Rainier Villa Mobile Park Introduce
Are you currently searching for "RV parks near me" in the Spanaway, Washington area, or considering the possibility of residing in a mobile home community that offers a more budget-friendly living option? Rainier Villa Mobile Park, located at 19011 Pacific Ave S, Spanaway, WA 98387, USA, presents itself as such an option. Based on the available customer reviews, it appears to be a community undergoing transformation with both its challenges and its potential.
One reviewer describes Rainier Villa Mobile Park as a "Typical low-budget mobile home park," setting an expectation that while the essential basics are likely present, residents should not anticipate extensive amenities or a resort-style atmosphere. This reviewer explicitly notes the absence of a pool and suggests that the environment is not conducive to spontaneous neighborly gatherings like barbecues. Instead, they indicate that "most people keep to themselves," which might appeal to those who value privacy but could be a drawback for those seeking a more socially active community.
The same reviewer acknowledges that the park appears "run down," suggesting that the physical infrastructure and overall appearance may be in need of improvement. However, they also note that it is "fairly stable," which could be reassuring for those seeking a consistent and predictable living situation, even if it lacks aesthetic polish. The location offers some convenience, with a "gas station/mini mart across the street, and plenty of restaurants/fast food to be found," providing easy access to basic necessities and dining options. The reviewer concludes that the park "does fill a need for the area, however temporary that may be," implying it serves as an affordable housing option, potentially for those in transition or on a tighter budget, including individuals seeking long-term "RV parks near me" if such accommodations are available.
In contrast, a second, more detailed review offers a perspective of ongoing positive change and a strong endorsement of the current ownership and management. This reviewer describes the park as "A work in progress as far as ownership a man who has worked hard to reshape a place that a lot of people have in the past taken advantage of." This suggests that the park has faced challenges in the past but is now under the stewardship of an owner committed to improvement. The reviewer highlights the owner, Jim, for going "out his way for so many me personal," indicating a personal and helpful approach to residents' needs.
This reviewer also shares a personal anecdote about their son and his family living in a trailer in the park for four years while getting ahead, emphasizing that "the core of good people in the park have stayed." This suggests a resilient community with long-term residents who contribute positively to the environment. They also mention that issues with "Covid abusers" are being addressed, implying an effort to maintain community standards and address disruptive behavior.
A significant positive development highlighted in the second review is the arrival of "New helpful management." This aligns with the first reviewer's comment about stability and suggests a proactive approach to improving the living experience for residents. Furthermore, the reviewer notes that "Trailers have been remodeled to accommodate a room shared kitchen n home experience," indicating potential upgrades to the housing options within the park, which could enhance the quality of life for residents.
The second reviewer also points out a family-friendly aspect, stating, "There are children here and watched like a village experience," suggesting a close-knit community where residents look out for one another, particularly the children. This contradicts the first reviewer's observation about people keeping to themselves and indicates that there might be a segment of the community that fosters a more connected environment.
The reviewer expresses strong support for the owner's efforts, stating, "From knowing how hard Jim has worked to raise the level of living in this community and what he did for my family I’ve been helping with my time and profession so that those good people and Jim can have a good place to live." This personal investment underscores the positive impact the current ownership is having on at least some residents' lives and the community as a whole.
Finally, the second reviewer encourages prospective residents to "step aside the nay sayers meet Jim meet the people of his community and now people are working hard to help change the face of the park." This is a direct invitation to look beyond initial negative perceptions and witness the ongoing positive changes firsthand. They advocate that "people are working hard to help change the face of the park," suggesting a collective effort towards improvement.
Considering these two reviews, Rainier Villa Mobile Park appears to be an evolving community. While it may currently have a "run down" appearance and a generally private atmosphere for some, there is also evidence of dedicated ownership and management working to improve the living conditions and foster a positive environment. The presence of long-term residents and a sense of community among some suggests a degree of stability and neighborly support. The proximity to essential amenities like a gas station, mini mart, and fast food restaurants offers convenience.
For individuals searching for "RV parks near me" for a potentially long-term and budget-friendly option in Spanaway, Rainier Villa Mobile Park might be worth investigating further, especially given the reported improvements. Contacting the management at (253) 847-1506 or +1 253-847-1506 would be crucial to inquire about the availability of RV sites, the amenities offered to RV residents, the current condition of the park, and the management's vision for the future of the community. It would also be beneficial to ask about the sense of community and whether RVers are integrated into the neighborhood. Visiting the park in person could provide a firsthand impression of the environment and the progress of any ongoing improvements. By engaging directly with the management and potentially visiting the site, prospective residents or visitors can form their own informed opinion about whether Rainier Villa Mobile Park meets their needs and expectations for affordable living near Spanaway.

Jan 31, 2024 · christopher monsonDrug infested, the restroom was open but not even close to sanitary, when i spoke to the owner. Jim he said if you dont like it use someone elses bathroom and get the hell outta here
Dec 15, 2016 · katy duperromRent is very reasonable and the landlord has done an excellent job getting rid of the bad apples. The bathroom in the laundry room was really nice until some unwelcomed guests destroyed it. Its like a big family here and its getting better everyday.
Apr 19, 2017 · Alexis HawkThe park has high turn over due to horrible ownership. Personally witnessed him breaking into tenants property after evicting them. Thought it was a 30 day hold on their property not a 30 minute hold before it becomes yours. For the most part the established tenants are all good people the rest come and go. If you have the money for s good lawyer you could live here but why would you?
