Are you currently exploring "RV parks near me" in Lake Elsinore, California, and seeking a comprehensive and unbiased overview of your options? Pepper Tree RV Park, located at 32401 Stoneman St spc18, Lake Elsinore, CA 92530, USA, has received contrasting feedback from its residents online. This introduction aims to provide an objective assessment based on these reviews, highlighting both potential positives and significant negatives to help you make an informed decision.
Pepper Tree RV Park can be contacted at (951) 678-3133 or +1 951-678-3133 for inquiries about availability and other information. However, the starkly different experiences reported by residents warrant a careful examination of the park's environment, management, and overall living conditions before considering it as one of your "RV parks near me."
One long-term resident, who states they have lived at Pepper Tree RV Park for four years, offers a positive perspective, describing it as a place they "absolutely love." This resident highlights the park's quiet atmosphere and sense of safety, noting, "It's quiet and totally safe. Come 7 pm you don't hear anybody." This tranquility and perceived safety could be appealing to individuals seeking a peaceful and secure environment among "RV parks near me," especially those valuing a quiet nighttime setting.
However, this positive review also mentions a significant drawback: "I just wish we had amenities like other parks." This suggests that Pepper Tree RV Park may lack some of the common facilities or services typically found in other RV parks, such as recreational areas, organized activities, updated laundry facilities, or other conveniences. For those who prioritize amenities when choosing "RV parks near me," this limitation is an important consideration.
In stark contrast to this positive experience, another reviewer paints a deeply concerning picture of Pepper Tree RV Park, detailing a series of serious issues. This reviewer alleges an "illegal eviction attempt" by the management, stating that they "won in court with prejudice." This legal victory suggests that the management's actions were found to be unlawful, which raises significant questions about their adherence to tenant rights and legal procedures.
The reviewer further claims ongoing harassment related to money, despite a court agreement regarding their departure date and the return of their deposit. The expectation of having to pursue the deposit through small claims court indicates a lack of good faith and potentially unethical behavior on the part of the management. These allegations of illegal eviction attempts and financial harassment are serious red flags for anyone considering Pepper Tree RV Park as one of their "RV parks near me."
Adding to the negative portrayal, this reviewer describes a situation where they personally had to add gravel to their spot because the management had promised to do so but failed to follow through and did not reimburse them for the expense. This suggests a lack of reliability and potentially a disregard for commitments made to residents, which can lead to frustration and financial loss for those living in the park.
Even more concerning are the allegations regarding the safety and environment of the park. The reviewer states that "The park is full of drug addicts and one neighbor was trying to break into my trailer." Such serious claims of widespread drug activity and attempted break-ins paint a picture of an unsafe and potentially dangerous living environment. For anyone searching for "RV parks near me," safety and security are paramount, and these allegations should be taken with extreme caution.
The issue of noise pollution is also raised, with the reviewer stating, "They play music till 4 am." Excessive noise, especially late at night, can severely impact the quality of life for residents, disrupting sleep and creating a hostile living environment. This lack of enforcement regarding noise levels is another significant drawback.
Furthermore, the reviewer details a case of neglected maintenance that allegedly created a health hazard: "There's been bees and wasps at this old woman's trailer because a water leak told Chris about it last year and he still hasn't fixed it." This claim of a year-long unaddressed water leak leading to pest infestation indicates a severe lack of responsiveness to maintenance issues, potentially endangering the health and safety of residents. The accusation that "He is lazy and for some reason thinks he's above the law" further underscores a negative perception of the management's attitude and competence.
Finally, the reviewer alleges further illegal practices by the management, claiming they "Issues illegal 3 day notices to vacate even though California law is 30 days." Attempting to circumvent legal eviction procedures is a serious violation of tenant rights and demonstrates a disregard for the law. The reviewer also describes deceptive tactics related to the service of these illegal notices, alleging that the management lied about the service date and attempted to manipulate the legal process. These accusations paint a picture of a management that is not only negligent but also potentially engages in unlawful and unethical behavior.
Considering the platform category "RV parks near me," Pepper Tree RV Park offers the basic service of providing spaces for RVs. However, the starkly contrasting reviews present a complex and concerning picture. While one long-term resident appreciates the quiet and perceived safety (despite wishing for more amenities), another details a litany of serious issues including illegal eviction attempts, harassment, drug activity, noise problems, and severe maintenance neglect. These allegations raise significant concerns about the management's competence, ethical conduct, and the overall safety and quality of life within the park.

Pepper Tree RV Park Reviews
I've lived here for 4 years and absolutely love it here. It's quiet and totally safe. Come 7 pm you don't hear anybody, I just wish we had amenities like other parks.
Mar 09, 2025 · Theresa DeedsTried to illegally evict me. I won in court with prejudice. Meaning Chris is supposed to stop harassing me for money because he agreed to a date that I leave on and he’s supposed to return my deposit. I’m sure I’ll have to take him to small claims to get that money back. We added gravel to our spot because he was supposed to and never did and didn’t even pay us back for doing it. The park is full of drug addicts and one neighbor was trying to break into my trailer. They play music till 4 am. There’s been bees and wasps at this old woman’s trailer because a water leak told Chris about it last year and he still hasn’t fixed it. He is lazy and for some reason thinks he’s above the law. Issues illegal 3 day notices to vacate even though California law is 30 days. He lied and said he served us by a certain day well I have the envelope from days after that deadline was his brother mailed it out hoping we would miss court.

Feb 15, 2023 · Jeff “Torch” MONTOYAVery Run down. Manager would not open door. Space rent is over 650.00 a mounth. And spaces are very close together! Bunch of people all crowded around ! Trash dumpster was full and trash on grounds. But all the care was very nice and new within couple years.
Nov 20, 2017 · Helen LammonI just moved in Sunday. Friendly people in this park. They are adding more spaces for 2018. Leroy the manager is a nice person and friendly. He has gotten the San Diego Gas and Electric to provide discount rates for us who have disabilities.
