This Summer we had a chance to meet the couple that comes here every other summer, they are the ones that bring in their 5Th wheel and stay in that while they assess this mobile home court. When we talked to management we were told about all these great things they were going to improve on here this summer and they couldn't wait to see all these big improvements happen as well!! To start with for the folks that live in the front of the park, the Management will strongly suggest how our yards should look and what we can and can't have in our said yards or driveways! But, as we drive around this park and see all the stuff that the people living in front of the park are told Not to have in our yards or driveways it seems to be a double standard because those living in the middle to the back of the park can have things items, extra in there yards or driveways that those in front can't!! Management also told us they are going to be fixing all the roads & putting in New driveways & sidewalks throughout the park, what happened? There are plenty of driveways and sidewalks that are rotting away, and or will fill with water as well! The playground equipment really could use an overall! The office has a large area that could be a storm shelter or even rent out the room for parties! Some of the residents that have dogs never pick up their dog's poop so if you happen to be walking your dog or just walk by the yards that do have dogs it just really smells like dog Crap!!! Yuck-Peew!! So All in all it would be extraordinary to see management follow threw on the things they say they are going to get fixed or improve on throughout this mobile home community!! After all, they keep raising our rent every year, so why can't some of that money be invested back into our community?? - Shannon Berg

Riverside Mobile Home Park Introduce

Welcome to Riverside Mobile Home Park, located at 73 Charlotte St, Morristown, MN 55052, USA. For individuals seeking manufactured home living options within the "RV Parks Near Me" category, especially those looking for a long-term residential community, Riverside Mobile Home Park offers a distinctive setting in Morristown. This overview aims to provide an objective introduction to the park, drawing upon its location, typical services, and crucial insights from resident feedback.

Environment and Location

Morristown, Minnesota, is a small town nestled in Rice County, offering a charming rural environment with convenient access to larger urban centers. The area surrounding Riverside Mobile Home Park is characterized by:

  • Natural Surroundings: Morristown was founded around a grist mill business near a natural dam along the Cannon River. This historical context suggests a community with a connection to natural waterways, which often translates to scenic views and potential recreational opportunities. While the park's direct proximity to the Cannon River isn't explicitly stated, its name "Riverside" implies a close relationship with a body of water.
  • Small-Town Atmosphere: Morristown embodies a classic small-town environment, known for its agricultural base and local festivals. This can provide a quieter, more close-knit community feel compared to bustling cities.
  • Accessibility: Despite its rural setting, Morristown benefits from proximity to major roadways, leading to the Twin Cities and other parts of Minnesota. This balance allows residents to enjoy peaceful living while remaining connected to broader amenities and employment opportunities.
  • Local Amenities: The town offers essential utilities and local services, providing a foundation for convenient living.

A manufactured home park like Riverside Mobile Home Park in such a setting offers a unique residential experience. Residents can enjoy the tranquility of small-town life while having relatively easy access to larger regional offerings. The physical location at 73 Charlotte St suggests a residential integration within Morristown itself.

Services and Features

As a manufactured home community, Riverside Mobile Home Park would typically offer a range of services and features designed for long-term residents. While specific details should always be confirmed directly with park management (reachable at (507) 805-6655 or +1 507-805-6655), common provisions in such parks include:

  • Lot Rentals: The primary service is the rental of individual lots where residents place their manufactured homes. These lots typically come with utility hookups for water, sewer, and electricity.
  • Utility Connections: Residents are provided with connections to essential utilities. The review mentions "gas" and "electric" in other similar parks, implying these are standard expectations, and issues with consistent utility provision can be a significant concern for residents.
  • Community Infrastructure: This usually includes internal roads, lighting, and general maintenance of common areas within the park. The review specifically mentions "fixing all the roads & putting in New driveways & sidewalks throughout the park," indicating that infrastructure upkeep is an ongoing management responsibility and a key feature for residents.
  • On-Site Management: The presence of management is crucial for addressing resident concerns and maintaining the park. One review praises the "current managers and owners are awesome," suggesting positive experiences for some residents, while another expresses frustration with management's follow-through on promised improvements. This indicates varying resident experiences and highlights the importance of management's role.
  • Potential Amenities: The review mentions "The playground equipment really could use an overall!" and "The office has a large area that could be a storm shelter or even rent out the room for parties!" This implies the existence of a playground and an office building, which could serve as a community hub or storm shelter, providing potential amenities for residents. Under Minnesota law, manufactured home parks with ten or more homes are required to provide an approved storm shelter or evacuation plan, making the office's potential as a storm shelter a significant feature.

For potential residents, it is vital to clarify all services included in the lot rent, how utilities are billed, and the park's policies on maintenance and improvements. In Minnesota, manufactured home park owners have specific duties regarding the maintenance of park premises, utilities, and compliance with health regulations, as outlined in the Manufactured Home Parks Handbook by the Minnesota Attorney General's Office.

Promotional Information and Key Considerations

While specific current promotional offers for Riverside Mobile Home Park are not broadly publicized, manufactured home communities generally promote aspects like:

  • Affordable Homeownership: Manufactured homes often represent a more accessible path to homeownership compared to traditional stick-built homes, especially in terms of initial investment.
  • Community Living: Many parks emphasize a sense of community, where neighbors interact and share a common living environment. The contrasting reviews about management could reflect different perspectives on the community's overall atmosphere.
  • Location Benefits: The appeal of Morristown's small-town charm and access to the wider region can be a selling point.

However, it is crucial to address the detailed customer feedback provided, as it presents both positive and negative aspects that prospective residents should carefully consider:

  • Management Consistency and Communication: One review highlights a significant concern: "Management will strongly suggest how our yards should look and what we can and can't have in our said yards or driveways! But...it seems to be a double standard because those living in the middle to the back of the park can have things items, extra in there yards or driveways that those in front can't!!" This points to potential inconsistencies in rule enforcement and a perception of "double standards," which can be a source of frustration for residents. Clear and consistently enforced rules are essential for a harmonious community.
  • Maintenance of Infrastructure and Amenities: The same review critically notes, "Management also told us they are going to be fixing all the roads & putting in New driveways & sidewalks throughout the park, what happened? There are plenty of driveways and sidewalks that are rotting away, and or will fill with water as well!" This suggests a perceived lack of follow-through on promised improvements to essential park infrastructure. Similarly, the comment about "The playground equipment really could use an overall!" indicates that recreational amenities might be in need of attention.
  • Pet Waste Management: A common issue in many residential areas, the review mentions, "Some of the residents that have dogs never pick up their dog's poop so if you happen to be walking your dog or just walk by the yards that do have dogs it just really smells like dog Crap!!!" This highlights a potential challenge with pet owner responsibility and park cleanliness.
  • Rent Increases vs. Investment: The reviewer questions, "After all, they keep raising our rent every year, so why can't some of that money be invested back into our community??" This concern about annual rent increases without apparent corresponding investment back into park improvements is a significant point for residents and a common topic of discussion in manufactured home communities.
  • Positive Management Experience: In contrast, another review states, "I’ve lived on and off on this mobile home Court most of my life and the current managers and owners are awesome." This positive feedback suggests that some residents have had satisfactory experiences with the current management, indicating that experiences may vary.

For prospective residents considering Riverside Mobile Home Park, it is highly recommended to:

  • Visit the Park: Personally observe the condition of roads, driveways, common areas, and any amenities like the playground.
  • Speak with Current Residents: Engage with multiple residents to get a diverse range of perspectives on daily life, management responsiveness, and the enforcement of park rules.
  • Review Lease Agreements Thoroughly: Understand all terms, conditions, rules, and responsibilities, especially regarding yard maintenance, pet policies, and rent increase clauses. Minnesota law requires rental agreements to be in writing and specify terms, including services provided and rules.
  • Inquire About Future Improvement Plans: Ask management directly about plans for infrastructure repairs and amenity upgrades, and request a timeline if possible.

Riverside Mobile Home Park, as part of the "RV Parks Near Me" category, offers a permanent housing solution in Morristown, MN. While it provides the benefits of community living and a small-town environment, prospective residents should carefully weigh the varied feedback regarding management consistency, park maintenance, and the allocation of rental income to ensure it aligns with their expectations for a quality living experience.
