We were here visiting friends in February/March of 2020. At that time the park was decidedly "meh" in our opinion.We decided that we would give it a try ourselves this year (January 2024).I have to commend the new ownership and the staff. The difference in the place is remarkable! Yeah, there's still a train to deal with but it's not constant and I can get used to that without too much trouble.Obviously, if you're coming in here you know about the train in advance. So to me, while it does detract from the overall experience, we live with it. And yes, during heavy rain events, some properties do get saturated with water. As soon as the sun comes out though, they dry out fairly quickly. Florida is flat and surrounded by water so I'd expect that pretty much everywhere.What I have noticed, is the significant improvement in the overall appearance of the park, how neat and clean it looks, and the obvious lack of derelict/abandoned trailers that were there in 2020.It seems they've really made a conscious effort to clear those out of the park while the properties surrounding the older ones have been cleaned up and are much more neat and presentable.Add to that, the fun activities at the clubhouse such as bluegrass-jam night, karaoke night and other events hosted by many and it makes for a fun community.There's still work to do of course (I'd start with leveling out the properties that have low spots so that you don't get rain water pooling around your rig), but it's definitely going in the right direction. That and the train is why I gave it four stars out of five. Still... pretty good... And being located only 9 minutes from the ocean is a major reason for us why we chose this place.Great job by Jeannie, Jenny Wes and any other staff who've been involved.We will be returning for sure! - K Vaillancourt
