Indian Bluff Mobile Home Park Introduce
For individuals in the Clackamas, Oregon area searching for "RV parks near me" with a focus on long-term stays or those considering the benefits of mobile home community living, Indian Bluff Mobile Home Park, located at 15000 SE 122nd Ave, Clackamas, OR 97015, USA, presents a long-standing community with a history dating back to at least 1988. Inquiries can be made by calling (503) 698-5544 or +1 503-698-5544.
The environment at Indian Bluff Mobile Home Park is described by one long-term resident (since 2008) as "a nice quiet place to live!" This suggests a generally peaceful atmosphere within the community, which can be a significant draw for those seeking a tranquil residential setting. The reviewer also notes that "most of the neighbors are pretty cool and take pride in the way there space looks!" indicating a community where residents care about their surroundings and potentially foster a positive neighborhood environment.
The same reviewer mentions that the park has a "wide variety of folks living here, from the elderly to middle age to many families," highlighting a diverse resident population. This diversity can contribute to a vibrant and inclusive community atmosphere. The reviewer also enjoys walking around the park for exercise, indicating that the layout is conducive to pedestrian activity. However, they express disappointment regarding an increase in vehicles speeding through the park over the years and the lack of action taken to address it, advising pedestrians to stick to the sidewalk and watch corners.
In contrast, another long-term resident, who has lived in the park since 1988, provides a historical perspective on the management and rent policies. They recall a period with stable, modest rent increases and included services like sewer, water, and garbage. However, they note a significant shift in management around seven years ago with the change to the "next generation of owner." Since then, they report a pattern of substantial rent increases ($30 per month more) tied to any updates or improvements made to the park.
Specifically, this long-term resident mentions a recent update to the recreation center. They point out that the rec center is often kept locked and has been difficult for residents to access, stating they have used it only once in their many years of living there. Despite the limited accessibility, residents have reportedly been informed of an additional $59 per month rent increase due to this improvement. The reviewer expresses frustration that residents bear the cost of these improvements without gaining equity in the property, especially given the challenges of securing loans for manufactured homes.
This long-term resident also raises concerns about the timing of these rent increases, particularly when the economy is perceived as struggling and the property owners are reportedly making a substantial annual income. They highlight the financial strain on residents living on social security and the lack of tangible benefits they receive from the rent hikes. This paints a picture of potential tension between the residents and the current management regarding the cost of living in the park and the value received for the increasing rent.
In terms of services and features, the reviews provide some insights. The mention of included sewer, water, and garbage service in the past suggests that these basic utilities are likely provided, although garbage service was discontinued at some point. The presence of a recreation center is noted, although its accessibility appears to be a point of contention for at least one resident. The park also has roadways for vehicle traffic and sidewalks for pedestrians. The positive review mentions residents taking pride in their spaces, suggesting that individual lots are maintained by the homeowners.
However, specific details about other potential amenities, such as laundry facilities, pet policies, guest parking, or on-site management offices, are not provided in the reviews. Similarly, information about the size and layout of the park, the types of mobile homes accommodated, or the availability of RV spaces for shorter or longer terms is not explicitly mentioned. Given the platform category "RV parks near me," it is possible that Indian Bluff Mobile Home Park does offer some accommodation for RVs, but this would need to be confirmed directly with the management.
Promotional information is not included in the provided reviews. Mobile home parks may occasionally offer incentives for new residents, such as reduced lot rental fees for an initial period or assistance with relocation costs. To inquire about any current promotions or the availability of mobile home lots or potential RV spaces, interested individuals should contact the park management directly at the provided phone numbers. When calling, it would be beneficial to ask about the current lot rental rates, the sizes of available lots, the terms of the lease agreement, the accessibility of the recreation center, and any specific rules or regulations of the community, including those related to vehicle speed limits within the park.
In conclusion, Indian Bluff Mobile Home Park in Clackamas, Oregon, appears to be a long-established community with a diverse resident population and a generally quiet atmosphere. Residents often take pride in their properties, contributing to a well-maintained appearance. However, potential residents should be aware of concerns raised by long-term residents regarding significant rent increases following park improvements, the limited accessibility of the recreation center, and issues with speeding vehicles within the park. While one reviewer praises the quiet environment and neighborliness, the other highlights potential financial strains and management practices. For those considering Indian Bluff Mobile Home Park as a potential long-term residence or an option within the "RV parks near me" category for an extended stay, direct communication with the management is crucial to obtain current and comprehensive information about the community, its amenities, and its policies.

Indian Bluff Mobile Home Park Reviews
I have lived here since 1988 when we moved in the rent was about $300 which included sewer and water and garbage. The rent would increase about $10 a year. Then they took away garbage service which was fine and we still only got small rent increases. About 7 years ago the next generation of owner took over and every time the do anything to update the park the raise the rent $30 a month more. This time they updated the rec center which they keep lock from the residence and since I have lived here I used it once because it is so difficult. Because of this they have informed us they are increasing our rent an additional $59 a month which is so they don’t have to pay for the improvements and they also get a big write off on their taxes and what do we get nothing no equity on the property and no bank will give anyone who has a manufactured home any loan on your house because isn’t considered a home. When the economy is so bad and the people who own this property they increase the rent when they make close a million dollars a year and we are living month to month on our social security.
Oct 07, 2024 · Sherri WallaceI've lived here since 2008 and So far its been a nice quiet place to live! Most of the neighbors are pretty cool and take pride in the way there space looks! Manager is always nice and listens to you. It has a wide variety of folks living here, from the elderly to middle age to many families, quit diverse! I love walking around the park for exercise, although vehicles speeding through here has increased over the years and I am quit disappointed that nothing has been done about it, so stick to the sidewalk and watch the corners. But overall I like it here!
Nov 02, 2020 · Cheyenne MarieThis a a very nice park snuggled into a community that makes it feel like a traditional home setting. Close to shopping and easy freeway access.
May 22, 2024 · John StilwellLived here for a bit. Was a nice, quiet place where they have certain standards for their yards and outside appearances. The neighbors were mostly older folks. One of which was very nosey and would report anything she saw or "thought" she saw. Overall a nice place if you're older but not great for younger crowds.
Aug 19, 2019 · Alex BowersLived there for 12 years. It was mostly good. I feel the lot rent is a bit to high!
