Rivercross Manufactured Home Community Introduce
For individuals in the Hamilton, Illinois area searching for "RV parks near me" who might also be considering long-term residential options such as mobile home parks, we present an overview of Rivercross Manufactured Home Community, located at 2090 Keokuk St, Hamilton, IL 62341, USA. It's important to note that the online reviews for Rivercross present a stark contrast in experiences, which potential residents should carefully consider.
One reviewer describes Rivercross Manufactured Home Community as an "outstanding park." This individual, a prospective tenant who had negative experiences with other parks, expressed pleasant surprise upon encountering the owners of Rivercross. They found the owners to be "really kind, friendly, and just fun to talk to." As a first-time renter, this reviewer had concerns based on negative stories about landlords but found the owners to be "nothing less than helpful every step of the way," from the initial tour to post-move-in repairs.
This positive review further highlights the park's upkeep, noting that it is "done really well, better than I'd ever expected." The reviewer also praised the responsiveness of individuals named David or Eric, who reportedly address issues "ASAP" to repair or replace problematic items. The reviewer emphasizes that the owners prioritize their tenants and focus on community improvement. Additionally, they found the prices for rent and the initial sign-on to be "more than fair" and highly recommend Rivercross.
However, a second review presents a drastically different and highly negative experience. This reviewer recounts a "horrible" experience with an individual named Dave Hunter. They allege handing over $1,000 for a security deposit and first month's rent for a trailer that was "infested with cockroaches" and had not been properly cleaned after previous occupants, described as "methed out workers." The reviewer claims that the microwave and stove were replaced, seemingly to conceal the infestation, but that food cabinets harbored baby cockroaches. This reviewer was initially promised a clean, new trailer within three weeks but was later told to get their money back because the management purportedly didn't believe they would earn enough to live there. The reviewer specifically advises against taking lot #46 due to a severe cockroach infestation with "trap doors in the floor" and debris in the shed. This review concludes by describing the experience as "very trashy" and "very unprofessional."
Given these two diametrically opposed accounts, it is challenging to provide a definitive assessment of the environment, services, and features of Rivercross Manufactured Home Community. The positive review paints a picture of kind, helpful owners, good upkeep, and a tenant-focused approach. In contrast, the negative review describes a severely unsanitary living condition, unprofessional management, and a potentially discriminatory situation.
Potential residents must weigh these conflicting experiences carefully. The positive review suggests a well-managed park where tenant needs are prioritized, and maintenance is handled efficiently. The negative review raises serious concerns about the cleanliness of at least one unit, the integrity of the management, and the overall living conditions in a specific part of the park.
Without further information, it is impossible to determine which of these experiences is more representative of the general conditions at Rivercross Manufactured Home Community. It is possible that the park has undergone changes in management or that the experiences vary significantly depending on the specific unit or location within the community.

- The responsiveness of the management to tenant concerns.
It would also be highly advisable to request a visit to the park and to inspect any potential living spaces thoroughly before committing to a lease or handing over any funds. During a visit, you can observe the overall upkeep of the community, the condition of the common areas, and potentially speak with current residents (if possible) to gain a broader perspective on their experiences.
Given the serious allegations in the negative review, prospective tenants should be particularly diligent in their inspection and questioning, specifically addressing concerns about pest control and the cleanliness of units. Requesting assurances and documentation regarding these aspects might be prudent.

Rivercross Manufactured Home Community Reviews
An outstanding park. I was hoping for the best and expecting the worst as a prospective tenant, because of the parks I'd seen before and how my fiance and I got jerked around by one before we even signed a lease before checking out Rivercross. However, I was pleasantly surprised by the owners being really kind, friendly, and just fun to talk to. As a first time renter, I had a lot of concerns about the whole thing because of the nightmare stories I've heard about with landlords, but they've been nothing less than helpful every step of the way from touring the lot to repairs after moving into the unit. Upkeep is done really well, better than I'd ever expected, and when there's an issue David or Eric are out there ASAP to assess the situation and repair or replace the thing causing issues as soon as they can do it. They really put their tenants at the top of their list of priorities, and the owners put an emphasis on improving the community around them. The prices are more than fair on rent and sign on. I couldn't recommend Rivercross enough.
Mar 14, 2025 · Marcy HumesMy experience with Dave Hunter was horrible. He had me hand over $1,000 for a security deposit and first months rent to a trailer that was infested with cockroaches and his quote "methed out workers" forgot to clean up before me and my son moved in. He went as far as replacing the infested microwave and stove so I wouldn't notice it but his worker that lives there for free, failed to get the food cabinets where baby roaches were hatched at and living in. Promised me a trailer in 3 weeks that was clean and brand new, then told me to just get my money back cuz he didn't think I'd make enough a month to live there. Don't take lot #46 cuz the roaches done took over with trap doors in the floor and foils in the shed he also forgot to pick up. Very trashy. Very unprofessional. ✌️👊
Mar 15, 2025 · Alex PriceI like living here. Been here over a year, excellent interchanges with the owners. Another reviewer mentioned that the roads were not cleared. That has not been my experience, in fact I usually know that it has snowed because the truck wakes me up clearing. Great place to live!
Nov 17, 2018 · Dawn MartinI have 2 daughters and sons-in'-law, and 6 grand children that live in this community. It is very well kept and the people are very friendly. This morning, I called the owner to see if he had an inventory of replacement doors for sale because one of my daughters is having problems with hers. He told me yes he did, then proceeded to tell me that he and his maintenance guy would go this afternoon and try to fix it for her free of charge. Now, he didn't HAVE to do this. He could have just sold me a door. That goes to show the kind of person he is. Kind, caring, compassionate.....I cannot express my gratitude enough to him. I hope you read this and know how truly grateful I am to you.Have a VERY Merry Christmas, sir, and a Happy and prosperous New Year.Be BlessedViola
