I do Restoration and Remodel of Homes, Mobile Homes, Condo's, and Hotels. I have spent 3 weeks at Shadowbrook mobile Home Park. I couldn't believe the rent prices, $1,000.00 monthly. That only includes lot rent. Ever since Covid in March 2020, they haven't opened up the clubhouse or the pool. The property that I'm working on had water damage due to several major leaks with the shameful job someone did in order for this brother and sister who are in there mid 70's. For a 14' wide by 70' long, they paid $55,000.00, and I'm here to tell you that this 1985 mobile home isn't worth 5 thousand dollars! These people who own Shadowbrook are honestly thieves. Are you exploring senior living options or perhaps looking at "RV parks near me" as you consider different residential possibilities in the Clackamas, Oregon area? Shadowbrook Mobile Home Park, located at 13640 SE Hwy 212, Clackamas, OR 97015, USA, is a manufactured home park catering to residents aged 55 and over. It's important to understand that mobile home parks typically involve residents owning their homes and leasing the land, which differs significantly from the short-term accommodations and amenities usually found in RV parks.

Based on recent customer reviews, Shadowbrook Mobile Home Park presents a complex and concerning picture for potential residents. One reviewer, who spent three weeks at the park while working on a property, expressed significant shock at the monthly lot rent of $1,000.00, noting that this fee only covers the land. This high cost is a crucial factor for anyone considering living in Shadowbrook, especially those on a fixed income.

Furthermore, this reviewer points out that since March 2020 (the onset of the COVID-19 pandemic), the clubhouse and pool facilities have remained closed. The continued closure of these amenities significantly reduces the value proposition for residents paying a substantial monthly lot rent. The reviewer also details a situation involving water damage to a resident's mobile home, alleging a "shameful job" in repairs and questioning the high purchase price ($55,000.00) of a 1985 mobile home, deeming it vastly overpriced. The reviewer concludes with a harsh assessment, labeling the owners of Shadowbrook as "honestly thieves," a serious accusation based on their observations and the financial implications for residents.

Another, more recent review from a long-term resident (six years) provides a more detailed but still critical perspective on Shadowbrook. This resident confirms the park's 55+ designation and its location on an "increasingly busy highway" adjacent to a small mall with only a "flimsy fence" separating the properties. This proximity to a busy road and commercial area could impact the tranquility and safety of the park.

The long-term resident echoes concerns about the management, stating that it has "not improved" over their six years living there. They report a limited on-site management presence (two hours a day, four days a week), leading to residents' issues being "not often if ever addressed." While they acknowledge a period with a helpful maintenance person and a seemingly improved pool and activities room under a previous "manager," they note that such improvements tend to be temporary due to frequent personnel changes in management.

The resident does mention a positive development: the repair of the road within the park, enhancing pedestrian safety. They also note that homes within Shadowbrook are generally "kept in excellent repair" by the residents themselves, indicating a level of pride in ownership among the community.

However, the long-term resident identifies three "serious issues" with Shadowbrook. Firstly, they reiterate that it is an "extremely expensive place to live," charging one of the highest monthly rates in the area with "rare improvements and increasingly fewer amenities," exacerbated by the continued closure of facilities post-COVID without any rent reduction offers. This reinforces the concern about the high cost of living relative to the services and amenities provided.

Secondly, the resident raises a significant safety concern regarding an area of the park situated near a "high precipice." They claim that homes in this area are within feet of the drop-off, posing a "grave danger" of homes potentially toppling over. This serious safety issue has allegedly not been adequately addressed by management, with the resident suggesting that the new policy of allowing management to rent the spaces in question further exacerbates the problem.

Thirdly, the park has only one entrance/exit, which opens directly onto the "increasingly busy highway." The resident states that no county or state agency seems willing to address the safety risks associated with entering and leaving the park, forcing residents to "risk their lives every time" they do so. This poses a significant daily hazard for the predominantly senior resident population.

The long-term resident concludes by expressing a sense of being "stuck" for many homeowners who purchased their (often non-moveable) homes in good faith. They believe that the potential for seniors on fixed incomes to live affordably in such parks is a "myth" due to the "greed of owners who do not live in our state and have no reason to improve our situation as long as the money is there for them." This paints a bleak picture of the living conditions and the perceived priorities of the park ownership.

Considering the platform category "RV parks near me," it is crucial to understand that Shadowbrook is a 55+ manufactured home park and not an RV park. It does not offer the short-term stays or typical RV amenities. The information gleaned from the reviews strongly suggests significant drawbacks for potential long-term residents as well, particularly concerning the high cost of living, limited amenities, management issues, and serious safety concerns related to the park's location and infrastructure.

For local users in Clackamas, Oregon, who might be exploring senior living options and come across Shadowbrook, a thorough and cautious approach is warranted. The high lot rent, coupled with the ongoing closure of key amenities and the reported management issues, makes it a potentially unfavorable choice for those seeking affordable and well-managed senior living. The serious safety concerns regarding the precipice and the dangerous highway access are additional critical factors that should not be overlooked.

Given the overwhelmingly negative aspects highlighted in the recent reviews, any promotional information provided by the park itself should be viewed with extreme caution and thoroughly verified. There is no indication of any current promotional offers in the provided reviews. Instead, the feedback focuses on the high costs and lack of value.

Prospective residents are strongly advised to contact the management at (888) 529-5633 or +1 888-529-5633 to inquire about current lot rents, any changes in amenity availability, and how the serious safety concerns raised by residents are being addressed. A physical visit to the park is absolutely essential to assess the conditions firsthand, particularly the areas near the precipice and the entrance/exit onto the highway. Speaking with current residents directly, if possible, would provide invaluable insights into the day-to-day living experience and the accuracy of the concerns raised in the online reviews. Due to the significant negative feedback, potential residents should proceed with extreme caution and consider all other available options for senior living in the Clackamas area before making any commitment to Shadowbrook Mobile Home Park.
