Peppertree Mobile Home Park Introduce
For those searching for "RV parks near me" in the Rialto, California area, Peppertree Mobile Home Park, situated at 2930 W Rialto Ave, Rialto, CA 92376, USA, is a mobile home park that may be of interest. Individuals seeking longer-term RV living options in this region might consider investigating its suitability. The park can be contacted at (909) 421-0500 or +1 909-421-0500 to inquire about their policies regarding RVs and any potential availability of spaces.
Peppertree Mobile Home Park is located on West Rialto Avenue in the city of Rialto. This location provides residents with access to various local amenities and services. Shopping centers, restaurants, and essential services are generally within a reasonable distance. The park's location also offers connections to transportation routes in the Rialto area, facilitating travel to neighboring cities and regions within the Inland Empire.
Publicly available reviews of Peppertree Mobile Home Park present significant concerns regarding the park's management and overall living environment. One reviewer expresses strong dissatisfaction, alleging that "the owner favors certain people that he is friends with." This accusation suggests potential inconsistencies in the enforcement of park rules and regulations, where some residents may receive preferential treatment over others. The specific example provided involves a resident whose trailer was allegedly not required to be moved like others, and whose dog continuously barks, causing disturbance to neighbors. The reviewer also claims that this neighbor never lets the dog outside or drains her sewer, resulting in foul odors affecting nearby properties, and that her yard and vehicles are filled with "junk and trash," indicating a potential lack of enforcement of community standards.
Adding to these concerns, the same reviewer alleges discriminatory behavior by the female manager, stating, "If your anything but Hispanic expect the female manager to cause you grief." This is a serious accusation of potential bias and unfair treatment based on ethnicity. The reviewer further claims that the manager is "NEVER in the office and never answers the phone," questioning the reliability of management accessibility despite posted business hours. This lack of availability could pose significant challenges for residents needing to address issues or seek assistance.
The review also contradicts a stated amenity, mentioning that while "there is on site security, cameras yes," there is "absolutely no on site security guard," despite residents allegedly paying a fee for this service. This discrepancy between advertised and actual services is a significant concern regarding transparency and the value received by residents.
Another review offers an even more alarming accusation, stating that "Management will cuss you out and vandalize your property if they don't like you." This is an extremely serious allegation of unprofessional and potentially illegal behavior by the park's management, suggesting a hostile and unsafe living environment for some residents. Such claims should be taken with extreme caution by anyone considering residing in Peppertree Mobile Home Park.
Considering the category "RV parks near me," the overwhelmingly negative feedback concerning the management of Peppertree Mobile Home Park raises significant red flags for prospective RV residents. While the physical location in Rialto may offer certain conveniences, the serious allegations of favoritism, discriminatory behavior, lack of management accessibility, discrepancies in advertised services, and even property vandalism paint a concerning picture of the living environment. Individuals seeking a peaceful and well-managed RV park should carefully consider these reviews.
For those who might still be considering Peppertree Mobile Home Park for long-term RV living, it is strongly advised to exercise extreme caution and conduct thorough due diligence. Contacting the management at (909) 421-0500 or +1 909-421-0500 to inquire about their policies on RVs, availability, and park rules is essential. However, given the nature of the public feedback, it would be prudent to seek additional information from sources beyond the park management. If possible, attempting to speak with current residents directly (outside of the park management's presence) could provide a more unbiased perspective on the actual living conditions and management practices.
Key questions to ask the management, in light of the reviews, should include:
- What are the specific rules and regulations regarding neighborly conduct, noise levels (especially concerning pets), and the maintenance of individual lots?
- What are the official procedures for addressing resident complaints and concerns regarding other residents or management actions?
- What are the security measures in place at the park, and are there any on-site security personnel?
- What are the posted business hours for the management office, and what is the typical response time for phone calls or emails?
- What are the policies regarding parking, including temporary parking for visitors?
- How are park rules and regulations enforced, and are there documented procedures for violations?
Given the serious nature of the allegations in the public reviews, potential RV residents should be prepared for the possibility of encountering the issues described. It would be wise to have alternative RV park options in the Rialto area readily available and to prioritize parks with more consistently positive feedback regarding their management and community environment. The negative reviews for Peppertree Mobile Home Park highlight the critical importance of thorough research and due diligence when selecting a long-term living situation, whether in a mobile home or an RV.
In conclusion, while Peppertree Mobile Home Park is located in Rialto, CA, the publicly available reviews raise significant concerns about the park's management practices, including allegations of favoritism, discriminatory behavior, lack of accessibility, discrepancies in services, and even property vandalism. For individuals searching for "RV parks near me," these serious allegations should be carefully considered and warrant thorough investigation and caution before making any decisions regarding residency.

Peppertree Mobile Home Park Reviews
The owner favors certain people that he is friends with, he doesn’t have her move her trailer like the rest have to and her dog CONTINUOUSLY BARKS SHE NEVER LETS IT OUTSIDE OR DRAINS HER SEWER AND IT SMELLS LIKE SEWER AND GOES IN OUR WINDOWS AND HER YARD IS HOARDED WITH JUNK AND TRASH AND HER VEHICLES ARE FULL OF JUNK AND TRASH ,If your anything but Hispanic expect the female manager to cause you grief. She is NEVER in the office and never answers the phone. Why even post business hours if you’re not going to commit to them? Also in the reviews… it says there is on site security, cameras yes, but good luck being able to get what you need if he even though we pay a fee for them, but there is absolutely no on site security guard.

Jan 06, 2025 · Beast ConquererI visited a friend here and was really impressed with the cleanliness of the park. They had parking and close by stores. It was quite and very much a home-like autmosper. I would definitely go back to visit again.
May 09, 2023 · Carole “Smiley” ChavezI moved out was living there 14 years was the worst PARK now got management looking a little better still ghetto it would be a nice PARK if the owners care about the park and residence All it needs tlc and money spent on it. I ever regret moving there was a true blessing to get out of there.
Apr 05, 2018 · Diane RobbinsCrackville... The manager is a tweaker and brings tweakers to empty trailers to get high and plot out robberies on innocent residents. When they do work on your place they break stuff even worst than it already was and they trespass through your yard without permission and check out what you have so they can have someone steal it later...
