Primrose Estates RV Park Introduce
If you are looking for "RV parks near me" in the Mesa, Arizona area, Primrose Estates RV Park, located at 2551 E McKellips Rd, Mesa, AZ 85213, USA, is an option to consider, although it appears to have both RV sites and a mobile home park section. You can contact them at (480) 282-6014 or via mobile at +1 480-282-6014 for inquiries. It's important to note that while the platform category is "RV parks near me," the information provided includes experiences from both RV and what seems to be mobile home sections of the property.
Based on the available customer reviews, experiences at Primrose Estates RV Park appear to be less than ideal for some visitors. One reviewer initially rated their experience with 3 stars, expressing a desire to be "really nice." However, their rating was subsequently lowered to 2 stars due to issues encountered during their stay. This reviewer reported a lack of visible management presence, stating, "Since here never seen a manager in person or anyone else of that matter. Poor communication." They described an instance where a manager unexpectedly appeared, taped their mailbox key to the door with a card, and then asked for a review, which the reviewer found inappropriate.
A significant negative aspect highlighted by this reviewer was the inadequate laundry facilities, noting "Only 1 washer and dryer in the whole park taking my coins plus doesnt work properly most of the time." This severely limited amenity would undoubtedly be a major inconvenience for both short-term and long-term RV or mobile home residents needing to do laundry.
Another reviewer, a travel nurse who stayed for three months, provided further insights into the park, particularly noting that due to the age of the park and the high season for snowbirds, it was one of the few available options at the time. This suggests that availability might be a factor driving some stays, rather than solely the park's desirability. This guest mentioned being placed in what they identified as the "heritage circle mobile home park part," indicating a potential distinction between RV and mobile home sections within the property.
This reviewer described the living situation as "definitely packed in next to each other," suggesting limited space between sites in at least the mobile home park area where they were located. On a more positive note, they found their neighbors to be "quiet for the most part," and the proximity to the canal was considered a "plus" as it provided a "nice walking path with our dog." This indicates a potential environmental benefit for those who enjoy walking or have pets, although it's unclear if this canal access is readily available to all parts of the property.
However, this three-month resident also reported several significant negatives. Echoing the first reviewer's laundry concerns, they stated, "there was no working washer/dryer the entire time we were there," which would be a substantial hardship for an extended stay. Additionally, they frequently experienced a "smell like sewage outside," which they suspected originated from a leak in one of the mobile homes, indicating a potential environmental or maintenance issue within the community. Finally, they noted the presence of "an entire pack of feral cats" leading to frequent "cat fights," which could be disruptive and a concern for those with pets or those sensitive to animal noise.
Based on their overall experience, the travel nurse concluded that "For the price point it is not worth staying here," suggesting that the cost did not align with the quality of the amenities and the living environment. They indicated a preference to "stay farther out of town" in the future, implying that other options in the broader Mesa area might offer better value or a more pleasant experience.
Considering these reviews, Primrose Estates RV Park appears to be a property with potential drawbacks. The lack of reliable laundry facilities, potential sewage odors, issues with feral cats, and a sense of being "packed in" are significant concerns raised by a long-term visitor. Additionally, the negative experience with management communication and responsiveness reported by another reviewer should be taken into account.
While the proximity to a canal might be an appealing feature for some, the overall environment and the functionality of essential amenities seem to be areas of concern based on recent experiences. The distinction between an RV park section and a mobile home park section might also mean that experiences vary depending on where a guest is located on the property.
For local users searching for "RV parks near me" in Mesa, Arizona, Primrose Estates RV Park might be an option that appears due to its listing, but the available reviews suggest caution. The lack of reliable laundry, potential environmental issues like sewage smells and feral cats, and concerns about management communication are significant factors to consider. It would be highly advisable for prospective guests to contact the park directly at (480) 282-6014 or +1 480-282-6014 to inquire about the current status of amenities, particularly the laundry facilities, and to get a clearer understanding of the layout and environment of both the RV and mobile home areas. Visiting the property in person, if possible, to assess the conditions and speak with current residents might also provide valuable insights before making a decision.

Primrose Estates RV Park Reviews
3 stars. I'm trying to be really nice.Since here never seen a manager in person or anyone else of that matter. Poor communication. Customer service stated that a manager would call me prior to coming. Manager just shows up and tape my mailbox key to the door with a card and had some nerve asking me to write a review. 3 now but looks like it may go down from here. Opps! I have to take it down to 2 stars. Only 1 washer and dryer in the whole park taking my coins plus doesnt work properly most of the time.
Feb 25, 2025 · Marke YosefI stayed here as a travel nurse for 3 months. Due to age and it being high season for snow birds this was the only RV park that we could find that was available. We ended up being placed in the heritage circle mobile home park part. You are definitely packed in next to each other. Neighbors were quiet for the most part, being on the canal was a plus for us because it was a nice walking path with our dog. The negatives: there was no working washer/dryer the entire time we were there, it often smelled like sewage outside (I believe from a leak in one of the mobile homes), and there was an entire pack of feral cats so frequently you would hear cat fights. For the price point it is not worth staying here, next time I would stay farther out of town.

Mar 01, 2025 · Brant WillettsLet's face it, it's a trailer park. However, with that in mind, it's in a nice area of Mesa. I grew up in Mesa and we would always refer to this area as the beginning of the "rich neighborhoods". The park itself is in good condition. The management has always been responsive and friendly. Compared to housing and apartment prices these days it's very affordable. I've never had to worry about crime. One of the canals runs up the backside of the park with a decent walking/jogging path. Overall, it's a nice place to live.
