River Forest Manufactured Home Park Introduce
For individuals in Palisade, Colorado, exploring long-term housing options, including those who might initially search for "RV Parks Near Me" but are open to more permanent residential solutions, River Forest Manufactured Home Park presents itself as a community with both notable advantages and significant challenges. Located at 674 Brentwood Dr, Palisade, CO 81526, USA, this park primarily functions as a manufactured home community offering lots for residency. This introduction aims to provide a detailed and objective overview of River Forest Manufactured Home Park, encompassing its environment, the implications for services and features, and any discernible promotional aspects, drawing directly from available customer feedback.
The environment at River Forest Manufactured Home Park elicits a mixed response from residents. On one hand, its "location is fantastic," suggesting appealing surroundings, possibly including natural beauty or convenient access to local attractions in Palisade. One positive review enthusiastically states, "An absolute wonderful place to live and raise a child,we love it," indicating a deeply positive personal experience with the park's environment and community. This hints at a potentially quiet and family-friendly atmosphere that, under ideal circumstances, could be very desirable. However, a highly detailed review presents a contrasting and concerning picture of the park's physical upkeep, particularly since the property was sold in December. The "entrance as you drive in is infested with weeds and dead bushes and crumbled fencing," creating an unwelcoming first impression. Furthermore, "lots are very unkempt unless you just take care of your own," suggesting a lack of consistent park-wide maintenance. This discrepancy in lot upkeep can lead to a visually disparate environment where some areas are well-maintained by individual residents, while others detract from the overall aesthetic. The presence of "one dog that roams constantly and tons of stray cats allowed to keep roaming and having litters" also indicates issues with animal control and cleanliness, further impacting the perceived quality of the environment. The sentiment that "it's hard to take pride in a place when even the owners don't think it needs work" underscores the frustration experienced by some residents regarding the park's declining environmental standards.
Regarding services, the available information points to significant concerns with management and responsiveness. Initially, the park's screening process for residents, including "background check and they requested references," was viewed positively as it "told us they don't just rent to anyone." This suggests an intent to maintain a certain standard of community safety and quality. However, a critical review highlights a severe breakdown in services, particularly in relation to safety and property management. The presence of a "neighbor was an ex-convict and he threatened me one morning," and who was only "finally evicted after living here for years," indicates a failure in ongoing resident safety management, despite initial background checks. Communication with the current owners is also cited as problematic, with owners reportedly stating that the park "looks just the way it always has and they are not on site and do not have any interest in improving the care of the park." This suggests a distinct lack of management engagement and investment in the property, directly impacting the quality of services and maintenance. The fact that three lots have been sitting empty for months and are not being groomed to be "more desirable" for new renters also reflects a lack of proactive management in attracting new residents. The phone numbers for River Forest Manufactured Home Park are (970) 234-2116 and +1 970-234-2116, which prospective residents can use for inquiries, but it's crucial to approach with an awareness of the reported service and management issues.
The features of River Forest Manufactured Home Park are primarily defined by its long-term residential nature and its natural setting. A key feature is its excellent "location" in Palisade, suggesting proximity to local amenities, natural attractions, or a pleasant rural setting. For families, the positive review highlighting it as an "absolute wonderful place to live and raise a child" points to its potential as a family-friendly environment, possibly due to a quiet atmosphere and community feel among some residents. The screening process involving background checks and references, while ultimately not preventing issues in one instance, is a feature intended to curate the community. However, a significant feature that has deteriorated is the overall upkeep of the park, including "dead bushes and crumbled fencing" at the entrance, and "unkempt" empty lots. This suggests that while individual residents may maintain their own lots diligently, the communal areas lack consistent attention. The unaddressed issue of roaming dogs and stray cats also detracts from what could otherwise be a more pristine environment. While the park offers lots for manufactured homes, the current state of neglect in certain areas presents a stark contrast to the potential of its "fantastic location" and its aspiration to be a "beautiful little, quiet park."
From a promotional standpoint, River Forest Manufactured Home Park presents a duality. On one side, the enthusiastic endorsement of it being an "absolute wonderful place to live and raise a child" serves as powerful positive promotion, suggesting that for some, it delivers a highly satisfying living experience. The park's "fantastic location" is another strong promotional point that naturally attracts interest. However, the comprehensive negative review significantly undercuts any positive promotional efforts. The description of property neglect, unaddressed resident safety concerns, and management's perceived disinterest ("not on site and do not have any interest in improving the care of the park") acts as a strong deterrent. The difficulty in taking "pride in a place when even the owners don't think it needs work" directly impacts its ability to attract and retain residents. For those searching "RV Parks Near Me" with an eye towards a long-term manufactured home solution, this park's current state presents a clear cautionary tale. While it has the potential to be a desirable community due to its location and quiet nature, the reported issues with property management and maintenance are critical factors to consider. Prospective residents are strongly advised to conduct a thorough on-site visit and engage directly with current residents to gain a comprehensive understanding of the living conditions and management responsiveness before committing to a lease or purchase at River Forest Manufactured Home Park.

River Forest Manufactured Home Park Reviews
We signed a 2.5 year lease without seeing the unit or park first as it was 4 hours away. We had to have a background check and they requested references which is fine as it told us they don't just rent to anyone. However, after arriving here, our neighbor was an ex-convict and he threatened me one morning and was finally evicted after living here for years. Also, they asked our references how we treat our dogs and we aren't sure why, as there is one dog that roams constantly and tons of stray cats allowed to keep roaming and having litters. Additionally, the park owners we rented from sold the property this past December and it has been let go. The entrance as you drive in is infested with weeds and dead bushes and crumbled fencing and lots are very unkempt unless you just take care of your own. It's a shame as the location is fantastic and this could be such a beautiful little, quiet park. Communications with the owners state that it looks just the way it always has and they are not on site and do not have any interest in improving the care of the park. We keep up our lot and place and it's very discouraging as it's hard to take pride in a place when even the owners don't think it needs work. There are 3 lots sitting empty for months now and unless they are groomed and made to look more desirable, they will probably be sitting much longer.
