Medford Estates is owned by Cal-Am and they don’t give a rats azz about their residents. If you are thinking about moving here “DON’T”! One mistake and they will evict you without remorse! Moving here was the worst thing I ever did. The pond is horrendous!

It is so much better to purchase a regular home when you don’t have Space rent each month, which keeps climbing every year with no cap. I would think twice before looking at a manufactured home park versus purchasing a new home.
Apr 15, 2025 · Art FoullonA well cared for family community. No trash, well maintained grounds and super on top of everything manager(Kari) and she’s very nice. Is a quite community but there’s a playground and the occasional kid on a scooter or someone doing their daily walk/run. There’s a mix of brand new homes and older single manufactured homes as well. Plenty of parking unlike other manufactured home communities I’ve visited(one of the reasons why everything looks neat and organized). You feel safe here and there’s plenty of nature around you to give you that peace and home sweet home feeling.

The girls in the office are very helpful, always with a great attitude. I love being in a neighborhood setting, all the neighbors are nice and help. I am a retired woman living alone. I need to feel safe. But the cost is hard, every year the property taxes has gone up also. So, on a fixed income it’s hard to make each month work. It’s usually the food and healthcare that suffers on a fixed budget. The maintenance always wave, too. Thanks for asking!
