Pecan Creek Manufactured Home Community Introduce
For those seeking long-term housing options or considering "RV parks near me" that might accommodate manufactured homes in Denton, Texas, Pecan Creek Manufactured Home Community, located at 2601 Edwards Rd #168, Denton, TX 76208, USA, presents itself as a potential residence. They can be reached at (940) 565-0328 or their mobile number +1 940-565-0328 for inquiries. Based on the limited online reviews, the community appears to have both positive and negative aspects, warranting careful consideration from prospective residents.
One positive review states that the reviewer's mother lives in Pecan Creek and describes it as "very nice, great management, safe and quiet!" This feedback suggests that for some residents, the community offers a pleasant living environment characterized by effective management, a sense of security, and a peaceful atmosphere. These are often key factors individuals and families prioritize when searching for long-term housing or evaluating "RV parks near me" that might accommodate manufactured homes.
However, a contrasting and concerning experience is detailed in another review from a visitor. This individual recounts parking in a spot with a sign and curb markings indicating "visitor parking" but subsequently having their car towed. The visitor was informed that a mobile application was required to register as a visitor, a policy that the resident they were visiting was reportedly unaware of. This incident led the reviewer to express a negative opinion of the community, advising others to "Believe the comments because this place is crooked." This experience raises questions about the clarity and communication of parking regulations within the community, particularly for visitors, and could be a significant inconvenience and expense for those visiting residents.
Given these contrasting reviews, it is challenging to form a comprehensive understanding of the overall environment, services, and features of Pecan Creek Manufactured Home Community. The positive review highlights potential strengths in management, safety, and quietness, which are attractive qualities for long-term living. The negative review, however, points to potential issues with unclear or poorly communicated policies, specifically regarding visitor parking, which could lead to negative experiences.
As Pecan Creek Manufactured Home Community is primarily a manufactured home community, its services and features would likely cater to the needs of long-term residents. These might typically include:
- Individual lots for manufactured homes with utility hookups (water, sewer, electricity).
- Community roads and pathways.
- Potentially communal green spaces or recreational areas, although these are not mentioned in the provided reviews.
- Management office and staff.
- Maintenance services for common areas.
The positive review mentioning "great management" suggests that these services are potentially well-administered and responsive to residents' needs. However, the parking incident raises concerns about the management's approach to enforcing community rules and communicating them effectively to both residents and their visitors.
The term "RV parks near me" is used as the platform category, and while manufactured home communities primarily cater to long-term or permanent housing in manufactured homes, some might occasionally accommodate RVs on a longer-term basis or have transitioned from being RV parks. However, the context of the reviews for Pecan Creek Manufactured Home Community focuses on the experiences of a resident and a visitor to a resident, indicating its primary function as a manufactured home community rather than a typical RV park offering short-term stays and transient amenities.
The information provided does not include any specific promotional information for Pecan Creek Manufactured Home Community. Therefore, potential residents would need to contact the management directly to inquire about lot availability, rental rates, community rules and regulations (including parking), and any current incentives or promotions.
In conclusion, Pecan Creek Manufactured Home Community in Denton presents a mixed picture based on the limited available reviews. One resident reports a positive experience characterized by nice surroundings, great management, safety, and a quiet atmosphere. However, a visitor encountered a significant issue with parking regulations, resulting in their vehicle being towed, and described the community negatively. Prospective residents should weigh these contrasting experiences carefully. The positive aspects suggest a potentially desirable long-term living environment, while the negative incident highlights the importance of clearly understanding and adhering to community rules, particularly regarding visitor parking. It would be advisable for anyone considering moving to Pecan Creek Manufactured Home Community to seek further information, perhaps by speaking with current residents (beyond those who have left reviews) and thoroughly clarifying all community policies with the management, especially those related to parking for both residents and visitors, before making a decision.

Pecan Creek Manufactured Home Community Reviews
I was visiting a friend of mine and parked where there was a sign as well as a curb with the words “visitor parking”. My car ended up getting towed and was told that you need to get an app to register to be a visitor. The resident I saw wasn’t aware of this. Believe the comments because this place is crooked.

Jan 16, 2025 · Christy ReidPlace sucks. Theirs never anyone working at the office even if you try and go HOURS before they close. They always try to hit you with fees for random things and there's always kids running on the road. We have personally almost hit 3 kids in our 2 years of living here. this was probably the worst possible place I could have moved to.
Sep 29, 2023 · BullyI have been living here for 16 years. When I 1st moved here it was awesome the lot rent was affordable and it was a nice and quite Neighborhood. As soon as they sold this place it went down hill fast. We have had a lot of new owners. The owners we have now had changed management just in the past 4 years 3 times. The last manager that they just fired Phil Was the best one we've had in a long time. Now they have a new manager That keeps changing the rules on us Trying to get things done the way she wants them and her helper Stacy Is very rude and they are both very racist So if you're Mexican don't even try to get a place here they might be nice at 1st but you'll start seeing the difference your 1st month here. You can't leave any type of toys on your porch not even a bike. Your kids cannot play outside because the cars drive-through here so fast all the time. Their speed bumps are so damaged that you can't even see him anymore or feel them when you of go over them. The only reason why I not still hear it because I'm getting my land ready to move my mobile home. Reconsider there's a lot of other mobile home parks That probly have nicer Management and don't look down on you.
Feb 23, 2018 · Janie RodriguezDO NOT MOVE IN TO THIS PLACE. And to all living here, consider doing the same thing I’m doing and move out. They will charge you fee out of no where. Unhelpful staff. In the office and upper management. They’re never available when you need them and are only there when it’s time for you to pay the rent. They will never miss a day when it’s time to pay rent. Expect a notice of eviction when your late on the rent for a day. Expect your car to be towed even when you’re a resident of he community or when you have company over. Pretty much expect a fee for just breathing the air around the community. Read all the reviews from all the other resident as they’re very true. They also make up their own rules out of no where. They don’t even ask the residents for their opinion. Take your hard earned money elsewhere.
