Royal York Estates Introduce
Welcome to Royal York Estates, a mobile home park located at 2250 Chestnut St # 94 in San Bernardino, California. While our platform category focuses on "RV parks near me," it's important to provide a detailed and objective introduction to Royal York Estates as a residential mobile home community, based on the available customer reviews. These reviews offer a mixed perspective, highlighting both positive aspects and significant concerns that potential residents should consider.
One reviewer who moved into Royal York Estates about a year ago describes it as an "average" community, noting that it's "not too high class with endless rules and its not too low life – just average people." This suggests a community with a diverse range of residents and a more relaxed atmosphere regarding rules compared to some higher-end parks. The reviewer also praises the two maintenance men who live on-site, describing them as "very friendly" and trying "real hard to help keep everyone happy," adding that they are responsive to requests for repairs. The manager is also described as a "very sweet young lady" who strikes a "just enough balance between pleasant yet firm." These positive comments indicate a potentially friendly and responsive management and maintenance team.
However, the same reviewer points out several drawbacks. The presence of "speed bumps and no gate" means that people can drive in at will, which contributes to the park not being "real quiet some days." Despite this, the reviewer notes that "the people are pretty quite," with a number of families with "well behaved" kids. A significant concern raised is the daily presence of "alot of homeless people make the rounds looking in the dumpsters," leading to the necessity of securing personal belongings. This issue could raise concerns about safety and security for some residents.
Regarding amenities, another reviewer explicitly states, "There isnt any pool, cub house or playground." This lack of common recreational facilities might be a significant disadvantage for families with children or individuals seeking social and recreational opportunities within their community. The reviewer does mention "about 6 visiter parking evenly spread over the park and a dumpster at each one," which provides some convenience for guests and residents for waste disposal.
Another concern raised is the lack of adequate street lighting, with the reviewer stating, "Wish they had better street lighting you must use your own." Poor lighting can be a safety issue, especially at night, and the responsibility falling on residents to provide their own lighting is unusual and potentially inconvenient. On a more positive note, this reviewer mentions that their electricity costs so far are "not as bad as City Colton," suggesting a relative benefit in utility expenses.
A significant issue highlighted by one resident is the unenforced pet policy. This resident, who does not own pets, expresses regular irritation due to neighbors' pets using their yard as a place to relieve themselves, making "picin up the poop" a daily chore. The lack of enforcement of pet policies can lead to conflicts between residents and a decline in the cleanliness and shared spaces of the community. The reviewer does note that there is currently "no Barking," which might be a temporary situation or not a universal experience.
In stark contrast to the initial positive and balanced review, another reviewer describes Royal York Estates as a "Horrible place to live!" This reviewer claims that the manager is "isn't reliable" and is only at the office on the first of the month when residents pay rent. They allege that the management doesn't help with any issues and that residents "can't have nice stuff out cause everything get a stolen even your cans!" This paints a concerning picture of mismanagement and a lack of security within the community, directly contradicting the earlier positive remarks about the manager and the general safety (aside from the homeless presence).
Considering these diverse perspectives, Royal York Estates appears to be a community with both positive and negative attributes. The friendly maintenance staff and a manager described as sweet and balanced are definite pluses. The presence of families and a generally quiet atmosphere among residents are also noted. However, significant drawbacks include the lack of a gate and the resulting access for non-residents, the daily presence of homeless individuals looking through dumpsters, the absence of key amenities like a pool, clubhouse, and playground, potentially poor street lighting, an unenforced pet policy leading to cleanliness issues, and serious allegations of unreliable management and theft within the community.
Information regarding specific services beyond maintenance and waste disposal is limited. It is likely that basic utilities such as water, sewer, and electricity hookups are provided for each mobile home site. The mention of on-site maintenance suggests that residents have access to assistance with property upkeep.
No promotional information, such as discounts or special offers for new residents, is mentioned in the provided reviews. For local users interested in potential promotions or specific services offered at Royal York Estates, it is crucial to contact them directly at (909) 888-8583 or +1 909-888-8583. Direct inquiry will provide the most accurate and up-to-date information and allow prospective residents to ask specific questions about the community's policies, security measures, and management practices.
In conclusion, Royal York Estates in San Bernardino presents itself as an "average" mobile home community with some positive aspects like friendly maintenance and a seemingly approachable manager. However, potential residents must carefully consider the significant concerns raised, including the lack of security due to no gate, the presence of homeless individuals, the absence of common recreational amenities, potentially poor lighting, an unenforced pet policy, and serious allegations of unreliable management and theft. The starkly contrasting reviews highlight the importance of conducting thorough due diligence, including visiting the property if possible and speaking with current residents, before making a decision about moving to Royal York Estates. While it might offer an affordable option for some, the reported issues could be significant drawbacks for others seeking a more secure and amenity-rich living environment.
