Based on available customer reviews, it's important for prospective residents and RV travelers to be aware of certain concerns raised by individuals who have experience with Princetonian. These reviews provide insights into the park's conditions and management practices, which can be valuable for those considering this location.
One recurring theme in the feedback is related to the maintenance of the grounds. A reviewer noted "Very Low Maintenance in the Grounds," further stating that "The place is deteriorating! Some parts are nice but the Majority looks like a ghetto." This suggests a potential inconsistency in the upkeep of the park's common areas, with some areas appearing well-maintained while others may be in a state of disrepair. For individuals seeking aesthetically pleasing and consistently maintained "RV parks near me," this feedback warrants careful consideration.
Several comments highlight issues that arose following a change in ownership after Clayton Homes sold the property. One long-term resident who owned a manufactured home there for 13 years stated that the park "Steadily declined since Clayton Homes sold it. Multiple owners after. Poor treatment of residents." This indicates a potential trend of declining conditions and a negative perception of resident treatment under subsequent management.
Specific concerns were raised regarding the lack of grass cutting for residents, leading to an "always look unkept" appearance. This lack of basic landscaping maintenance can impact the overall environment and appeal of the park for both RV visitors and long-term residents. For those prioritizing well-maintained surroundings when searching for "RV parks near me," this is a significant point to note.
Another critical issue mentioned is a "terrible" flooding problem. Poor drainage and susceptibility to flooding can create significant inconvenience and potential damage for both RVs and mobile homes. In a region like South Florida, which is prone to heavy rainfall, effective water management is crucial for the comfort and safety of residents. The reported flooding issue is a serious concern that prospective residents should investigate further.
The reviews also allege a failure to adhere to local regulations regarding bulk garbage pickup. According to one reviewer, "They are required by law to arrange for bulk garbage pick up for residents & they do not. Miami Dade refuses to accept the bulk garbage. So residents resort to illegal dumping." This suggests potential non-compliance with waste management protocols, which can negatively impact the park's cleanliness and potentially lead to environmental and health concerns. For individuals looking for "RV parks near me" that prioritize responsible waste management, this is an important factor.
Security is another area of concern raised in the feedback. The reviewer mentioned, "And there is no security. There had been a problem with teenagers & thefts." A lack of security measures can compromise the safety and peace of mind of residents and visitors alike. For those prioritizing a secure environment when choosing an "RV park near me" or a long-term living situation, this is a significant consideration.
Furthermore, there are claims regarding the cost of living at Princetonian. The review states, "Lot rent is the highest in the area." Coupled with the reported decline in maintenance and services, a high lot rent could represent poor value for residents. Additionally, there was an allegation of an "illegally raised" rental amount with insufficient notice under previous ownership.
Significant infrastructure issues were also reported, including repeated sewer backups into a resident's home. The reviewer stated, "We had issues with sewer backing up into our house numerous times. Our insurance paid for the extensive repairs. The owners did not reimburse us for the deductible. The 1st time we went w/o working sewer for a week. The 2nd time the owners refused to fix the issue. We had to pay a plumber to snake & clear the sewer lines that was not on our lot." This highlights potential problems with the park's sewage system and a lack of responsiveness from management in addressing these critical issues. The reviewer further noted a lack of understanding from the manager regarding the landlord's responsibility for tree roots growing into sewer lines on an adjoining property.
Given these detailed and concerning reviews, prospective residents and RV travelers should exercise significant caution and conduct thorough due diligence before considering Princetonian. It is strongly recommended to visit the park in person, if possible, to assess the current conditions firsthand. Engaging in conversations with current residents can provide further valuable insights into the day-to-day living experience at Princetonian.
It would also be prudent to inquire directly with the park management regarding the specific issues raised in the reviews, such as the maintenance schedule, flooding mitigation measures, waste management protocols, security provisions, and the current lot rent and any associated fees. Understanding the management's response to these concerns and their plans for addressing them is crucial for making an informed decision.
For those searching for "RV parks near me" that offer a well-maintained environment, reliable services, and responsive management, the feedback regarding Princetonian suggests that further investigation and comparison with other options in the Homestead area are highly advisable. While the park's location in Homestead may offer certain conveniences, the reported issues raise significant concerns about the quality of living and the management's commitment to maintaining a satisfactory environment for its residents and visitors.
In conclusion, based on the available customer reviews, Princetonian in Homestead, FL, appears to have faced significant challenges related to maintenance, management, infrastructure, and potentially regulatory compliance. While the park is located in the Homestead area and can be contacted at the provided phone numbers, prospective residents and RV travelers should be aware of the reported issues and conduct thorough research before making any decisions. Exploring alternative "RV parks near me" in the Homestead area may be beneficial to ensure a more positive and hassle-free experience.

Very Low Maintenance in the Grounds, no Code enforcement. The place is deteriorating! Some parts are nice but the Majority looks like a ghetto.
Nov 14, 2023 · CRCOwned a manufactured home there for 13 years. Steadily declined since Clayton Homes sold it. Multiple owners after. Poor treatment of residents. They no longer cut the grass for residents so it always looks unkept. Flooding issue is terrible. They are required by law to arrange for bulk garbage pick up for residents & they do not. Miami Dade refuses to accept the bulk garbage. So residents resort to illegal dumping. And there is no security. There had been a problem with teenagers & thefts. Lot rent is the highest in the area. The rental amount was illegally raised a few years ago with one of the previous owners - higher rate than allowed with very little notice. We had issues with sewer backing up into our house numerous times. Our insurance paid for the extensive repairs. The owners did not reimburse us for the deductible. The 1st time we went w/o working sewer for a week. The 2nd time the owners refused to fix the issue. We had to pay a plumber to snake & clear the sewer lines that was not on our lot. The manager did not comprehend what the problem was or how it was the landlords issue. (tree roots growing into sewer lines on an adjoining property).
