All the homes are in need of gutting, from the roof to the insulation in the floor. I’ve lived out there long enough to see 3 owners. Only person made sure the parks were kept up was Ms. Kathy. Now there’s no maintenance, it takes 2 weeks to a month to get repairs, that’s if the owners in ((Utah)) feel like it should be repaired.“”When the now owners came in last year, immediately the rent went up. No walk through was done to checkout the upkeep just increased rent for inflation.”” Vineyard Management also own Country Manor and control the use of the tenants water. If you live there you won’t receive a bill from the water company. You will get a bill which was divided by number of occupied dwellings. So if you’re out of town for a month you still get a bill for $70-$100. Obviously all the things that are against the law is going on….Please do not waste your time or money. They(Vineyard Management) owns 3 trailer parks which all are on the verge of being ran in the ground. Google the name and you’ll see all the BAD reviews. If you want lies by all means apply. It’s residents with holes in the floor. Work orders are placed just not completed. I pray everyone in all parks get blessed beyond measure. - Michelle Prewitt

Quail Ridge Mobile Homes Introduce

For local residents in the Northport, Alabama area seeking information about residential communities, Quail Ridge Mobile Homes, located at 1801 Harper Rd, Northport, AL 35476, USA, presents itself as a local housing option. While our platform primarily focuses on "RV parks near me," it's important to acknowledge that mobile home parks can sometimes serve as a longer-term residential solution for individuals who might be considering extended stays in RV parks or those seeking a more permanent living arrangement within a community setting. Quail Ridge Mobile Homes can be contacted directly at (205) 710-2172 or via mobile at +1 205-710-2172 for inquiries.

The available customer reviews for Quail Ridge Mobile Homes paint a concerning picture of the community's current state and management. One detailed review expresses significant dissatisfaction, stating, "All the homes are in need of gutting, from the roof to the insulation in the floor." This suggests a potential issue with the overall condition and upkeep of the properties within the park, which could be a major concern for prospective residents seeking a comfortable and well-maintained living environment.

The same reviewer, claiming to have lived in the park for an extended period under three different owners, praised a previous manager, Ms. Kathy, for ensuring the parks were kept up. However, they report a significant decline in maintenance under the current ownership, stating, "Now there’s no maintenance, it takes 2 weeks to a month to get repairs, that’s if the owners in ((Utah)) feel like it should be repaired." This indicates a potential disconnect between the local management and the out-of-state owners, leading to slow or neglected repairs, which could severely impact the quality of life for residents.

Further criticism is directed towards the rent increases implemented by the current owners, Vineyard Management. The reviewer states, "When the now owners came in last year, immediately the rent went up. No walk through was done to checkout the upkeep just increased rent for inflation.” This suggests a lack of attention to the existing conditions of the homes when raising rental costs, which could be perceived as unfair to tenants dealing with poorly maintained properties.

A particularly concerning aspect raised in the review involves the water billing system. According to the reviewer, Vineyard Management, which also owns Country Manor, controls the water usage and billing for Quail Ridge tenants. Residents do not receive a bill from the water company directly. Instead, they receive a bill that is "divided by number of occupied dwellings," meaning that even if a resident is "out of town for a month," they still receive a substantial water bill, reportedly between $70 and $100. The reviewer explicitly states, "Obviously all the things that are against the law is going on…," suggesting potential illegal or unethical billing practices that prospective residents should be aware of and investigate.

The reviewer strongly advises against investing time or money in Quail Ridge Mobile Homes, stating that Vineyard Management "owns 3 trailer parks which all are on the verge of being ran in the ground." They also warn of potential "lies" and urge others to "Google the name and you’ll see all the BAD reviews." This collective negative sentiment from a long-term resident should be taken seriously by anyone considering moving into this community.

Adding to the concerns about the living conditions, the reviewer mentions "residents with holes in the floor" and reports that while "work orders are placed," they are "just not completed." This further emphasizes the issue of neglected maintenance and the potential for unsafe living conditions within some of the homes.

Another review provides a somewhat contrasting perspective from a long-term resident of 40 years, stating, "It is a good place to live but now you got bad kids coming over and breaking into trailers in broad daylight." This highlights a significant safety concern that has emerged more recently. The resident requests a "patrol car down here," emphasizing the severity of the situation and the potential threat to the security and well-being of the community. The fact that these issues are attributed to individuals coming "from across the fence" suggests a problem that might not be directly managed by the park itself but still impacts the residents' safety.

Considering these reviews, the environment of Quail Ridge Mobile Homes appears to be one where the physical conditions of the homes are deteriorating, maintenance is lacking, and safety has become a significant concern for long-term residents. The management, particularly Vineyard Management, is portrayed negatively, with accusations of unfair rent increases, questionable water billing practices, and a failure to address necessary repairs.

Information regarding specific services and features is limited but can be inferred from the negative feedback. The lack of timely maintenance suggests that essential services related to property upkeep are deficient. The centralized water billing system, controlled by the management, is a notable feature that has drawn strong criticism. It is unclear what other amenities, such as community areas or facilities, might be available, but the focus of the reviews is primarily on the negative aspects of housing conditions, maintenance, and safety.

For local users exploring the "RV parks near me" category for a longer-term stay, Quail Ridge Mobile Homes might seem like a potential option due to its residential nature. However, the overwhelmingly negative feedback regarding the living conditions, management practices, and safety concerns strongly suggests that this community may not provide a stable or satisfactory long-term housing solution. The issues raised, such as the poor state of the homes and the lack of maintenance, could directly impact the comfort and safety of any potential resident, including those who might consider living in an RV within the community (if permitted, which is not specified).

Given the severity of the accusations and the consistent negative themes in the reviews, no positive promotional information can be extracted. Instead, the objective assessment based on the available data strongly advises potential residents to exercise extreme caution and thoroughly investigate these concerns before considering Quail Ridge Mobile Homes as a place to live. Exploring alternative residential options in the Northport area would likely be prudent.

In conclusion, the customer reviews for Quail Ridge Mobile Homes in Northport, AL, paint a concerning picture of a community facing significant challenges related to the condition of the homes, lack of maintenance, questionable management practices, and emerging safety issues. Local users exploring housing options, including those who might be considering a longer-term stay in an "RV park near me" but are open to mobile home communities, should be aware of these serious concerns and conduct extensive due diligence before considering Quail Ridge Mobile Homes as a potential residence. The negative feedback suggests that this community may not offer a positive or stable living environment at this time.
