ln, Pearland, TX 77584, USA, presents a long-term residential option. Based on the available online reviews, residents have experienced a range of conditions and management styles over time, indicating a need for careful consideration by prospective residents.
One reviewer with past experience at Pearland Acres reported a positive initial impression, noting it was "nice" years ago and prompting a return when looking for a place for themselves and their mother. This suggests that the community may have once held a favorable reputation among some residents. The reviewer acknowledged that the park was "fairly nice for such an old park" upon their return.
However, this positive sentiment shifted after the original owner sold the property. The reviewer detailed several concerns that arose under the new ownership. A significant issue mentioned was the increase in rent, which reportedly occurred at least three times. Additionally, the reviewer highlighted problems with flooding within the park during rain, suggesting potential drainage issues that could impact residents and their homes.
Maintenance of communal areas also appeared to be a concern, with the reviewer noting that the dumpsters were not consistently kept clean. Another environmental factor mentioned was the presence of a large number of feral cats throughout the park, with some even venturing onto residents' properties. This could be a concern for individuals with allergies or those who prefer a pet-free environment around their homes.
The reviewer also expressed dissatisfaction with what they perceived as "ridiculous rules" implemented under the new management. Specifics of these rules were not provided, but the negative characterization suggests they were burdensome or unreasonable for residents. Furthermore, a strict policy regarding visitors was mentioned, with a risk of towing if the towing company or manager was not informed of guests' presence. This could create inconvenience and potential costs for residents and their visitors.
A significant point of concern raised was the lack of an on-site manager. The reviewer stated that a resident reports perceived violations to a manager who works at another park on Almeda, seemingly under the same ownership. This off-site management structure could lead to delays in addressing issues and a reduced sense of immediate support for residents within Pearland Acres.
The reviewer's overall experience under the new ownership was negative, with a stated goal to move from the community within the year if conditions did not improve. This strong sentiment underscores the level of dissatisfaction experienced by at least one long-term resident.
In contrast, another reviewer who reported living at Pearland Acres for almost ten years offered a more positive perspective. This long-term resident stated they had "never witnessed any racism" within the community. They also commented that the "property Mgr does well taking care of every thing," while acknowledging that prioritization is necessary and that "there's always room for improvement," a sentiment they believe applies to any living situation. This reviewer did note that some neighbors' yard maintenance could be improved, suggesting variability in the upkeep of individual lots.
The discrepancy between these two reviews highlights the potential for varied experiences within Pearland Acres Mobile Home Community. The more recent and critical review points to potential issues with rising costs, maintenance, park rules, and management responsiveness. The longer-term, more positive review suggests that some residents find the management capable and have not experienced certain negative issues like racism. However, even this reviewer acknowledges areas for improvement within the community.
For local users considering Pearland Acres as one of their "mobile home parks near me," it is crucial to weigh these contrasting perspectives. The community's age might contribute to some of the maintenance concerns, as mentioned by one reviewer. The change in ownership appears to have been a significant factor in the negative experiences reported by the returning resident.
Prospective residents should contact Pearland Acres Mobile Home Community directly at (346) 342-5504 or +1 346-342-5504 to inquire about current management practices, park rules, rent costs, and maintenance procedures. It would be beneficial to ask specifically about flooding mitigation efforts, pest control (regarding feral cats), visitor policies, and the process for addressing resident concerns given the off-site management structure mentioned in one review.
Visiting the community in person could also provide valuable insights into the current environment and the upkeep of the common areas. If possible, speaking with current residents could offer a more balanced and up-to-date understanding of the living conditions at Pearland Acres Mobile Home Community. Given the mixed reviews, thorough due diligence is recommended for anyone considering making this their long-term home.

Pearland Acres Mobile Home Community Reviews
I lived here years ago and it was nice, so I moved back here when I needed a nice place for my Mom and I to live. It was still fairly nice for such and old park. Then, the original owner sold it. The rent has gone up at least 3 times, flooding in the park is bad when it rains, dumpsters are not kept clean, feral cats are all over the place, even going onto some of the homes, ridiculous rules, risk of being towed if you have visitors and you haven't informed the towing company or manager, no manager on site, a resident reports what he seems are violations and reports them to the manager who also works at a park on Almeda that seems to be owned by the same people. My goal is to hopefully to move from here within the year, if things do not improve.
Mar 22, 2025 · Brenda HarrisI have lived here almost 10 yrs...never witnessed any racism...property Mgr does well taking care of every thing, some things have to be proritized over others, there's always room for improvement but that is anywhere..neighbors that have yards like this REALLY have room for Improvement...
Aug 20, 2024 · LethaDon't believe the fabricated reviews!!Been here 4 years and rent has risen from $400 to $585 a single wide! Just imagine paying a double wide! Lee Brumfield is horrible at letting people know that water is being turned off. First picture is him parking in my driveway while I'm at work WITHOUT NOTICE. They stopped allowing 5th wheel trailers yet there's one parked next to my house! Which is hypocritical and should be charged for even being allowed here.By law, they're not supposed to leave notes on people's doors yet here they are doing this in the 2nd photo. Then they think its a good idea to leave notes on cars like that's any better in the 4th photo. Why would anyone want to live here if management is horrible at giving much-needed notice or hypocritical!?
Jun 30, 2024 · Dominicus LopezWe have been here almost three years and so far it has been a nice place to live. Our neighbors are friendly and people here seem to really try to be a community and look out for each other. Property management is always trying to make improvements and stay on top of needed repairs. I have been kind of a nomad so I have lived in a lot of different areas and rented for most of that. This place has been one of the best places we have lived. It could use a dog or kids park, but aside from that, we like it.
Mar 27, 2022 · Lacy KingBig difference after moving here from Houston, and all for the best. Close to town, but not too close. Feels more like country living, but with neighbors 😊 management and maintenance is always looking for ways to update the park. Also very friendly and quick to address any questions or concerns you have. Also it's well patrolled by Brazoria county sheriffs, which gives us all peace of mind 👏💯 This has truly became our little community and not just a " Trailer park". Keep up the good work 🙂
