We have lived in River Paradise for almost 4 years. I love living here. It's very quiet and clean. My neighbors are great and everyone gets along well. There is a section near the pool that you can walk enjoy the river and take great pictures which is what I do. Deb is a gem, always there to help and understands any issues you may have. Coming from the Bay area we find the peace and quiet a definite plus. Come check it out you will be happy you did.

The property ie Lots are owned by Laguna Property Mgmt.Homes are privately owned & sold, but there are qualifications required by Laguna PM when purchasing a home because after purchase, there is a monthly space rent, which is a lot lower than most valley parks charge for lot rent. We are also billed for sewer, garbage, and water with our space rents.Nice place to live, neighbors are quiet, no where is perfect, you get an issue on occasion no matter where you live, but it is not your everyday or even regular occurance here, Neighbors are pleasant & many you only see on occasion to greet & inquire "hello", and "how have you & the family been?"I would say that River Paradise is a quiet place to live, with a good mixture of singles and families with/ without children and some seniors. Our manager & family live on-site and have been with River Paradise for more than 15 yrs. The owners and manager keep up the property, regularly resurfacing streets, cutting trees, and such. The community pool is open May - September, and residents have to be with non-resident guests to use it. There are lounges inside the fenced pool, and an area outside behind the office has umbrella covered tables and chairs for residents year round to lounge outside. The river runs behind the complex, and a fence separates the property from the upper area above the riverbank, with stairs to a short walk area above the river. Community locking mailboxes w parcel lockers are at several locations in the park for residents to get their USPS mail. And there are community get togethers for Thanksgiving, Xmas, and they have started a bingo nite. Activities scheduled by residents such as quilting & and sewing are scheduled for evenings after the office is closed & posted on office calendar & a monthly letter is dropped off to each home monthly with up comming events & other news reguarding the park.

I have walked the area at different times of the days and I have always felt safe. The residents seem friendly. If I had to live in mobile housing, this would be my first choice.
