Ranchero Estates Mobile Home Cmm Introduce
For local users exploring housing options in Kerrville, Texas, particularly those who may be considering mobile home living and searching within the broader category of "RV parks near me" (understanding that mobile home parks and RV parks serve different primary needs), Ranchero Estates Mobile Home Cmm located at 1322 Ranchero Rd, Kerrville, TX 78028, USA, warrants careful consideration. It is important to note that while this platform category is "RV parks near me," Ranchero Estates is a mobile home community, which typically involves longer-term residency and different infrastructure compared to a transient RV park. This introduction aims to provide an objective overview based on the limited online feedback available.
Based on the singular detailed review found online, the environment and management of Ranchero Estates Mobile Home Cmm appear to be areas that prospective residents should carefully evaluate. The review raises concerns about the conduct of the female manager, citing instances of perceived overreach in communication and responsibility assignment to residents. The specific examples provided include repeated questioning for information the resident claimed not to have, and an expectation for residents to act in a security capacity. Such experiences could indicate potential challenges in resident-management relations.
Furthermore, the review highlights a significant infrastructure issue related to the septic system. The claim that three homes were connected to a single septic tank, leading to backups and an attempt to charge the affected residents collectively for the repair, suggests potential inadequacies or mismanagement of essential utilities. This is a critical factor for anyone considering long-term residency, as reliable utility services are paramount. The resident's assertion that the lot rent of $500 should cover such infrastructure maintenance costs raises questions about the park's policies regarding utility responsibilities and maintenance.
Another serious concern raised in the review involves the handling of residency and potential evictions. The account of an eviction notice served seemingly due to the manager's disapproval of a grandson's activities (running outdoors in the morning and evening) is troubling. The reviewer also mentions being warned by former residents about a pattern of such evictions, suggesting potential instability or unpredictable management practices. This information is crucial for local users seeking a stable and long-term living situation.
Considering the limited positive feedback and the significant negative experiences detailed in the review, it is challenging to objectively describe positive "features" of Ranchero Estates Mobile Home Cmm based solely on this information. The review primarily highlights potential pitfalls related to management and infrastructure. For local users accustomed to the services and amenities typically associated with "RV parks near me" (which often include short-term hookups, communal recreation areas, and more transient-focused management), the experience at Ranchero Estates as described could be significantly different.
One of the questions posed by a potential future resident is, "What is the lot rent for a single wide mobile home?" This is a fundamental piece of information for anyone considering residing at Ranchero Estates. Unfortunately, the available review does not provide a definitive answer to this question. The previous resident mentioned paying $500 for the lot rent, but this was in the context of a specific situation and may not reflect the current or standard rate for a single wide mobile home. It is essential for prospective residents to obtain up-to-date and accurate information regarding lot rent and any associated fees directly from the management.
The second part of the inquiry is, "How do you get in contact with the leasing office?" The provided information does not include a direct phone number or email address for the leasing office of Ranchero Estates Mobile Home Cmm. Local users interested in obtaining information about lot rent, availability, park rules, and addressing the concerns raised in the review will need to actively seek out contact information. This might involve online searches for the park's website or other listings, or potentially visiting the location directly to inquire.
Given the serious nature of the issues raised in the available review, including allegations of unfair eviction practices, mismanagement of utilities, and challenging interactions with the manager, it is imperative for local users considering Ranchero Estates Mobile Home Cmm to conduct thorough due diligence. This should include attempting to contact the management to address the concerns raised, visiting the property to assess the environment and infrastructure firsthand, and if possible, speaking with current residents to gain a broader perspective on the community and its management.
There is no promotional information available for Ranchero Estates Mobile Home Cmm in the provided text. The existing feedback serves as a cautionary note rather than an advertisement. Local users who are accustomed to the often more service-oriented nature of "RV parks near me" should be aware that a mobile home park operates under a different model, typically involving longer-term leases and a different set of responsibilities for the residents. The negative experiences highlighted in the review suggest that prospective residents should be particularly diligent in understanding the terms of any lease agreement and the park's management policies.
In conclusion, based on the limited but concerning information available, Ranchero Estates Mobile Home Cmm at 1322 Ranchero Rd, Kerrville, TX, presents potential challenges for prospective residents. The review raises significant issues regarding management practices, infrastructure maintenance, and resident relations. Local users searching for housing, even within the broader category of "RV parks near me," should approach Ranchero Estates with caution and conduct thorough independent investigation to ascertain the current conditions, lot rental rates, and management policies. Obtaining direct contact with the leasing office is crucial to ask specific questions and address the serious concerns highlighted in the available feedback before making any decisions about residency.

Ranchero Estates Mobile Home Cmm Reviews
I was buying a mobile home there paid for about 10 years. Always having problems with the female manager I won’t put name. She would text me for information and if I’d say I didn’t know she’d continue on and ask me questions again. Finally I responded by telling her to hire a security because I was not her security. They had 3 homes hooked up to the septic tank and when it’d back up she tried charging us 3 to pay the bill. I finally told her that we pay 500 for the lot and that should be enough to cover the bill. She had issues with our grandson living with us and served us eviction notice out of nowhere. My grandson played football and every day morning n night he ran and that bothered her. We had 5-6 years left so I was warned that she did that all the time by others that left for same reason EVICTION. So don’t buy from any of all the their locations.
Jun 04, 2024 · Norma EscobedoWhat is the lot rent for a single wide mobile home and how do you get in contact with the leasing office?
Apr 03, 2025 · David RisnerI moved here a year, and a half ago the absolutely worst MHP! Their management person is the most unprofessional, rude person to deal with! Park is unkept, no maintenance person ever on property! Had a sewage backup problem a few months back, manager asked that I uncap to see if it was backed up, wouldn’t send a plumber for at least 3 days to fix the problem, and they turn around and send me a bill! So if considering moving here I would really give it a lot of thinking, for the $500 monthly space rent it’s not worth the headaches!
May 03, 2022 · Cynthia LuceroNo recent reviews. In pictures this place looks decent and inviting. All the old reviews make it seem horrible. Any new information? Is this a meth park, party park, quiet or peaceful, space rent?
